Executive Summary
This year, Clareity Consulting has reviewed the top fifteen real estate mobile applications for residential
real estate in Apple’s App Store and Google’s Play app store, tracking twenty-one basic features and
noting additional features and qualitative aspects of the apps. Clareity has used more reviewers this
year to examine the apps than in previous years, covering more demographics and experience levels.
As the go-to in-depth technology consultants for the real estate industry, Clareity Consulting monitors
what it takes to be competitive in a wide range of technologies. Our MLS, association, and brokerage
clients use MLS systems, transaction and document management systems, public records, broker
systems, web sites, mobile apps and other technologies, and Clareity covers and evaluates all of them
Clareity also evaluates the competitiveness and marketability of new products for software and
technology clients. Mobile apps have become increasingly important in the real estate industry since our
2010 and 2012 reports on the subject.
Many of our clients report that mobile search, including installed “apps,” makes up a much larger
segment of how consumers search for listings online. In 2012, our report quoted Zillow’s CEO Spencer
Rascoff’s dramatic announcement: "Last quarter, more homes were viewed on mobile (devices) for
Zillow than on the Web."1 In 2015, Jeremy Wacksman, who leads mobile strategy for Zillow, provided an
even more dramatic assessment: "Two-thirds of Zillow's traffic is now on phone,"2 and if you try to use
the website on your mobile device, you will see a full-screen ad to get you to download the site's app. By
2012 most of the major sites had invested in both iOS and Android apps. In 2015, all but one of the most
popular sites (the New York Times) has a unified iOS and Android development effort, where the app is
substantially similar on both platforms.
In Clareity’s 2012 report, the race for the “best” mobile app for consumers was between Realtor.com,
Zillow, and Trulia. While those of us in the industry know that the Realtor.com app still has the most
accurate content from the MLS, the consumer may not be as aware of that, and are more appreciative
of the Zillow and Trulia interfaces and additional content, including listings from other sources. In 2015
some of the other apps have overtaken Realtor.com in our rankings, including HAR and brokerage apps.
The apps fielded by the national brands are better than they were in 2012, but still are not competitive
with the leaders.

For the majority of apps, Clareity’s ratings were in alignment with consumer ratings from the app stores.
For some apps, Clareity’s ratings were lower than those in the app stores (i.e. Realtor.com, Redfin, Keller
Williams, Movoto, and BHHS), which we believe probably stems from our looking more rigorously at
more apps than a typical consumer might. There is some mystery around the consumer ratings –
compare, for example, Smarter Agent and BHHS. BHHS uses a licensed version of the Smarter Agent app
without too much augmentation; however, consumers rate the BHHS app substantially higher than the
Smarter Agent app, especially in Apple’s app store. Our HAR rating is out of sync with the app store
ratings because we are rating HAR’s brand new iOS app, which has not yet gotten significant ratings
from consumers.

However, just having more features did not always correlate with a higher overall rating. While a very
low-featured app would be unlikely to be rated among the best by Clareity, overall user experience
(UX), including being fast and bug-free, was a better predictor of a high-rated app.

This is a great app with an easy-to-use and powerful search. The amount of information crammed into a
sleek and highly intuitive app is really impressive. A key user experience differentiator between this (and
Trulia) and many of the lower rated apps is how easy it is to view nice, large pictures from the map
before diving into the listing details. Having the large photo and basic listing information display below
the map when the user clicks on mapped listings is a huge plus; other apps commonly show only a tiny
photo in the "balloon" when clicking on the map icon. Then there's plenty of detail - not just about the
listing but fast access to price history, neighborhood info, mortgage, typical home expenses, nearby
schools, and similar homes for sale. The Zillow app allows the user to upload private photos and notes. It
also allows the user to easily save a listing as a favorite and to share the home via email, Facebook, or
other means. Users can also set up notifications of new and changed matches to search criteria and set
different types of notification methods (sounds, lights, or vibrate). Some of the other companies’ apps
left Clareity’s reviewers wanting to go back to the company’s main website, but this is one where
reviewers actually favored the app experience.

This easy-to-use app allows quick access to the listing, including large photos and much additional
information. The map search is powerful; users can draw a custom area on the map to return search
results from that area. Reviewers also appreciated the extensive map layers showing neighborhood and
quality-of-life data, such as crime, schools, and amenities; superimposing these layers on the listings.
The menus controlling all this detail are clear and easily navigable. Details on individual properties are
not full dumps from the MLS, but contain the most needed information. The app offers several alerting
options - for nearby new homes nearby, new home matches for saved searches, and price or status
changes for new home matches. The brand new capability for consumers to create Pinterest-like
“boards” of properties and share them with friends is a great innovation. What brought some of the
reviewer ratings down is that the app is ad-heavy, with agent ads on some screens and an inescapable
“Free Gift” promotion at the end of the mandatory intro/usage screens. All in all though, our reviewers
found the Trulia app smooth and easy-to use, and would gladly use the app in their own home searches.

The Realtor.com app was a rung below its counterparts from Zillow and Trulia, as rated by both app
store users and Clareity. The app gives a bad first impression by displaying outdated start screen icons.
However, the app has a powerful feature allowing users to draw their own search areas on the map, and
reviewers appreciated the options to view the search results as a list, map, or photo view. Also, this app
lets you see listing details like room dimensions, which can help narrow search results when deciding
which listing to visit. There were some significant software glitches Clareity found when using the app;
there was one in which defining a map area with a “pin” to search for homes or schools resulted in an
error message that “boundary information [was] not available.” Some app store users also reported
technical problems and slow speed. Despite the legendary comprehensive data Realtor.com has to
offer, the fit and finish of the app is lacking; nonetheless, the app is almost as feature-complete as its
peers – if you know where to look.

This best-of-breed broker app features big images that display with price/bed/baths basic property
information, both when clicking from the map icons and when reviewing properties in list view. It’s easy
to review many properties in one sitting without getting tired of the app. Users can expand the basic
information into a more detailed view easily, and neighborhood information such as a Walk Score®,
“public facts” and school information is available in detail view. The extensive property history (listing,
de-listing, and sold information) is unique and interesting. The app lets you save your own pictures and
take notes on each listing. Agent ads are present, but not as obtrusive as other apps’; a little more
obtrusive is the proliferation of “call to action” items on each listing. Redfin offers relevant functionality
in a very palatable package.

Century 21 is a Smarter Agent app licensee. One of the common “Smarter Agent genes” is extremely
slow load times. On the Century 21 Android app, testers reported load times for basic property searches
of 10 seconds or more; consumers are a patient lot, but they may wonder whether the app is “broken.”
Century 21 did do a nice job re-skinning the app, including making saved searches and saved listings
easily available on the home screen, and it does have a “drawing” map search feature. There’s
neighborhood information, though what one easily sees in other apps can be found only by navigating
to “Explore Area” → “Stats”. One tester who searched in her own area doubted that the “Explore Area”
pictures were actually from her neighborhood. “Nearby” searches, which you would expect to be map
searches, simply returns a list of properties. The thumbnail photos are small, as are the ones displayed
on listing detail pages. The only way to see the larger photos is to click on the ones displayed on the
detail pages. This is a below-average app, and one would hope that a major brand could do better.

After installation, the RE/MAX app asks for an agent code; you can proceed without it, but it seems as if
you are expected to have it. The app provides a very basic map and criteria based search. In search
results, both map and list views, the images are very small and hard to see. On the property detail
pages one cannot view all of the details (like room sizes) and there’s no neighborhood or additional
information, such as previous sales information or nearby comparable listings. The app lets you save
both searches and listings and view them from “My RE/MAX,” but there doesn’t seem to be a way to set
or change alerts for changes. Reviewers did find, as the app store reviewers noted, that pictures fail to
load much of the time in the detail view. Also, many listings seem to be presented by the agent
“undefined undefined.” This is a short review because there’s not much to talk about here. We hope
that in the future this major brand takes the mobile user more seriously.

The Keller Williams home screen is visually unexciting, with monotone greyscale buttons. These buttons
are huge, and on a phone one has to swipe sideways to two additional screens to see all the main menu
items. As with RE/MAX, you are asked for an agent code; as with RE/MAX, you can proceed without it,
but it is obvious that you are expected to have it. The property search works well, and thumbnail
pictures are bigger than some other apps, but still not as large and useful as the leading apps, even on
the listing detail screen. Unless you view the pictures in full screen/slide-show mode, they are too small.
Paging through long lists of properties is cumbersome; some kind of indexing or sorting would be
helpful. There’s a unique map feature: “Point to Show,” which populates the map with properties
where you tap your finger, but other apps have more elegant ways of doing this, e.g., by displaying
listings as you pan the map. The app does have a map “draw” search. It doesn’t have much in the way
of content outside of the listing content. This is an average franchise app and could be improved.

Sign-up for this app is mandatory. This is great for CB’s data mining efforts but not so great for the
casual consumer. What the app doesn’t tell you is that you get penalized if you don’t sign in – pre-signin, 44 listings in Minneapolis; post-sign-in, 1071 listings. The initial search screen is very busy, with
brightly colored images whizzing in and out while you try to type into the fields; it’s very distracting.
Map search isn’t really a map search that adjusts as you move the map or lets you draw a shape to
search in – it’s just a plotting of search results on a map. More interesting is the ability to do a thumbsup/thumbs-down on individual features for a property; this is useful for sharing with people you invite
to view your results and for the agent whose code you’ve entered. The photo preview on the map is
exceptionally tiny, but the image displayed on the listing detail is nice and large. The app doesn’t provide
much in the way of property details though, and neighborhood information is slim, seeming more like a
web page trying the “stuff” keywords for a search engine, as illustrated below. This is an average
franchise app and could be improved. Perhaps it is more useful if you have an agent with whom you can
engage in collaborative search.

The Homes.com app provided an “average” experience – not top tier, but not bad either. The map
search updates as you pan on the map, or you can enter a location and add advanced criteria. On the
map, pop up images were bigger than some apps but not as large as top tier apps. Images were nice and
large on the list view, though ideally one could slide through multiple photos per listing before clicking
into the listing detail. The listing detail page is a little light on listing detail – there’s no way to toggle to
view that information either, and there’s no neighborhood information provided. Evaluators liked the
value history chart on each listing page, though we wondered why the current AVM value was not
displayed. Evaluators also liked the alerts on saved searches and saved listing updates. This app is lightly
monetized; there are occasional annoying “find an agent” promotions. Recently, travel time to each
listing from a user-specified location was added as a feature. Overall, this is a decent app.

The brand new iOS app version that Clareity was given access to and which will be launched in the app
store very soon is a massive update to what has been available previously. The new app is amazingly
robust. In fact, it may be too difficult for some while the new interface is being perfected, but the app
has extensive features both for consumers and agents. The only significant functional gap is in the area
of client collaboration; parts of it are there, but it is still a work in progress. Otherwise, this app has an
easy-to-use search for listings, rentals, timeshares, and open houses. It allows users to search by general
geographic area and drill down to the city level, and filter not only by the usual property characteristics,
but also by various popular amenities. Results include nice big pictures and great content including
extensive MLS information, previous sales information, a mortgage calculator, expansive school and
neighborhood information, INRIX drive-time search and commute time display, and more. Users can
favorite and easily share one or more listings with friends or their agent, and there’s a built-in robust
showing scheduling tool. This was a very good app when reviewed back in 2012, but in 2015 it manages
to be the “most improved” app.

First impressions are important, and while the HAR Android app is a decent one, it needs a bit of an
update to be more like the iOS app HAR is releasing. Reviewers consistently struggled with the
appearance of the full-page menu on the start screen when comparing it to other apps that provide
immediate functionality. Some app store reviewers described crashing and inconsistent results which
Clareity could not replicate, other than one button on the Property Details page that perpetually said
“Loading….” Our reviewers liked the advanced search and appreciated all the listing information
available, and how it was broken into subsections. Logging and saving searches allows system to send
you email updates about new search matches. On the negative side, the pictures were small throughout
the system, and there was no neighborhood information or other interesting features like similar listings
that have been sold or similar listings nearby. But, one thing can’t be beat: this is the app fielded by the
MLS itself and it has all the most accurate and timely listing information.

This is a case where Clareity’s opinion of the app diverged very strongly from that of the users. What
Clareity saw as a lack of features and options, some users saw as simplicity and ease of use. It makes
sense with Movoto’s tag line: “Real Estate Made Easy”. We appreciated the ease of use too, but the best
apps manage to do both at the same time. Some reviewers found the Movoto app to be very slow at
times, with occasional timeouts requiring a restart. Search filters are rudimentary: beds, baths, and
price, with no advanced options. There is no way to refine your search further. Photographs are small,
with no way to display them full-screen. The app displays a small subset of fields, along with a price
history, nearby homes and nearby schools, and it allows you to review comparable sold homes on a
separate screen from the listing. The app also allows users to take notes on each home if they are
logged in. This isn’t a bad app, and we could conceivably recommend it for those with a minimal amount
of computer skills for its ease of use, but we can’t rate it very highly overall.

Zip Realty’s app has a well-organized, and has a smart-looking home screen with two-color graphics. The
tutorial swipes at the beginning are well worth reading. The app is very interactive, with interactive map
and draw-a-search features , with school boundaries and schools displayed as map layers. The pictures
are small on the map dialog, but nicely sized on the property detail pages. AVMs for properties are
displayed from three sources: SmartZip, HomeGain, and eppraisal. The "advanced" search doesn't go
very far beyond beds/baths/price, except for REO options. There is also limited neighborhood
information – just school and Walk Score®. Overall this is a pretty good app, but not quite in the same
league with the top players.

The first thing you see when you open the Smarter Agent app is an enormous matrix of black-and-white
icons crammed in all together -- there's even a second page of icons that didn't fit on the first page. Load
time, both for the app and for the search features, is better than when Clareity last formally reviewed
the app, but not on-par with many other apps. Testers saw fewer homes than expected in areas they
were familiar with. There are many GPS searches available from the home screen, including nearby price
changes, new listings, open houses, and the standard closest homes. The app offers true map search;
you draw an area with your finger to define the search area. There appears to be no content outside of
what is obtained from the MLS. Pictures are small throughout the app, but you can get to a full-size
slideshow. Users can save listings for later review. Smarter Agent has fielded an adequate app, but
testers would use others first.

The idea of the New York Times having its own real estate app, with real estate news and listings, is
unique. The app is behind the times in its lack of GPS search – neighborhood search is fine for New York
City, but it would be useful to be able to see nearby listings with a single click. There are useful filters for
"New (7 days)," "Open House," and "Reduced", and you can take a look at the sales information for the
listing or nearby listings or units. Photos are nice and large. The app provides school information, but not
any other neighborhood information. In New York City, at least putting public transit on the map would
be a good idea. Also, some listings have detailed information but others have very little, and for more
the user has to go to the broker’s site – good for the broker, but an awful user experience. The map
displays points of interest (POI) along with listings, but it would be nice to be able to select/turn off what
kinds of POIs were displayed. This app does not have the functionality of national apps or even that of
other local NYC apps, but it’s good for a company that doesn’t specialize in real estate technology.

BHHS’s app is a clone of the Smarter Agent app and like that app was very slow for some reviewers. We
won’t repeat what we’ve already said about the Smarter Agent app and its other clones. The only major
differences are that the BHHS app is skinned in purple and white rather than in black and white and the
"nearby sold homes" feature which lets users quickly identify nearby "comps" and what they sold for
when looking at an active listing. The real question is why users rated this app so much more positively
than the Smarter Agent app. Are they Warren Buffett fans?
