is situated in sunny Nasserein,
just a 500-metre ski across the fields
down to the Nassereinbahn. The
apartments are surrounded by alpine
meadows with easterly views over
the fields towards St Jakob, southerly
views over the Rosanna river to
Rendl and the village in the West – a
dramatic sunset aspect.
The free ski bus (No. 4) also passes in
front of the apartments and a shuttle
bus is planned to run guests to and
from the Nassereinbahn. From the
Nassereinbahn, experts can access
340km of serious runs and some of
the best off-piste in the world whilst
families and beginners will feel
equally at home in the sunshine on
the nursery slopes.

Schneider and acolytes of the Alrberg
technique, today St Anton offers
340km of pistes, not to mention over
55km of off-piste, attracting ski and
snowboarding enthusiasts from all
over the globe.

of the most advanced skiers and
boarders with one of the steepest
runs in the world from the top of the
final stage of the Valluga cable car
into Zürs.

eading Austrian hospitality designer, Köck & Bachler, has been
commissioned to create the internal space throughout the
aparthotel, from the luxurious swimming pool area and brasserie to
each individual apartment suite.
With a track record of working for the most exclusive hotels in
Austria, their brief is to blend class-leading modern design with
regional alpine tradition and deliver a cosmopolitan style with
fixtures and fittings you would see in the finest Austrian hotels.
Floor to ceiling triple-glazed windows and doors flood the interiors
with natural light and there is flexible living accommodation to
maximise space - with sofa beds in the living rooms and two
bathrooms to ensure maximum privacy.
The apartments are fully furnished with a choice of alpine design
schemes. Each interior style will stay true to alpine chalet chic,
whilst incorporating either modern or traditional accents to suit
individual taste. These themes are characterised by rustic wood,
high pile rugs and sumptuous fabrics reminiscent of an Aspen ski
lodge. Sleek Hans Grohe bathrooms will be fitted with a choice of
Italian tiles, while Miele kitchens will be standard throughout.
We have thought of everything you could possibly need to
make moving in as smooth as possible including flat screen TV,
wardrobes, bed linen, curtains, cutlery and crockery. All fittings and

S
t Anton may be famous for its
skiing, but that is not all that is
on offer here. Tobogganing is one of
the most popular winter activities and
the epic 4km sled run from Gampen
to Nasserein is floodlit at night with
toboggans available for hire for free

t Anton is almost as famous for
its après-ski as for its skiing.
The somewhat notorious Mooserwirt
may take some credit for this and
portrays the very essence of Austrian
après-ski, complete with dancing
in ski boots and the finest oompah
music. For more refined tastes, there
is the Hospiz Alm in St Christof with its
famous wine cellar.
Over the last decade, several
boutique restaurants have cropped
up offering world class gastronomic
delights. The resort also packs plenty

Finance
K
ristall Spaces provides a professional, bi-lingual finance
service for our customers. Austrian banks will fund up to 60%
of the purchase price and can usually lend up to a period of 25
years. Variable interest rates are currently at around 2% and one
year or five year fixed rate mortgages are also available. If you take
a mortgage the fees add up to roughly 4% of the value of the loan.
These comprise a bank set up fee of around 2%, a notary fee of
0.5% for registering the mortgage and dealing with the bank and a
1.2% mortgage registration fee.
Purchase Costs
T
he purchase costs when buying a Kristall Spaces property are
typically 7.6% of the gross purchase price. The buyer must
pay notary fees after the contract of sale has been signed and the
notary has sent off all the papers to obtain the foreigner purchase
permit. Fees are calculated as follows: Purchase Tax Stamp Duty
3.5% of the gross price; entry into Land Registry 1.1% of the gross
price; Notary fees 3% of gross purchase price plus VAT; court costs
and administration fees approx. 150 euros. Please note we don’t
charge agent’s fees which can typically be 3% of the gross purchase
price plus VAT.
