Team Nadine Listing Process.
How does it work...
1- Charlotte MLS and Realtor.com...Your home is uploaded immediately
on Realtor.com and MLS. MLS is used by all real estate agents in the area looking for
homes for their buyers. Realtor.com is owned by the National Association of REALTORS and it is the #1 search online site for real estate.
2- The Lockbox...The electronic key box is the safest and most convenient way to
arrange showings on your home. Agents call the Centralized Showing Service and set an
appointment. When they open the key box at your home their entry is registered and
cross checked to their appointment. We know who has shown your home.
3- Showings...Each showing is important. Nadine shows your home to everyone
calling about the home and also talks to each agent who has shown your home to ask
what can be done to get an offer.
4- Finding a Buyer...Finding a buyer is a matter of perseverance. Sometimes it
happens in a few weeks and sometimes it takes longer. Nadine and her TEAM are
committed to finding a buyer for your home.
5- Negotiating the Contract...Nadine has negotiated the sale of over 500 area
homes. She is well qualified to negotiate on your behalf. You receive the highest price
in the shortest time with the least amount of inconvenience to you.
6- Inspections...LaDonna will arrange to meet the buyers inspector at your home
and follow up with the inspector after inspections to get an overview. The inspection
should take about 3 hours and is best if the seller leaves during this time to give the
inspector the time to do the inspection. LaDonna works hard to insure that you get the
report as soon as possible and that every item is clear and that estimates are fair and that
repairs are negotiated fairly.
7- The Closing...LaDonna will arrange all details leading up to the closing including staying in touch with the other agent and/or buyer, the lender, the paralegal, the appraiser, the inspector, the insurance agent, the termite company and of course the closing attorney. LaDonna will review the HUD1 Statement with you and make sure that the
closing is completed.

Showing & Staging Process
You've heard it before and you know it is true! You only have one chance to make a good first impression. The same
goes for selling your home. A dirty and dusty front door, cluttered shelves and closets, smudged windows, and a host of
other things will send the "wrong" message to a potential buyer about the care and maintenance that your home has received. Use the following tips and get it right the first time! Don't "burn through" a single prospective buyer because
your home wasn't correctly prepared and "staged" to show at its utmost peak of performance. About 70% of the decision
to buy or not to buy is made before the buyers ever get out of their car!
FIRST IS FIRST
Clean and paint the front door. Make it sparkle! Make it welcoming.
GREEN MACHINE
Keep the lawn trimmed, edged, and free of everything that's not growing.
Plant bright flowers in the spring.
NO PICASSO
Paint the interior and be aware of your floors. Bug Free and Beautiful?
SUNSHINE IN
Open draperies and window treatments. Clean the windows.
If you leave, turn the lights on so that your home is ready to show.
DON'T BE A DRIP
Repair all leaking faucets.
FIX IT
Make necessary repairs to loose knobs, sticking doors and windows.
TOSS IT
Remove all the junk from your garage, attic, and rooms that you are using as storage.
Clean out your closets. This will make your home look bigger!
EL BANO
Spruce up the bath by caulking where needed; then make the tub, sink, shower stall, commode,
and counter tops sparkle.
NEATNESS
Remove all excess furniture from bedrooms and use attractive bedspreads.
GET TURNED ON
Light it up! Illumination is warm and welcome.
THREE'S A CROWD Pretty please, LEAVE if at all possible when you have a showing. A potential buyer
might feel like an intruder and hurry through your home. The idea is to get them
to linger.
SOUNDS
Set the stage; turn off the TV and have only soft music playing from a stereo or radio.
Let's try and put the buyer in a good mood.
ROVER
Pets often are underfoot and "nudgie". Put them outside if possible. Not everyone loves our
pets like you do.
QUIET PLEASE
Be courteous, but don't force conversation with a potential buyer. They're in your
home to view it, not to pay a social call.
INVISIBLE
If you are unavoidably "there" when your home is being shown, defer to the
showing agent and try to stay in the background.
BE COOL
Don't oversell. Your home will go a long way towards "selling itself" if it is what the
buyer wants.
GOLDEN RULE
Treat the prospective buyer like you would like to be treated and you'll never go wrong.
SAFE & SECURE
Don't show or open your home to anyone who shows up unannounced.

The Ultra Package includes both National and International
advertising. Not only will your home be featured in National and
International real estate publications but also on the world wide
web including 100’s of websites. This package comes with your
properties very own webpage, You Tube video, text for more information #, virtual tour, QR code, and information flyers. As the
opportunities arise your property will be featured in all exclusive
International advertisements. If the opportunity for Luxury Home
Shows arise your home will automatically be included with homes
being featured during the shows. The complete Ultra Package is a
7% commission fee paid at the time of closing.
Option 2 -
Supreme National with International Option
The Supreme Package includes National advertising with the
option to add International advertising when the opportunity
arises. Not only will your home be featured in National real estate
publications but as well as on the world wide web including 100’s
of websites. This package comes with your properties very own
webpage, you tube video, text for more information #, virtual
tour, QR code, and information flyers. The complete Supreme
Package is a 6% commission fee paid at the time of closing. When
opportunities for International advertisements become available
you may participate in those ads if you prepay for those advertisements cost prior to the ads running.
Option 3-
Standard National Package
The Standard Package includes National advertising. Not only will
your home be featured in National real estate publications but as
well as on the world wide web including 100’s of websites. This
package comes with your properties very own webpage, you tube

information flyers. The complete Standard Package is a 6% commission fee paid at the time of closing.
