Johannes Spies is an advisory, planning and design Director of Master Planning, Urban Design and Landscape
Architecture. His 14 years experience covers strategic studies and projects for public and private sector clients in
the, inter alia, real estate, tourism, industrial and sports industries.
He has received international recognition for professional excellence, including awards from the International
Federation of Landscape Architects (IFLA), Institute of Landscape Architects of South Africa (ILASA) and the
Hong Kong Institute of Landscape Architects (HKILA). He is a member of HKILA and the Indonesian Green
Building Council (GBCI)
Johannes has a particular interest in developing responsible environmental and sustainable green solutions through
Master Planning.
He heads Design Development for the TOWNLAND Group and is in charge of TOWNLAND’s Jakarta Office,
from which he directs strategic projects focused on the Indonesia, Vietnam, Hong Kong and other ASEAN markets.
Highlights of recent projects include the 2020 Morocco Tourism Study, 3 Greening Master Plans covering a large
area of Hong Kong and the 2008 Olympic Equestrian Venues.

Preliminary Conceptual Master Plan for +/- 1,250 Ha of Land of Mandalika Resort in,
Indonesia
Mandalika Resort is one of three large tourism growth areas in the Indonesian Ministry
of Tourism and Creative Industries’ Master Plan for growth and development in the
Indonesian tourism sector. The site comprises 1,250ha and is located along a 7km
pristine stretch of topical coastline. Johannes directed the planning and design of a 750ha
stake owned by public listed companies, PT. MNC Land and PT. Gobel Panasonic,
which will include 8 five star resort hotels, a luxury celebrity villa resort, 2
championship golf courses, an aquatic theme park, an equestrian competition venue and
5 high-end villa estates.

Conceptual Mater Planning for +/ - 20 Ha of Land in Senggigi. Lombok., Indonesia
A 20ha luxury beach resort located on the west coast of Lombok with, the Senggigi
Hotel Resort and Luxury Villas comprises a luxury villa resort, boutique hotel, family
villa resort and a culinary garden with 10 food and beverage outlets. TOWNLAND
prepared the Master Plan and acted as hospitality design advisor for the architecture and
landscape concepts.
Conceptual Master Planning for +/- 800 Ha of Land in Tanjung Bunga Makasar, South
Sulawesi. Makassar, Indonesia
Lippo’s largest property investment in East Indonesia, this 800ha extension of Tanjung
Bunga will comprise a CBD area, residential estates, sub district commercial areas,
entertainment and theme park areas and community centers. TOWNLAND prepared the
Master Plan for the development.
Bali Beach Integrated Resort Complex (22 ha), Sanur, BaliSanur, Bali, Indonesia
A 22ha integrated resort that will be the flagship development of the Anaamaya Group
and the largest hospitality development of its kind in Bali. Johannes directed the
formulation of the resort’s Master Plan and served as senior strategic advisor to the
Anaamaya Group for the market study, hospitality planning study, architecture concept
and landscape concept.
Landscape Design of Entrance Gateway and Boulevard (+/- 4Ha of Land), Conceptual
Landscape Planning and Landscape Design Guidelines for Additional Area of +/- 74 Ha
at Citraland Bagya City, Medan, North Sumatra, Indonesia
TOWNLAND was commissioned by Ciputra Karya Panca Sakti Nugraha, PT. Ciputra
Development, Tbk to prepare comprehensive Landscape Design Services for new
township development of CitraLand Bagya City in Medan, North Sumatra. The Project
comprises the Landscape Planning and Landscape Design Guidelines for the overall
development and Conceptual Landscape Design up to Tender Documents and Periodic
Site Inspections During Construction Period for the Main Boulevard that consists of the
bridge, roundabout and residential gateways. It introduces the new concept of diverse
international resort living inside the residential area as well as around the commercial
area.
Conceptual Master Planning For Residential Development on ±31 Ha of Land in Sentul
City, Indonesia.
Director on a Project commissioned by the Codefin Group to prepare the Conceptual
Master Plan for a luxury residential villa in Sentul, West Java. The Project comprises
residential development lots of 1000, 2000 and 5000 m2 supported by a high-end
clubhouse. The design intention is to optimize the land value by making use of the
topography of the Site and sustainable and environmentally friendly development
principles.
Preliminary Conceptual Master Plan For ± 150 Ha of Land In West Lombok, Indonesia.
Director on a Project commissioned by PT. LICC Propertindo to develop a Preliminary
Conceptual Master Plan for 150 hectares of land in West Lombok. The Project focused
on articulating the development potential of the Site in this emerging City in Lombok and
sought integration with the City’s structure. The project responds to a new International
Airport planned in its vicinity.

Conceptual Master Planning For New Town Development of ±900 Ha of Land In
Ciseeng, Bogor, Indonesia.
Director on a Project commissioned by PT. Putra Indonesia Bersama to prepare
Conceptual Master Planning for a New Town Development on land at Ciseeng, Bogor.
The Project will be a prominent Township on the outskirts of Jakarta. A distinctive
development concept was formulated to compete with existing new townships in the area.
Landscape Design of Kirana Commercial Avenue Mixed Used Development, Kelapa
Gading, Indonesia.
Director on a Project preparing comprehensive Landscape Design for a new iconic and
prominent mixed-use development in Kelapa Gading, North Jakarta. Services rendered
were from Conceptual Landscape Design up to the preparation of Tender Documents and
Periodic Site Inspections during the Construction and Maintenance Period. The Project
comprises of a Lifestyle Centre, Offices, Retail Complexes and a Hotel (operated by
Swiss-Bell) and consisted of various landscape design areas on different podium levels.
Landscape Design of Sunkyong Golf View Cluster At Summarecon Serpong, Indonesia.
Director on a Project commissioned by PT. Serpong Cipta Kreasi to prepare
comprehensive Landscape Design Services for one of the most prestigious residential
clusters, the Emerald Cove, at Summarecon Serpong. TOWNLAND provided
Conceptual Landscape Design up to Tender Documents and Periodic Site Inspections
during the construction period. The Project comprised the design of main gateways as
well as streetscapes and aimed at the introduction of a new concept of tropical resort
living that combines the usage of lush tropical planting with modern high-end residential
ambience.
Site Planning For ±13 Ha of Land (Cluster 8, 9 &10 ) At Citraland Makassar, South
Sulawesi, Indonesia.
Director on a Project commissioned by PT. Ciputra Fajar Mitra to prepare Site Planning
at Citraland Makassar. The project as Client’s prominent, green, upscale development in
Makasar City. A unique and innovative development structure was adopted incorporating
a large percentage of greenery whilst maintaining high saleability.
Conceptual Master Plan For Residential Development on ±57 Ha of Land In Pangkal
Pinang, Kepulauan Bangka Belitung, Indonesia.
Director on a Project commissioned by PT.Ciputra Sukses Property to prepare

Project adopted a development concept drawing inspiration from a nearby botanical
garden.

Director on a Project commissioned by PT. Mitra Karya Multiguna to prepare a
Conceptual Master Plan for a warehouse estate with commercial and residential uses that
in total comprises ±260 ha in Benowo, Surabaya. The project as prominent and welldesign warehouse estate in greater Surabaya. Good connection with major roads (toll
road and Surabaya ring road), right mix of warehouse products, good development
frontage that showcasing prominent development image, well designed development
structure that well-integrated with surrounding development.
Site Planning For ± 48 Ha of Land At Phase 2 of Kota Baru Parahyangan, Padalarang
District, West Bandung, Indonesia.
TOWNLAND was commissioned by PT. Bela Parahiyangan Investindo to undertake Site
Planning Services for ± 48 ha of land at Phase 2 of Kota Baru Parahyangan, Padalarang
District, West Bandung. The project as the first development in phase 2 Kota Baru
Parahyangan. Right housing product mix, Integrated green infrastructure system, lake
view plots as development ‘s unique product.
Conceptual Landscape Planning and OPTIONAL Landscape Design Guidelines of 680
Ha of Land at CitraRaya City, Jambi, Sumatera, Indonesia.
TOWNLAND was commissioned by PT. Ciputra Development, Tbk.to undertake the
Conceptual Landscape Planning for the overall development of the new township of
CitraRaya City, Jambi. The design emphasises the natural conditions of the Site (Design
with Nature) as the main concept and emphasised the establishment of an International
Lifestyle Township that represents a modern green city in its truest sense.
Master Planning and Urban Design Guidelines of the Regional District (+/-60.4ha) and
town centre (+/- 84.6ha) And Conceptual Master Layout Plan of Phase 2 of Kota Baru
Parahyangan, Padalarang District, West Bandung, Indonesia.
Director on a Project commissioned by PT. Belaputera Intiland to undertake Master
Planning and Urban Design Guidelines for a Regional District and Town Centre, and
Conceptual Master Layout Planning of Phase 2 of Kota Baru Parahyangan. The Master
Plan focused on the introduction of unique design concepts to ensure that these two
important areas, being a major commercial district and a civic centre of KBPa, are unique,
exciting and memorable in their outlook.
Landscape Design of Roadway ROW 38 And Associated Arteries Summarecon Bekasi,
Indonesia.
Director on a Project commissioned by PT.Summarecon Agung, Tbk to prepare
comprehensive Landscape Design Services for the approximately 15 Ha area of the main
boulevard in the new township of Summarecon Bekasi. Services were provided from
Conceptual Landscape Design up to Tender Documents and Periodic Site Inspections
During the Construction Period. Design comprised of the upgrading of the existing
streetscapes as well as the design of the main and secondary entrances, fly-overs and
roundabouts.
Conceptual Land Use Plan and Conceptual Master Plan For 600 Ha of Land in Jambi,
Sumatera, Indonesia.
Director on a Project commissioned by PT. Cakrawala Respati to prepare a Conceptual
Land Use Plan and Conceptual Master Plan for a ± 600 ha Site. The Project is Client’s
largest Township development in Sumatera. A sustainable approach was adopted to the
formulation of the strategic land use plan, incorporating natural features as the main
theme.

Director on a Project commissioned by PT. Modernland Realty, Tbk to undertake Master

prominent location along a regional road and specific land uses were formulated to
synergise with the nearby international Airport.
Master Plan for 120 Ha of Land, Modernland Jakarta East Estate, Indonesia.
Director on a Project commissioned by PT. Modernland Realty, Tbk. to undertake Master
Planning for 120 Ha of Land at Modernland Jakarta East Estate. The Site is strategically
located in East Jakarta amongst other popular residential real estate developments.
Landscape Master Plan, Hopewell Centre II, Wan Chai, Hong Kong
Preparation of the Landscape Master Plan as part of a Section 16 Planning Application
for Hopewell Centre II. The Hopewell Centre II Project is part of a coherent and
integrated comprehensive development in Wan Chai South intended to achieve
environmental improvement and revitalisation of the District through private initiatives.
The Project will provide visitor attractions, hospitality and convention facilities; improve
the Open Space provision in the District, encourage social interaction of the local
population; create a pedestrian - friendly environment with a system of dedicated
pedestrian walkways and provide for the disabled; and improve the vibrancy of the
District.
Proposed Temporary Use Project (10 years) at Tin Shui Wai Area 112 (Site B), North
West New Territories
Area 112 Tin Shui Wai (TSW) is located in close proximity to the Hong Kong Housing
Society’s Integrated Elderly Community Project at Area 115. The purpose of the
Temporary Use Project is to create synergy with the elderly facilities at Area 115 whilst
giving fresh economic impetus to the District through the provision of vocational
training and new employment opportunities. The Area 112 Project includes the following
components: (i) Elderly Resources Centre; (ii) Wellness Centre (including a day care
centre and a rehabilitation centre for the elderly); (iii) Vocational Training Centre; and
(iv) Commercial Facilities (including small scale spaces for start-up businesses and an
eating place). In addition, a week-end/holiday open-air market was proposed to increase
the vibrancy and social atmosphere of the Site as a whole. Johannes was the Landscape
Director responsible for Discharge of the Landscape Condition associated with the S16
Planning Approval and for preparation of the technical specifications for the Landscape
Design for incorporation into the Construction Tender Documents.

700 ha Kota Baru Parayangan in West Java, Indonesia
gKota Baru Parayangan is one of the most successful and prominent new towns and
residential real estate projects in Indonesia. For its Phase 2, which comprises 700 ha,
TOWNLAND leads and facilitates the development of the Conceptual Master Plan. The
site has a mountainous terrain with prestigious lake frontage, making it the prime site of
the entire New Town. Johannes is Project Director for the Conceptual Master Plan Stage
and in charge of the urban planning, infrastructure design, road design, open space
design including an 18-hole international standard golf course and preliminary
conceptual architecture. In this role he facilitates resolution of complex environmental
and design issues with an aim to deliver a highly unique product, earmarked to be the
paramount new development in West Java.
1,500 ha New Town at Krian, Greater Surabaya, Indonesia
This is the largest real estate investment of public listed companies, PT Pembangunan
Perumahan Tbk and PT Jasa Marga Tbk, a Project with investment in the residential,
commercial, recreation and industrial sectors. TOWNLAND leads a consortium of
consultants who is preparing the Conceptual Master Plan of the entire development, the
Detailed Master Plan of Phase 1, market studies, environmental studies and
infrastructure studies. Johannes acts as Project Director and supervises the planning and
design processes aiming to deliver a product that will drive investor interest in this
flagship project of two public listed companies.
1,187 ha New Town in Palembang, Indonesia
PT. Ciputra Development Tbk, one of the largest real estate investors in South East Asia
and a public listed company, is planning to invest in a residential development with
commercial and tourism facilities on a prestigious parcel of land in West Palembang that
has lake and wetland frontage with access to regional highways and railways, making it a
prime site in the entire South Sumatra. To conceptualize a Vision for the Project,
TOWNLAND is preparing a Master Land Use Plan and Johannes is the Project Director
in charge of realizing PT Ciputra Development Tbk’s ambition of a landmark
development in Palembang.
Citra Land, Jambi, Indonesia
A model township for ecological sensitive developments, this 750 ha estate of PT.
Ciputra Development Tbk. is located on a mountainous site with pristine rivers, creeks
and wetlands surrounded by hilltops and valleys. TOWNLAND prepared a Master Plan
that guides the preservation and restoration of sensitive and valuable ecosystems, while
maximizing the location of a CBD, golf course, residential estates, a warehouse estate,
recreation areas, a theme park and community facilities for maximum economic and
social benefit. TOWNLAND also prepared the Landscape Master Plan for the entire
township which includes a central park, botanical garden, 15 km bicycle track and
several preservation areas.

Morocco 2020 Vision Tourism Study, Kingdom of Morocco, North Africa
Director responsible for formulating strategic tourism policies and design standards for
tourism products at designated tourism sites in Morocco. The study took an inventory of
tourism destinations in the country and amalgamated data through a project GIS to
identify priority zones for investment in the tourism industry as well as defining priority
sites for developing strategic tourism products that will drive tourism development until
2020.

RAK Gateway City, United Arab Emirates (UAE)
Director responsible for overseeing the development of the detailed master plan,
formulation of development controls, greening framework and sustainability design
strategies. RAK Gateway City comprises 1,200 ha. It is envisioned as the core urban
area of the Emirates of Ras Al Khaimah and designed to be a low carbon green city.
Development of Greening Master Plans in Hong Kong
Project manager and technical director for 3 of the 5 GMP projects commissioned by
Hong Kong’s Civil Engineering and Development Department. These are:

Johannes directed all major planning and design components of these assignments and
represented the projects at all key government and public forums and interfaces. He is
highly familiar with the technical, operational and managerial aspects of urban greening
and has developed information and education systems for designers and end users of
GMPs. This includes setting up a GIS for the design phase and a Greening Master Plan
Information Management System for the maintenance phases.
Strategic Overview of the Enhancement Works at Government Piers & Landing
Facilities, Hong Kong
Project manager and landscape architect responsible for site and literature surveys to
describe the condition of facilities in Hong Kong and to determine the international
planning and design norms and standards with an aim of proposing enhancement works.
The Study covered 102 Government Piers and Landings. It recommended improvements
to safety and operational aspects, aesthetic appearance, greening and maintenance.
Feasibility Study for Development at Cha Kwo Ling Kaolin Mine Site, Hong Kong
Project managing and directing the landscape and visual impact assessment. The Study
includes two designated projects that are the subjects of the assessment: Residential
housing estate and distributor road.
Planning and Development Study in the North East New Territories, Hong Kong
(original Study)
A large and challenging feasibility study. Johannes acted as project manager and
principal consultant for the landscape planning and design of all 3 new towns covered by
the study. The scope of landscape works were wide ranging and included public squares,
regional and district open spaces, pedestrian and cycle ways, river restoration, wetland
habitats, highway landscapes and landscapes for several types of other infrastructure
works.
Aoshanwan Seaside Garden Town in Qingdao, Mainland China
Project manager for a prime tourism and residential destination in the Qingdao region,
which is earmarked as the catalyst for tourism development in this high potential zone in
North China. The town has been developed as a benchmark green destination and
incorporates highly innovative greening solutions to ensure long-term sustainable
landscapes.

Suzhou City Jing Hang Canal, Mainland China
Urban designer responsible for the planning and urban design of tourism, commercial,
leisure and landscape areas along the primary channel of the historically important Jing
Hang Canal.
Landscape Master Plan for Kuala Lumpur, Malaysia
Landscape architect responsible for development control documentation, quality
management and technical innovation. This study formulated landscape improvement
policies and guidelines for the entire city and covered all aspects of the hard and soft
landscape.
Boi Loi High-tech Industrial Town, Vietnam
Technical director responsible for the general and detailed master planning and
sustainable design. This is a 3,000 ha project North of Ho Chi Minh City that is
earmarked as new catalyst for growth in the Tai Ninh Province.
Chau Duc Urban Industrial Town, Vietnam
Technical director responsible for coordinating and developing the general and detailed
master plans for this 2,200 ha project South of Ho Chi Minh City. It was designed using
a master planning accreditation system to ensure high performance on sustainability
evaluation criteria.
Tay Bac New Urban Area, Vietnam
For this 1,200 ha project, Johannes was planning and design director. It is the largest
satellite city around HCMC, planned to alleviate development pressure in the economic
capital. Johannes oversaw the planning, urban design, architecture and engineering
aspects of the project.
Truong Le Eco-Tourism Resort, Vietnam
Master planner responsible for design development and coordination of a prime 220 ha
tourism resort development in the designated Samson tourism region south of Hanoi.

Environmental Review of Changes to Route 10 (Southern Section), Hong Kong
Project manager to oversee the review of the landscape and visual impact assessment.
The study aimed to determine the environmental acceptability of the changes to the
proposed route layout. These constituted a material change as defined by the
Environmental Impact Assessment Ordinance (EIAO).
Design and Construction of Castle Peak Cable Tunnel, Hong Kong
Project manager responsible for the landscape deliverables of the project, which aim to
create a tunnel between Tuen Mun and Castle Peak carrying electricity cables.
Landscape works are associated with tunnel portals, park reinstatement and woodland
reinstatement.
Feasibility Study for Development of Animal Carcass Treatment Facilities, Hong Kong
Project manager and landscape architect of the landscape and visual impact assessment.
Of particular interest to the Study is the cumulative impact of the facilities on the
presence of other proposed infrastructure. The Study concluded that within the presence
of the other proposed infrastructure, the landscape and visual impact would be
acceptable if the recommended mitigation measures were employed.
Planning and Development Study of Potential Housing Site within Tuen Mun Area 54,
Hong Kong

Preliminary Environmental Review of New ICAC Headquarters in North Point, Hong
Kong
Project manager and principal consultant of the visual impact assessment. The Study
indicates that the preliminary design proposal is acceptable. It also demonstrates that
lowering the building height would not significantly improve the building’s
environmental performance.
Environmental and Landscaping Detailed Design for Drainage Improvement in South
Lantau, Hong Kong
This project proposed hard and soft landscape works for eight rivers and drainage
channels in South Lantau aiming to mitigate landscape and visual impacts. Services
under his management included all design activities, from concept to tender drawings as
well as tree felling applications.
