Mr. Beunder is an Associate/ Master Planner with more than 20 years of experience in both large scale strategic and
detailed site specific urban planning and urban design. The first 10 years of those he spent in Europe, the last 7

revitalization projects, both in Europe as in Asia.
Mr. Beunder is permanently based in Mumbai since 2008. As an Associate/ Master Planner he has been working on

Project Manager and Design Supervisor on a Project preparing a Master Plan and Urban
Design for the redevelopment of two former industrial sites (1.3 million sq.m. built up
area) in Thane, India. The mixture of land uses planned for the Site, which include
residential apartments, retail and hospitality uses, offices and civic facilities, combined
with a high Floor Space Index (Plot Ratio), forms the inspiration to plan the Sites
according to the New Urbanism principles of the ‘Urban Village’. The careful
integration of the extensive existing tree cover into the new urban fabric will give the

Conceptual Master Planning for Wadala Commerical Centre (109 ha), Mumbai, India,

Project Manager and Land Use Planner on a Project in which TOWNLAND in
association with Edifice Architects won an international bid to Master Plan the new
Central Business District for Mumbai (4.4 million square metres Built Up Area).
Focused around two monorail stations, a high density commercial district of international
standards is planned. The framework for the Master Plan is formed by a network of
pedestrian oriented public spaces at different levels, lined with retail, leisure and civic
amenities, seamlessly connecting all commercial and residential towers to the nodes of

design of the Project took advantage of the unique location, natural beauty and

Bidadi Integrated Township Project (BITP), the first of five integrated township Projects
conceived by the Bangalore Metropolitan Region Development Authority (BMRDA).
Master Planning and Concept Architecture for International Bid for Central Business
District (40 ha) and 100 storey skyscraper, Hyderabad, India – Reliance Energy
Limited/ Reliance Infocomm Infrastructure Private Limited
Principal Town Planner and Project Manager for the conceptual design of proposed 100
storey Trade Tower and surrounding Business District within Hyderabad. The mixed-use
design brought together ancient ‘Vastu’ planning and design principles with innovative
architecture and modern urban design. The Trade Tower and Business District will be an
important Landmark to the skyline of the city and a symbol of Hyderabad’s growing and
vibrant economy. TOWNLAND’s design got the highest technical mark and helped
Reliance win the bid to develop the Project.

Principal Town Planner involved in formulating the development concept and
corresponding Master Layout Plan, Urban Design Guidelines and Site Planning for the
proposed “Growth Centre” at Shantiniketan, Bolpur. The Growth Centre will be a
“Centre of Learning & Implementation, Health & Lifestyle” while drawing from social,
spiritual and environmental perspectives.
MAINLAND CHINA
Redevelopment Planning Shopping District along Beiyuan Rd and Detailed Design of
four Multi-modal Traffic Interchange nodes - Jinan, Mainland China
Senior urban planner for a detailed land use planning study of the northern part of Jinan
City, as part of a major urban renewal project focussed on the construction of a Bus
Rapid Transit (BRT) System. The Project included the preparation of a Master Layout
Plan for four interchange stations for the BRT System including a detailed pedestrian
circulation analysis.
Urban Redevelopment for East Gongbei and Planning of Supporting Facilities at
Gongbei Station and Qianshan Station, Guangzhou and Zhuhai High Speed Rail (Stage
1 - Zhuhai, Mainland China
Senior Urban Planner on a Study undertaking the urban planning and urban design for
redevelopment of three key Sites in Zhuhai, namely the area East of Gongbei; Gongbei

Planning and Design of Yangchunhu Sub-Centre (1,100 ha) - Wuhan, Mainland China
Senior Urban Planner for the detailed planning and design of the Core Area surrounding
a proposed High Speed Rail Station located within the Yangchunhu Sub-Centre. The
Master Plan provided design solutions to effectively move pedestrians from the High
Speed Rail Station into the surrounding commercial centre.
Conceptual Master Planning of a Tourism Resort Development at Heng Qin Islands
(1,200 ha) - Zhuhai, Guangdong Province, Mainland China
Senior Urban Planner on a land use planning and urban design Study for a
comprehensive tourism resort development on the southern portion of Heng Qin Islands
in Zhuhai. The development comprises several themed resorts, a host of leisure and
recreational facilities centred around a fresh water lake and in the mountains, and resort
style living opportunities focused on the water and on 2 international standard 18-hole
golf courses.
Conceptual Design Scheme and Detail Regulatory Planning Study for Reclamation Site
(90 ha) in Caiyuan Town - Shengshi, Mainland China.
Senior Urban Planner on a Regulatory Planning Study for a reclamation site on Sijiao
Island near Shanghai. A Conceptual Master Layout Plan and Broad Urban Design
Guidelines were prepared for a New Town which will provide a range of uses including
active tourism, recreation, retail and commercial uses, high quality residential
development, civic uses, open space and comprehensive community facilities.

First Prize in Urban Design Competition for Redevelopment Ngasem Market Tourism
Area - Yogjakarta, Indonesia
Senior Urban Planner of a FIRST PRIZE WINNING ENTRY in the Urban Design
Competition for Ngasem Market Tourism Area in Yogjakarta, Indonesia. For this
Heritage Revitalization Project Mr Beunder was specifically responsible for developing
the design philosophy, designing a strategy for community participation and for the
presentation to the Jury.

Senior Urban Planner for a redevelopment project focused on the establishment of a
