Our Values
21
SAFETY
OUR SAFETY CULTURE IS
BUILT-IN, NOT BOLT-ON.
The safety of our people both on site and in the surrounding community is
paramount; it underpins our approach from planning to completion. Our safety
philosophy is based around the key idea that safety should be designed-in
not added on during the construction phase.
Involving Brookfield Multiplex
early in the design stages of a
project enables our team to
plan effectively, ELIMINATING
risk wherever possible.
We have a proud track record of exemplary safety over the last 50 years and a
strong tradition of establishing the standard in our industry. Our safety culture at
Brookfield Multiplex has matured to be firmly ingrained as an integral part of our
management practices rather than a compliance afterthought.
Our leaders, managers and supervisors and importantly, our people on the ground,
focus on minimising potential critical risks - but also creating outcomes which can
have positive effects on people’s lives - the heart of which is ensuring everyone
gets home safe and sound.
All OF our projects
work with documented
management systems that are
third party certified to either
AS/NZS 4801 or OHSAS 18001
REDUCING THE GAP BETWEEN
PLANNING AND ACTION
What is important about our approach is that it simplifies complex tasks. It drives
focus on the delivery end - we concentrate on where the work takes place.
Reflecting the maturity of the safety culture within the business, practical actions
are engendered, and a better outcome is proactively sought, rather than a reactive
‘ticking of a compliance box’.
Our highly refined systems and processes have developed through experience and
knowledge gained over decades of construction work in many varied operating
environments. We embrace the Safer by Design and Planning approach and
recognise that early planning ensures issues can be recognised and designed out.
Mundaring Water Treatment Plant, Western Australia
We create a culture of continuous improvement based on historical knowledge and
encourage reliable reporting of near-miss incidents. The knowledge captured from
reports is used to continually test and sharpen our OHS management processes.

BROOKFIELD
MULTIPLEX:
REDEFINING
SUSTAINABILITY
Inherent in the people who work at Brookfield Multiplex is the
motivation to seek a better way of doing things.
We redefine sustainability and outperformance because we assess
value more broadly than just profits or sustainability ratings; we
think long term and drive enduring financial, environmental and
social gains over the entire lifecycle of an asset. We go out of
our way to create value for the lifetime of the project - in some
instances investing early to achieve lasting benefits.
We understand how building assets function, and know just how
important a building can be in enhancing the health, productivity
and performance of its users - we take pride in measuring and
quantifying the environmental and social benefits, whilst ensuring
reduced operating costs.
We will leave a tangible positive legacy
in the physical or social environment of
every project we deliver.
From the outset of a project, we work collaboratively with the client
to understand their needs. We think carefully through the ways a
building or facility will impact the people who use it very early in
the design process - we design working, living and healing spaces
to accommodate individual requirements. Our holistic approach to
infrastructure provides ongoing value, we share goals that optimise
performance in assets and we actively work to improve outcomes.
Our aim is to create high performance spaces and infrastructure
which will contribute to the wellbeing of all who use them with a
flow-on effect to the surrounding community.
We collaborate with the world’s
leading international research
institutions and thought leaders. Our
past collaborations include Nils Kok
(Maastricht University, Netherlands
and University of California, Berkeley),
Frank Becker (Cornell University),
Esther Sternberg (National Institute of
Mental Health, USA) and Erik Velhoen.
Brookfield Multiplex has an exemplary safety and community
engagement record. On each project, we identify the needs of the
community, and work in partnership with others to develop long
term initiatives to create better outcomes and opportunities for that
community.
Clients choose Brookfield Multiplex because we offer commitment,
capacity and certainty - backed by the resources and depth
of experience to deliver innovative, sustainable award-winning
projects which have a positive impact on the communities they
operate within.
New South Glasgow Hospital, Scotland, UK
Being at the forefront of innovative thinking and industry leadership
requires close collaboration; we involve our best people on the job
and draw from the expertise of our employees, research partners,
clients, consultants and subcontractors through our supply chain.
Clients benefit from new ideas and the value added to complex
projects through our 50 years of continuous learning; we support
and develop our people in an environment which fosters innovation
and outperformance.
We are proud to have partnered with
organisations such as The Salvation
Army Employment Plus, Youth Off The
Streets, World Vision, and Indigenous
Group Employment Support in many
community programs including
sustainable employment opportunities
for local communities. We continue
to learn much about effective
community development through
these unique collaborations.

CASE STUDY:
ONE SHELLEY
STREET
One Shelley Street represents the successful application
of Macquarie Group’s innovative working practices within
a high performance 6 Star Green Star commercial building,
development managed and constructed by Brookfield Multiplex.
The asset ‘value’ was maximised by applying our high
performance construction management approach with parent
company, Brookfield’s, ability to leverage environmental, social
and economic benefits over One Shelley Street’s entire lifecycle.
Our Evidence-Based Approach
and Continuous Learning
Our commitment to measuring the long term benefits of a high
performance building has produced world leading research on
the quantification of the social value of green buildings in terms
of productivity, health and the impact the built environment has
on people. Our research illustrates that the financial benefits of a
high performance asset far exceeds environmental cost
savings alone.
A direct link between sustainable building design,
activity-based work environments and the health and
productivity of occupants, has been found in a study of
One Shelley Street, Sydney by the University of New South
Wales and the University of Technology, Sydney, on behalf of
Brookfield Multiplex and Macquarie Group.
The world-leading research One Shelley Street - Building
and People Performance Study is significant due to its size,
scale and length of study. It draws on a multi-methodological
approach testing Indoor Environment Quality combined with
occupant surveys, focus groups, site visits and interviews with
key stakeholders. The research has also been benchmarked by
the Building Use Studies (BUS) survey that has been used to
evaluate over 500 buildings in 17 countries, including over 95
buildings in Australia.
This research demonstrates that the success of One Shelley
Street is a combination of the innovative working practices
embraced by Macquarie Group and the high performance
6 Star Green Star building, which enables the full potential of
innovative working practices to be realised.
“we are confident that the new
environment will contribute to the
effectiveness of our people.”
Will Walker, Macquarie Group - Executive Director

past while accommodating the future.
Blending the best of the old and the new, Brookfield Place
in Perth’s CBD, demonstrates our ability to deliver upon key
commercial building criteria by:
• encompassing significant sustainability benefits.
• offering new civic space.
• conserving heritage buildings and meeting current and future client requirements.
Brookfield Place provides a prominent example of the
Brookfield Multiplex integrated property model, combining
ownership, development, design and construction with asset
and facilities management services in conjunction with our parent
company Brookfield.
Net Lettable Area:
– Tower Commercial - 74,854m²
– Heritage Commercial - 4,064m²
– Retail - 7,126m²
– Basement Terrace and Storage – 1,410m²
– Development Total 87,454m²

and owner, have resulted in workspaces specifically
tailored to their operational requirements, while
allowing for a 5 Star Green Star rating (for design) upon
completion, with BHP also targeting a 5 Star Green Star
rating for their fit-out.
Future proofing
Involvement in all aspects of the project lifecycle enabled us to
pursue our vision to merge the heritage architecture offered by
the existing buildings constructed between 1910 and 1932 with a
symbol of the future – a striking 234m high side core commercial
building - the largest in the southern hemisphere.
In the planning stages consideration of ‘future use’,
created flexible floor plates within the structural frame,
making it possible for tenants to add interconnecting
stairs at multiple floor positions at any time in the future to
facilitate current or future staff connectivity.
Reinforcing the tower’s ‘celebration of the future’, resources sector
leader, BHP Billiton, selected Brookfield Place as its Australian
corporate headquarters, occupying 65,000m². Other significant

THE Hilton
Surfers
Paradise
QUEENSLAND
The Hilton Surfers Paradise project epitomises the capacity of
Brookfield Multiplex to manage the entire process of delivering
complex developments from inception to completion.
ANZ Bank approached Brookfield Multiplex at a point where the
existing developer was facing mounting time and cost overruns with
the total value of works exceeded by projected costs. With the looming
threat of sales contract and default risks, the project was at a standstill.
Within six weeks, working closely with the client, we formulated a
development solution, including an innovative financial structure
with a fixed time, fixed cost structure. This ‘End-to-End Completion
Guarantee’ included a total project cost wrap and underwriting
of equity to cover risk until project delivery. Development management,
design, construction, sales, marketing and customer relations services
were integrated within the process to ensure it ran smoothly.
Since Brookfield Multiplex’s intervention, this high-profile, US$700
Million development has achieved record prices for residential sales
in Surfers Paradise, and is attracting prestige retail partners. Upon its
launch the Hilton Hotel will be the first five-star hotel and residential
complex built in the Gold Coast in a decade.

CASE STUDY:
FIONA
STANLEY
HOSPITAL
PERTH, WA
EARLY CONTRACTOR INVOLVEMENT
The Fiona Stanley Hospital is a wonderful example of our Early Contractor
Involvement procurement model, anchored by a robust contracting framework
that provides significant benefits to both client and contractor and has the
greatest influence on project outcomes.
Our Early Contractor Involvement (ECI) model nurtures a highly collaborative
‘one team’ approach between the client, consultants, user groups/stakeholders
and the contractor to jointly develop the scope and design in alignment with
the budget, program, brief and principal project requirements in the first stage
of a two stage process. On the Fiona Stanley Hospital project, our client,
consultants and the delivery team share the same office which facilitates trust,
understanding and enables informed decisions to be made swiftly during the life
of the job.
The ECI model allows for early consideration and adoption of value engineering
opportunities thereby decreasing redundant works and the resulting cost and
time impacts. It is also designed to reduce and correctly apportion risk through
joint assessment and through the development of mitigation strategies. The ECI
period is also used to commence Early Works on the project which typically
involves services diversions, site set up, demolition and excavation. This early
commencement of work provides significant program advantages. Once the
ECI and Early Works phase is complete and the assumed project costs and
conditions are accepted by the client, a contract is entered into for the delivery of
Stage Two with works commencing on site immediately.
Competitive market tension is maintained with cost plans developed in a
transparent manner and subcontractor cost savings transferred to the client.
On the Fiona Stanley Hospital, a transparent and visible process has resolved
complicated and technical issues such as scope exclusions relating to Voice
Over Internet Protocol (VOIP), Wireless Networking and security and the
integration of these into the contract works.
“This hospital will be the flagship of the Western
Australia health system. It shows the construction
industry in Western Australia can build great
projects.”
Colin Barnett, Premier of Western Australia.
As a flagship health facility for Western Australia, the Fiona
Stanley Hospital will service communities in the south of
Perth and across the state.

DIVISION
DESIGN & CONSTRUCTION
Brookfield Multiplex Europe is a project delivery business offering Design and
Construction. Established in the United Kingdom in 1999, we have gained a strong
reputation for the delivery of high quality and complex projects managed by fully
integrated project teams.
Based in London, and with a regional office in Scotland overseeing Northern UK,
we harness the vast global experience gained over the last 50 years to ensure that
the very best solutions are found for the many challenges faced during the delivery
of projects. Our skills are best utilised through early involvement in the design and
procurement process, during which time our in-house architect and engineers
ensure that designs are both efficient and buildable and capture the latest material
and construction techniques from around the world. Our procurement team
leverage the benefit of our global coverage to ensure that materials and installers of
the highest quality are obtained from the most economical source.
We have undertaken some of the largest projects in the United Kingdom. Wembley
National Stadium is widely recognised as the best in the world and will host the
gold medal events in both the Men’s and Women’s football competition at the
2012 Olympic Games. The Pinnacle and 100 Bishopsgate at 72 and 40 floors
respectively, will alter the London skyline. The New South Glasgow Hospital is
Scotland’s largest publically funded project and when complete in 2015 it will
provide new state-of-the-art healthcare facilities
Brookfield Multiplex Europe is not limited to high value projects, we will undertake
projects of all sizes that offer us the opportunity to add value. Sectors where we
have an established presence include high-end residential, retail developments,
hotels and complex heritage projects. Our flexibility on project type and size, offers
our clients a genuine one stop shop.

New South
Glasgow Hospital
- UNITED KINGDOM
The US$890 Million New South Glasgow Hospital project is a significant
health development. When complete in 2015, it will incorporate the gold
standard in healthcare with a state-of-the-art Acute Care Hospital, New
Children’s Hospital and Laboratory on one site. It is the biggest single
investment in NHS Scotland’s history and will be one of the most modern
state-of-the-art facilities in the world. The Laboratory facility was completed
on time in March 2012 and is now fully operational.
ENVIRONMENTAL BENEFITS:
- Stand Alone Energy Centre
- BREEAM Excellent
- Carbon foot print 80 kg CO² m²
This significant design and construction project will deliver 1,109 acute care
beds in single-room accommodation with ensuites, 30 operating theatres
and accommodation for major specialised services such as renal medicine,
transplantation and vascular surgery.
Adjoining the new hospital, a new Children’s hospital will provide beds for 240
children: accident and emergency services and a full range of
in-patient and day care pediatric services. With a mix of four bed and single
bed accommodation, a unique feature of the building will be a covered roof
garden. Here patients from the children’s hospital, the main hospital and the
maternity wing, including those who need to remain in their beds, will be able
to enjoy a range of activities in the fresh air.
A subterranean link will connect the main adult and children’s hospitals to
the new laboratory that will provide biochemistry, haematology and blood
transfusion services around-the-clock.
New South Glascow Hospital Laboratory, UK
Health Chiefs have stated that the design of the new health facilities would
help tackle hospital-based infections and provide “unrivalled flexibility” as
nursing care develops in the future.
Totalling an area of 191,000m², the New South Glasgow Hospitals project will
create 2,500 jobs for what is an important health infrastructure project in the
city of Glasgow.

100 BISHOPSGATE
100 Bishopsgate is located in the heart of the City of London, within
the emerging eastern cluster of towers. The two acre site is a short
walk from nearby Bank and Liverpool Street station commuter
hubs.
The completed project will provide approximately 900,000 sq. ft. of
best in class office and retail accommodation across two buildings,
as well as a newly created half-acre public square. Building One is
a 40 storey tower, uniquely offering five contiguous podium floors
of 44,000 sq ft each and a further 32 office floors of highly efficient
column-free accommodation, each measuring approximately
20,000 sq ft. Building Two is a seven storey building, to be
developed behind a retained facade on St. Helen’s Place, with a
high-quality restaurant opening onto the public plaza and five office
floors of 8,000 sq ft each.
Brookfield Multiplex have been engaged as the Design & Build
Contractor, Pre-Construction Advisor and CDM Co-ordinator for
the development on behalf of The 100 Bishopgate Partnership.
Brookfield Office Properties (BPO) hold a 50% investment in the
development.
Type of contract: Design and Build
Value: Construction Cost – US$703M

Brookfield Multiplex are constructing the shell and
core of The Tower - One St George Wharf located in
Vauxhall, London. Due for completion in 2013, The
Tower will become on of the tallest residential buildings
in Europe at 52 storeys, reaching 185m in height.
The tower’s cylindrical design rises 180 metres towards
the summit where a 15 metre wind turbine will provide
power for The Tower’s public lighting. The Tower will
house 232 luxury apartments and bring a distinctive
architectural addition to the River Thames locale.
The unique floor plan of this building typically houses
five apartments per floor as the separating walls radiate
from the central core. Generous sky gardens provide
residents with protected semi-external spaces which
upon completion will accentuate the building’s unique
design.
Upon completion, The Tower will have 360-degree
views across London, making it one of the most
desirable new residential addresses in the city.
This building marks an era of change and renewed
investment in the Vauxhall area and provides Brookfield
Multiplex with the opportunity to contribute to the
positive regeneration of urban sites in London.
ENVIRONMENTAL BENEFITS:
• A 15 metre wind turbine will provide the power for
The Tower’s public lighting
• The Tower will require a third of the energy needed
to run a building of similar size and number of
inhabitants
• CO2 emissions will be half that of normal emissions
• Triple glazing will minimise heat loss and gain
• Low ‘e’ glazing and ventilated blinds will further
reduce heat gain
• Heat pump technology will draw water from the
London Aquifer utilising the water’s thermal mass in
winter to heat the residential apartments.

CASE STUDY:
UPP READING CAMPUS,
READING, UNITED KINGDOM
The redevelopment of the Bridges Hall of Residence at the University
Partnerships Programme’s (UPP) Reading Campus will deliver brand new
accommodation for more than 640 students.
Located south of the Reading Town Centre, the UPP Reading Campus spans
approximately 123 hectares. It was originally constructed in the 1960’s and
extended in 1971.
The redevelopment of the Bridges Hall site forms part of the University’s
Whiteknights Campus Development Plan.
Brookfield Multiplex Construction Europe will demolish the existing Bridges Hall
and replace it with four new buildings and 16 timber-framed town houses. Solar
hot water systems will be installed to maximise sustainability.
The buildings will comprise 649 bedrooms with shared bathroom pods,
self-catering kitchen facilities and dining areas. A facilities management centre
will provide student laundry facilities, office facilities, meeting and function rooms.
A key challenge for Brookfield Multiplex will be to protect a large number of trees
on-site as well as a local bat population. Brookfield Multiplex is currently working
with an Ecology Consultant to re-house the bat population in a specifically
designed bat roost within the new building fabric.
