TENDER NOTICE
The New India Assurance Co. Ltd. intends to invite Tenders from the Bonafide contractors for
the proposed Interior of the 2nd Floor of company‟s Head Office at Mumbai
Total Estimated Cost of various works such as Furniture, Civil, Electrical etc. is Rs. 1.985
Crores with completion period of 160 days. The work shall be executed as per specifications &
supervision of our Consulting Architects M/s NORMAN - GADGILL Architects. Tel 2411 1818
Tender documents ie “ Technical & Price Bids ” for the above can be collected during office
hours on week days from the Estate Dept. 6th Floor, Head Office, 87 M G Rd, Mumbai -1. Tel No
022-2270 8502 OR can be downloaded from company‟s website www.newindia.co.in. from
25/03/2015. The cost of tender document is Rs.2000 /-(non refundable) .The participants will have to
give a separate DD of a Nationalized/Scheduled drawn in favour of The New India Assurance Co. ln
case tender is downloaded' from Website DD of Nationalized/Schedule Bank of Rs.2000 is to be
submitted along with Tender Submission. This DD is to be given separately & NOT with the sealed
Tender document.
Entire Tender document is to be submitted in separate envelopes in sealed form in the following
manner : Envelope no 1 – Technical Bid, Envelope no 2 – Price Bid, Envelope no 3 - DD - drawn on
Nationalized / Scheduled bank for Rs 3,97,000.oo drawn in favour of The New India Assurance Co.

Tender documents should reach the office of Chief Manager ( Estate ) - The New India Assurance
Co. Estate Dept. 6th Floor, M G Rd, Fort, Mumbai – 400 001 by 03.00 p.m. on or before 13th
April, 2015. Tenders shall be opened on the same day at 4.00pm or other date will be declared then.
Pre-bid meeting will be held on 7th April 2015 at 4:00 pm.
Contractor should meet the following criteria to be considered eligible for the “Technical Bids”

NIA Co. / Architect reserves the right to reject or accept any tender without clarifying the
reasons thereof.

NIA Co. reserves right to award the tender either in full or in part if required.

Period of Contract to be of 90 days. Successful Contractor shall be required to confirm the
date of commencement while accepting the work order. Any delay beyond this contract
period of 75 days shall attract a penalty of Rs. 5000 /- per week

Only 3 bills shall be entertained for this contract. Thus payment shall be made in form of first
bill / RA bill 1, Interim bill / RA bill 2 & Final bill only.

EMD of the successful tenderer shall be held by the NIA Co as „Security deposit‟ and shall be
refunded upon successful completion of the said work. 10% percent of the amount out of
every above mentioned bill shall be retained by the NIA Co, as interest free retention money
& shall be refunded to the contractor six months after the total completion of the work & final
bill certified by the architect, provided there are no complaints about the quality or the
working of the items. This period of six months shall be treated as „ defect liability period „ and
any defect noticed during this period will be rectified by the contractor at his own cost.

TDS / Work Contract Tax / all other taxes as applicable shall be deducted from every bill

No advance shall be paid to the Successful Contractor for procuring the material.

Successful tenderer will have to accept the tendered work within seven days failing which it
will be treated as „Not interested‟ and NIA will have the right for further proper action

Successful tenderer will have to sign an agreement with the NIA Co within seven days of
receiving intimation from the NIA Co / Architect and commence the said work within three
days after the signing

Contractor awarded the said work shall not assign / sublet any portion of or full work to other
contractor / sub contractor without the permission of the NIA Co.

IMP : Contractor awarded the work shall give a PERT chart to the Architect on the very day of
commencement of the work.

minimum work at the site and wherever absolutely necessary & essential.

Contractor shall immediately bring to the notice of the Architect „discrepancy‟ if any, noticed in
the drawing during the actual execution failing which it shall be treated as wrong execution.

No alteration of work on site shall be permitted without the approval from the Architect & NIA
Co‟s deputed representative.

NIA Co / Architect reserves the right to make some alterations in some items if required
due to site conditions.

Contractor shall be responsible for the behavior of the workers.

NIA Co or the Architect is not responsible to any injury to the workers nor liable to 3 rd party
during the course of work. Contractor should have valid insurance cover for his workmen /
representative / equipments etc. as per statute or otherwise.

Any damage caused to the property / premises shall be repaired by the Contractor at his own
cost.

Site must be kept clean throughout & cleared of debris & premises cleaned up within two days
from the date of completion at his own cost. Any Local authority charges arising due to the
above shall be paid by contractor

Contractor agrees to submit detailed explanation on quality, rates, make or any such thing if
the NIA Co or Architect desires so.

Contractor awarded the work shall take the measurements jointly with the NIA Co‟s official as
well as the Architect or their representative.

Quantities mentioned in the BOQ are liable to modifications per site requirements. Contractor
shall show the aggregate value of the tender for such items totaled

Any dispute arising regarding execution of the work or settlement of the bill if not resolved
shall be referred for „ Arbitration‟ to a retired Judge of the respected court or to a person
recommended by Institute of Architects / Engineers

Contractor shall submit to the NIA Co, Challan for every item

IMP : Successful Contractor shall first get the sample/s of all material approved from the
Architect & shall then procure the entire approved material required - in the very first week of
commencing the work. Subsequently, the contractor shall deposit with the Architect samples
of all materials used in the project.
Architect will not approve the First bill / RA bill 1 unless the above is complied with.

TERMS AND CONDITIONS
A) METAL CONDUITS :
All conduits pipes shall confirm to IS 9537 PART II 1981. Metal conduits shall be ERW black
enameled 20mm / 25mm as the case may be depending upon the number of wires permitted as
table – I. The conduits shall be fixed to walls / ceiling with M S saddles and spacers at an interval
of 1 meter and on either side of bends.
All conduit accessories shall be 16 gauge & bends shall be of inspection type. All bends,
couplers, threaded portion etc. shall be painted anti-corrosive paint. Bends in the pipes shall be
done with bending hickies.
All pipes shall be cleaned for sharp burrs. Switch boxes shall be of GI 16G/14G. The switch box
shall be concealed as per site requirement & as per Architect‟s/ Consultant‟s Instructions. Point
shall be controlled with 5A switch or directly from DB as specified in schedule of quantities.
Where plate type switches are not specified the switch board shall have 3mm thick hylum sheet
on which switches ahll be mounted.
The wiring shall be carried out with multi stranded PVC insulated copper wires of 1.5 sq mm 2nos
(phase & neutral) & 2.5sq mm (earth). In all cases the earth shall be of green colour and neutral
shall be black colour. All wires used shall be of 660 v grade. The point wiring shall be inclusive
of circuit wiring from DB to the switch board unless otherwise stated in schedule of quantities.
The circuit wiring shall be with 3 nos of 2.5 sq mm PVC insulated multi stranded copper
conductors colour coded as detailed above. The rate shall also be inclusive of any chasing as
directed by the Architect / Consultant / Client‟s engineer to conceal the drops and finishing the
same.
In case of group control directly from DB, the primary point shall be from DB to the first point and
secondary point from first point to the next point looped. The point shall terminate into the 3
plate-ceiling rose.
While laying the conduits in the slab before casting the slab, all drops shall be laid accurately to
fall in position of switchboard. Junction boxes shall be sand filled. All joints shall be airtight.
Conduits shall be fastened to the re-enforcement properly so that the conduits do not get
dislocated while casting the slab. All conduits shall have 18 swg fish wire.
B) PVC CONDUITS :
The PVC conduit shall confirm to latest IS standards and shall be of medium gauge. The
conduits shall be joined with PVC adhesive at joints. The conduits shall be fixed to wall / ceilings
with GI, spaces and saddles at an interval of 60 cms & on either side of bends. The number of
wires drawn in the conduits shall be as per table 1. The point wiring shall be controlled as in (a)
above. The wiring shall be one with 2nos. of 1.5 sq m (Phase & Neutral) & 2.5 sq mm (earth)
PVC insulated, copper conductors, multi-stranded and colour coded with green as earth and
black neutral.
The circuit wiring shall be with 3 nos of 2.5 sq mm PVC insulated, copper conductors, multi

C) CASING CAPPING / TRUNK AND TRUNKING :
PVC casing shall be fixed to wooden partitions by means of screws spaced not more than 60 cms
apart. Holes for fixing the PVC capping shall be done by drilling machine only and these holes
shall be plugged with PVC plugs or grips to which the screws shall be fastened. No less than 1
inch PVC mounted with partitions or surface mounted or concealed mounted as per site
requirements and as directed. The wiring shall be carried out as described in (a) and (b) above.
This wiring shall not be done for concealed wiring & wiring over the false ceiling work.
D) DISTRIBUTION BOARDS :
These shall be of sheet metal and standard design with copper bus bars. The board shall be
fixed at accessible heights. The board shall be solidly fixed to walls / partitions, concealed or
open as directed. All connections inside the DB shall be neatly arranged and tied with PVC
strings. The MCB‟s shall be of 9KA for fault level. The DB shall be suitable earthed. Legend
shall be written on DB with paint for identification of DB & circuits.
E) CABLES :
Cables shall confirm to IS 1554-1976. Cables shall be heavy duty, armoured, PVC insulated &
PVC sheathed 1.1 KV grade aluminum or copper. Cable shall be fixed with G I spacers &
saddles at an interval of 45 cms and on every side of bends. The bending radii of cables shall be
as per manufacturers instructions and in no case it shall be less than 12 times the overall
diameter of the cable. Cable shall be so installed that they are not subject to mechanical
damage. If there is a bend in the cable enclosed in a conduit, care has to be taken to prevent
undo compression of insulation. This applies also to the top of vertical runs of longer than 5
meters where there could be compression caused by the weight of unsupported vertical cables.
Cables may rest without fixing in horizontal runs or ducts or trunkings. The cables run in cable
trays shall be fixed with cable ties at intervals of not more than 30 cms. No joint in the cable shall
be permitted unless the cable exceeds the standard drum length. Joints if so necessary shall be
located in accessible position. Termination of the cables shall be done with heavy duty copper /
Aluminum lugs and brass cable glands.
Cables laid underground shall be to a minimum depth of 750 mm. It shall be ensured that cables
laid underground are free of waterlines etc. The trenches shall be at least 30 cms wide & filled
with 10 cms thick layer of dry sand on which the cable shall be laid. Further, 10 cms thick sand
layer shall be put on the cable over which a brick layer shall be kept. The trench shall then be
back filled with soft earth, rammed & consolidated to original level. Cable route indicators shall
be laid at intervals of 20 metres and at all change in directions.
For cables laid on walls aluminum tags shall be fixed showing the size of the cable and the feeder
number of the cable. These tags shall be at each ends and at least one or two places at
intermediate positions.
The mode of measurement of cables shall be as follows :
i) For top entry of the cable, the measurement shall be taken up to the bottom of the switchgear.
ii) For bottom entry of the cable, the measurement shall be taken up to the top of that switch
board. No wastage shall be allowed for measurements.
F) SWITCH FUSE UNITS :
Switch fuse units shall be of sheet metal or iron clad with HRC fuses as described in schedule of
quantities. The unit shall be of robust construction of standard specified make, design to
withstand adverse working conditions. It shall have quick break type mechanism with ON & OFF
position indicators of the operating handle. The switch shall be interlocked so that the unit cannot
be opened. Manufacturer‟s instructions shall be followed for installation of switch fuse units. The
switch shall be solidly earthed. The switch shall be mounted on walls on angle iron support
grouted to wall. The supports shall be treated for rust treatment & painted with 2 coats of

synthetic enamel paint. The height of the switch board shall be such that it is accessible for
operation & maintenance.
G) INSTALLATION OF ELCECTRIC FITTINGS :
All interior fittings shall be fixed with down rods or on round blocks as stated in schedule of
quantities. The down rods shall be 20mm dia. And 1.6mm wall thickness of ERW black
enameled MS. The down rod shall be fixed with ball and socket joints check nuts etc. Special
fixtures like spot lights etc. shall be fixed to false ceiling as per manufacturer‟s recommendations.
The fittings shall be connected with 3 core 0.5 sqmm flexible copper cord / cable from ceiling rose
and suitable earthed.
