Park Ridge Estates Homeowner’s Association President: Stacy McCormick Vice President: Nicole Massouras Secretary: Chelle Ingraffia This letter is confirm that on May 7, 2015 at 7:00 pm at McHenry Savings Bank located at 353 Bank Drive, McHenry, IL, a meeting was held to obtain a new HOA board for Park Ridge Estates and to increase the annual assessment. The goals of the new board members are as follows: -Front entrance landscaping: clean up, remove weeds, mulch, trim bushes and trees, plant new perennials, and remove dead evergreen trees. Hire the services of a reliable mowing service to maintain the front footage of the subdivision. -Replace sign posts and paint front entrance sign. -Enforce the covenants particularly no parking of campers, boats, snowmobiles, tractors, construction or landscaping equipment, motor homes, trailers, jet skis, utility trailers or any other recreation equipment in driveways or yards. Said vehicles must be kept in garage or in an offsite storage facility. Lawn areas next to the garage or home shall not be used for parking or storage of any type of vehicle or trailers. The board understands that a resident may need up to 3 days to park a trailer or camper to prepare for a trip and that is fine, but more than 3 days will require permission from the board. -Set up a website for the HOA allowing residents to access recorded HOA documents and provide contact information for board members and property management firm. The website is currently being prepared, but the website address is www.parkridgeestateshoa.weebly.com. -Hire the services of a property management company. At the meeting, Jon Dickson from Factotum Property Management presented his firm’s services, which the new board has hired to manage the HOA. The Board has signed a one year contract with a 45 day trial period. Factotum will provide the following services for $10 per house per year for the HOA Board: -prepare an annual budget -obtain bids for landscaping and lawn mowing services -obtain bids to repair and paint the front entrance sign -communicate with homeowners as needed -prepare paid assessment letters for closing at a fee of $25 per letter -obtain insurance appropriate for the subdivision and the board members -enforce covenant violations -mail, collect, and deposit homeowner assessment payments -prepare an annual report for the HOA -pay all approved expenses on behalf of the HOA -handle collections of delinquent association dues -set up necessary bank accounts -assist in bringing the Not for Profit Corporation to a current and active status VOTING RESULTS: On May 7th, a total of 36 votes were cast. We needed 21 votes to reach a 10% quorum. Stacy McCormick, Nicole Massouras, Chelle Ingraffia, Curt Pepe, and Mike Etten (write in) were the candidates. Each voter could vote for up to 3 candidates. Stacy McCormick received 35 votes Nicole Massouras received 33 votes Chelle Ingraffia received 28 votes Mike Etten received 6 votes Curt Pepe received 2 votes At 8:00 pm the following individuals were voted to the HOA board: Stacy McCormick – 3 year term Nicole Massouras – 2 year term Chelle Ingraffia – 1 year term Also on the ballot was a referendum to increase the yearly assessment from $30 per year to $45 per year. The results of the referendum: 32 homes voted YES to increase the fee to $45. Said fee will be reviewed annually based on the HOA’s upcoming expenses. 4 homes voted NO to increase the fee and to keep it at the current amount of $30. The HOA has not collected dues in two years and our current bank account has $603 remaining. The Board will act upon any requests for fences, decks, pools, or sheds as required by the City of McHenry to receive a permit. Please contact Factotum if you should have any need to address a violation of the covenants. Also, contact Factotum directly if you need a paid assessment letter for closing on your property. This letter will be provided at a cost of $25.00 for the resident and will include a copy of the covenants for the new owner. The new board would like to thank everyone who was able to make it the meeting. We are all very anxious to clean up the front of the subdivision entrance and make it presentable again.
