HOA BOARD ELECTION
COMMUNITY FOOD DRIVE
New Board Announced
Great Job Eagle Crest!
Elections for the new HOA Board took place at the
Annual Meeting on Tuesday, January 13, 2015.
Turnout was very low, however enough votes were
collected to achieve a quorum. Prior to the election
results announcement, all candidates were allowed to
answer questions from the audience. Topics discussed
included possible staggering of terms, and how to keep
meetings civil and on track. Mr. Griffin spoke about
issues in the works and what he sees as concerns for
the coming year.
Thanks Eagle Crest Ranch! The food drive held
Saturday, January 10 and Tuesday, January 13, 2015
netted over 700 pounds of food for the IMPACT food
bank. The Community Service and Development Team
made two runs through the neighborhood on
Saturday, and collected donations at their booth at the
Annual HOA Meeting. Many homeowners were very
generous with their donations.
Three Board members from last year were re-elected:
Martin Bembers, Lloyd Griffin, and Joe Pate. Joining
them will be two new members: Cassandra Hunt and
Georganne Lippert.
Congratulations to our new Board. They are already
hard at work. Community input is extremely
important, so it is requested that homeowners with
questions or concerns attend the monthly HOA
meetings. Alternately, the Board may be contacted by

This food drive was very important to the success of
the food bank. After the holidays supplies run low and
donations from the public are often fewer.
The Team will be working with IMPACT to sponsor
another food drive later this year when food stores run
low. Let’s try for 800 pounds next time!
REMINDER...
When Planning Construction...
3.1.2 of the CC&Rs states:
“No improvement shall be constructed or installed
on any lot without the prior written approval of the
Architectural Committee. No addition, alteration,
repair, change or other work which in any way alters
the exterior appearance, including but without
limitation, the exterior color scheme, of any lot, or the
improvements located thereon, from their
appearance...shall be made or done without prior
written approval of the Architectural Committee.”
Remember, this includes plants in front of the house
and any plant taller than your wall in the back. Forms

It is requested that when submitting forms please
make them as detailed as possible and easy to read.

Unsafe Driving & Parking Practices Reported
More owners are reporting concerns about racing motorcycles, speeding
cars and more. These are HUGE safety concerns. Please don’t speed when
you are driving in the community.
Our community is a family-oriented community. That means kids
playing, people walking in the neighborhood, etc.
Please remember that the Governing Documents of your HOA
DO NOT allow owners and/or residents to park their vehicles
on the street. This is a chronic problem in our community and
we need everyone’s cooperation in solving the problem. Th e
streets are not wide enough to allow for passage of fire trucks when there
are multitudes of vehicles on the street. Don’t put your neighborhood in
possible danger; park your vehicles on the driveway or in your garage.
Also, more and more owners and/or residents are parking on the streets
facing against the flow of traffic. This causes another safety issue for
pedestrians and other vehicles. Please ask your visitors to park with the
flow of traffic. And residents, you need to park your vehicles on the
driveway or in the garage. Thanks!

A LOT of trees in the community are severely overgrown and negatively
impacting on neighboring lots. Owners are reminded that you must keep
all trees, bushes, and vegetation trimmed well back from a neighboring
Lot and at least (8’) eight feet above any street or sidewalk. Numerous
letters went out in the mail this week to owners notifying them of the need
to trim their trees. According to local landscape experts regularly
rimming your trees has many benefits: 1) it will keep your tree(s) healthy,
2) lower the chances that your tree could be blown over in a bad wind/
monsoon storm causing damage to yours or your neighbor’s home that
might cost thousands to repair, and 3) tree left to grow up against a home
damage the exterior of the home and, given enough time, could cause rot
and insect infestation.
The HOA’s goal is to encourage owners to keep up with the maintenance
of their homes and landscaping. It is never the desire of the HOA to send
out violation and hearing notices, but the HOA must do so to protect the
safety and property values within the community for all Owners. What’s
the best case scenario? All o w ners w o rk to geth er a nd k eep
their properties well maintained and violation and hearing notices never
have to be sent. Help us reach our goal!
Owners who fail to keep their trees, bushes and vegetation trimmed well
back from neighboring Lots or the public sidewalks and streets will be
receiving letters from the HOA. Failure to comply will result in scheduling
hearings with the Board and owners could face fines and additional
penalties until they bring their Lots into compliance.

RUMMAGE SALE
Fundraiser To Be Held
Get Ready to Rummage! The Community Service and
Development Team announces it will hold a
Rummage Sale at the Park on Saturday, April 18, 2015.
This event will be a fundraiser for the Team, which
receives very limited funds from the HOA budget and
relies heavily on donations. Proceeds will be applied to
future events such as the Spring Picnic, Movie Night in
the Park, and a Fall Festival, to name a few.
So clean out those closets and if you find some items
you don’t want anymore , consider donating your
goods to the rummage sale. The Team will come to
your door to pick up any items, from one to a roomful.
All you need to do is email them at
[email protected] and let them know what you
have. Smaller items may be donated and picked up any
time from now until the day before the sale.
Arrangements will be made to pick up larger items
closer to the sale date.
Please note: they cannot accept items that do not
work, or are broken, torn or stained clothing, or used
bed pillows or mattresses.

The HOA Board is still looking for volunteers to
serve on committees. Exciting things will be
happening this year, but the Board can’t do it alone.
Everyone is welcome and no experience is needed, just
a desire to help make Eagle Crest an even greater place
to live. If you would like to volunteer your talents and
a few hours of your time please contact any Board

ANOTHER WORD...
Dogs, Dogs, Dogs
Some homeowners/residents are allowing their pets
to run loose at the park off leash. This poses a
potential safety concern for the other humans and pets
using the park. You may think your dog would never
do anything wrong or attack another dog or person,
but you can’t be sure. Not everyone is fond of dogs;
they are scared by them. Please be mindful of these
possibilities and ALWAYS keep your dog leashed when
in the Eagle Crest Ranch community (including the
community park!). A number of owners in the
community have reported to the management
company and the Board that there are chronic abusers
of this regulation.

Ordinance Number 050510-ACC
Dogs Not Permitted at Large:
A. No dog is permitted to be at large at any time, and
no person in charge of any dog shall permit such
dog in a public park or upon any public school
property unless the dog is physically restrained by
a leash, enclosed in a cage or similar enclosure or
is being exhibited or trained at a recognized
kennel club event, public school or park sponsored
event. This section shall not apply to municipal
dog park.

Section3.12 Animals: “...a dog, cat or other pet
capable of being walked on a leash may be permitted
to leave an Owner’s Lot without being confined if such
animal is kept at all times on a leash not to exceed (6”)
six feet in length…”
