When can I stay at my holiday lodge?
You can stay whenever it suits you during the open season; after all it’s your exclusive holiday
home! Wayside Lakes is open 1 March until 31 October.

How much does it cost to have my lodge on Wayside Lakes?
The costs below are the prices at Wayside Lakes for 2015.
- Holiday Homes up to 42’ x 13’ (single unit SU)

- Holiday Homes from 40’ x 20’ (double units DU)

Rates
The local council levies the rate; these are set at a holiday home price.
- For the year 2014 the total charge was £317.00

What other costs apply?
There is a one oﬀ payment called The Service and Development Charge. This charge is made
up of a bond and for the upkeep of the lakes and services whilst your lodge is on Wayside
Lakes.
- Holiday Lodges up to 42’ x 13’ (SU)

- Holiday Lodges from 40’ x 20’ (DU)

*Please note: Should you decide at any point to leave Wayside Lakes, we refund the bond
element from your original one oﬀ payment made under the Service and Development
Charge. For lodges that are positioned at Wayside Lakes during 2015 the following refund
would be made if you left Wayside at any point. Holiday lodges up to 42’ x 13’ (SU) £400,
Holiday lodges from 40’ x 20’ (DU) £500.

Utilities
Electricity and gas are individually metered to each lodge and are billed once a year in
January.

Delivery and Siting
When purchasing a new lodge the delivery and siting charge will be quoted once the size of
lodge is known.

How many years can I keep my lodge on Wayside Lakes?
There is no age limit put on your Lodge but we insist it is kept in good condition during its
time around the lakes. If it falls into disrepair we would ask you to remove it from Wayside.

Can I sell my lodge?
You may sell your lodge at any time up to its fifteenth year from new.

Can I rent out my lodge?
To put it simply – no. Wayside Lakes is an exclusive, privately owned holiday location. That
said though, we would love to meet your family should they wish to stay and visit you.

Is there anything else I might need to know?
Each lodge comes with decking, glass verandah, private parking for two cars and a storage
box.

We are very keen to maintain the standard of Wayside Lakes for everyone’s enjoyment.
Therefore, the materials and style of decking, glass verandah and storage box are
predetermined and quoted as part of your overall package.

Due to the granted planning permission for Wayside Lakes. Lodges can only be finished in
green canexel (a sustainable composite wood material).

Can I choose my lakeside lodge position?
We will be delighted to accommodate your own choice subject to the position being available
– don’t wait come and choose today!

How do I reserve my lodge position choice?
Firstly, speak with us to check position availability. Once we have confirmed it with you we
will ask you to pay a deposit to reserve your chosen position. The deposit will depend on the
size of lodge you wish to purchase.

For example:
Lodge size 42 x 13 (SU) requires a deposit of £1500
Lodge size 42 x 20 (DU) requires a deposit of £2300
