We have been successfully letting quality holiday homes in
East Devon for over 30 years and have a portfolio of numerous
properties, the majority being within a 25 mile radius of our
office.
Property Owners – How we work with you
We employ a small team of staff who are not only experienced
in the holiday and tourist industry but also live locally and have
a good knowledge of each area. Our staff know our portfolio
of properties inside and out and as a result they are able to
talk to potential holiday makers with confidence and first hand
knowledge. The personalised service we provide is key to
achieving high levels of guest satisfaction and repeat bookings.
The majority of our properties are owned by individuals who do
not live in the locality. We therefore provide a full management
service for these clients dealing with all aspects of their property
lettings including bookings, key collection, the organisation of
cleaning and laundry, gardening, safety inspections, emergency
and general maintenance. Other properties are owned by
individuals who wish to deal with the management of their
properties themselves and in such cases we can solely provide a
booking service. We are a flexible company and can adapt our
service to provide the needs of individual property owners. We
are happy to supply testimonials from present owners.

Devon has to be one of the UK’s most beautiful counties.
You can find everything from rolling hills and wooded
valleys to moorland and tors, picturesque villages and
beautiful towns and cities, not to mention every kind of
beach from wide open expanses of sand to protected
shingly or pebbly coves.
We think that our part of Devon is something very special. The area
attracts its fair share of tourists, the beaches in the summer are busy
but not overcrowded. The pace of life a little slower, the roads quieter,
the towns and villages less busy. Choose any of our destinations and
it will feel more like Devon life rather than a frenetic tourist attraction.
We like it and we know that our visitors like it too because many
come back year on year.
East Devon is a walkers paradise - from country lanes and footpaths
to the coastal walking and exploring on the World’s first heritage site,
the Jurassic Coast - ninety five miles of fabulous walking - starting in
Exmouth and ending in Dorset. If that sounds like a hard slog, what
about a tram ride in Seaton, or just taking it easy on any of the nearby
beaches. As for places to eat and traditional pubs, we’ve selected a
few of the best for each destination.
There are descriptions of each of our destinations in more detail on the
first page of their own sections, and an overview shown on the map
on the next page. Colyton and Topsham, are inland, but most of our
destinations are coastal towns and villages.
It’s worth saying that Devon makes a fantastic destination for an “out
of season” holiday. Most of our visitors come in the summer, but the
spring and autumn are equally appealing particularly for walkers and
bird watchers. Devon has it all, a truly stunning setting for a great
holiday.
There is so much to see and do in Devon its hard to know where to
start. Families will enjoy a visit to Pecorama, Crealy or The World of
Country Life. Shoppers can’t miss the sophisticated new Princesshay
shopping centre in Exeter, or the quayside antique shops in Topsham,
or the many independent shops of Sidmouth. Devon has a wonderful
choice of gardens and cultural visits - Killerton at Broadclyst and The
Botanical Gardens at Bicton are just two.

Accessing East Devon is really easy. The M5 motorway ends at Exeter
and even our furthest destination, Axmouth, is no more than 45
minutes away. Exeter also has an international airport and excellent
rail and bus links.

annually by Jean Bartlett Cottage Holidays.
Whether you choose a 1 or 5 Star property,
each property meets our given quality
standard and some properties far exceed
it! We also routinely reinspect properties at
regular intervals to ensure that these standards
are maintained. We advise you to read our
descriptions carefully and bear in mind that
you usually get what you pay for.

Axmouth
Dating back to the 7th Century,
Axmouth was once a smuggling
centre and important port. It is now
a delightful country village, featuring
fine examples of 18th and 19th
century farmhouses and cottages
within easy access to the coast at
Seaton. The village is home to an
attractive old church and two good
local inns. The Axe estuary is a haven
for birds throughout the year and
is a mile or so from the pretty Axe
Harbour and Axe Cliff Golf Club.
The beach at Seaton can be reached
via a pleasant walk along the river
bank over Axe Bridge which was one
of the first bridges in the country to
be constructed from concrete. The
unspoilt countryside surrounding the
village is home to a variety of wildlife
species and provides the opportunity
for many varied and peaceful walks.

Wildlife & Bird Watching along the river
Axe. There are Cormorants, Herons,
Mullet, Water Voles and Butterflies.
From the bird watching hides on the
salt marshes, you can spot Little Egrets,
Oystercatchers and even the first Avocet
for over 50 years. This area is a wildlife
haven of salt marshes and mud flats. It
also has a small harbour for pleasure boats
and fishing vessels.
The Harbour Inn: Recently renovated
with sophisticated, tasteful décor and
comfortable furnishings. Homemade
traditional English Food all freshly
prepared and cooked to order, served
from the main menu but mostly
regularly changing Specials. They have
many fish dishes which are prepared
from locally caught very fresh fish.
The desserts are all homemade – so
save room! Al fresco dining in the
pretty garden is popular in the summer
months.
The Ship Inn is a family run restaurant
and pub featuring a sumptuously
varied menu offering locally sourced
meats, fresh fish from Lyme Bay,
hand-picked crabs from Beer and
vegetables from nearby farms.
The garden has stunning views
out over the River Axe and
in the warmer months they
feature outdoor hog roasts and
occasional live entertainment
in the Beer Garden. The
Ship Inn has gained a strong
local reputation for quality
food served in a warm and
welcoming atmosphere.

Our Opinion: Stepps Barn remains one of our most popular destinations and in our opinion offers a superior standard of holiday
accommodation. Furnished and equipped throughout in traditional country style, the property features some interesting antiques, a wonderful
Inglenook fireplace with electric stove and a stylish blue Aga in the kitchen if you fancy cooking in real farmhouse fashion. Table tennis and
pool are on hand at the property for evening or rainy day entertainment and a golf course is within easy reach. Boat launching facilities are a
short drive away and the nearby River Axe is a haven for bird watchers. If all this isn’t enough, there are some lovely country walks in the area!
Stepps Barn provides quality accommodation, particularly suitable for large parties, families or couples seeking lots of space. Despite its name,
there are only a few ‘steps’ here and the stairs in the property are straight. A property difficult to better any time of the year.

Our Opinion: This large beautiful Barn is spacious and extremely well presented with all new equipment! It has a wealth
of exposed beams and wooden floors on the lower ground. The owner has co-ordinated the property beautifully with soft
furnishings. The kitchen is well equipped and a delight to cook in with plentiful equipment. The whole property is light and airy and
contemporary, we advise you to book early to avoid disappointment.

Beer
A delightful fishing cove, Beer was
once the favourite haunt of smugglers
and famed for its lace making, some
of which was featured on Queen
Victoria’s wedding gown. It is now
a picturesque haven of peace, where
young and not so young can enjoy a
relaxing seaside holiday. The small
village, with the big heart, Beer
retains a romantic charm, with its
narrow main street and the brook
running down to the sea alongside
interesting shops, tea rooms serving
traditional cream teas and quaint
eating houses with good reputations,
where value for money still exists.
Sample the local fish, freshly caught,
for fishing is one of the prime
industries in Beer and a favourite
leisure activity too. You can hire a
boat and try your luck, or go
with the experts. The beach,
pebbly and protected by white
cliffs, is a natural suntrap and
very warm when the sun shines.
The sea is clear and clean, safe for
bathing and with rock pools for

Beer Quarry Caves: Conducted tours by
trained guides. The underground quarry,
first worked by the Romans supplied stone
for parts of Westminster Abbey, the Tower
of London, Hampton Court and Windsor

Seafood Platter: offer a variety of
dishes, mainly seafood which is
locally caught, plus a variety of drinks
to suit every taste with a wide range
of whiskies, liqueurs, spirits and soft
drinks.
Pecorama: One of Devon’s leading visitor
attractions located high on the hillside
above the town. Pecorama is home to the
famous PECO Model Railway Exhibition
and the Beer Heights Light Railway

village of Beer, only a few minutes walk to the beach.
Accommodation: Entrance to sitting room/dining
room. Light and airy room overlooking Beer consisting
of a 3 seater sofa with two arm chairs, oak table and
chairs. Flat screen TV plus DVD player. Kitchen: new
contemporary Shaker style kitchen, cream cupboards,
dark laminate work surfaces and beautiful red tiles.
Electric oven, gas hob, fridge, freezer, dishwasher,
washing machine and microwave. Door to spacious
cloakroom with WC wash basin, boiler, Peg rack for
coats and stand for shoes etc. Extra storage room for
vacuum etc.
Upstairs: Bedroom 1 to the front of the property
overlooking Beer has a double white/oak bedstead with
matching wardrobe and narrow chest of drawers.
Bedroom 2 also to the front of the property has twin
beds again in white/oak with matching wardrobe and
chest of drawers and mirror. This room has the original
feature fireplace.
Family bathroom which is fully tiled with white suite
of bath, wash basin and WC. There is a Triton electric
over bath shower and shower curtains. This room is
scheduled for refurbishment in the near future, but
please be assured that it is fully functional and the last
project for the owners to complete.
Outside: The property has the garden to the front
which enjoys the view of Beer. It is enclosed with gate
access and terraced with two patio areas and one grass
area. Garden furniture provided. BBQ.
Facilities: Full gas central heating included in rental,
bed linen provided.
Restrictions: No smoking inside the property.
Bedroom 3 has a double white/oak bedstead with
matching wardrobe and chest of drawers, mirror and
situated to the rear of the property.
Our Opinion: Beer View has recently been refurbished with attention to detail.

and attention to detail. This is a larger than average one
bedroom apartment, situated at the end of a cul de sac.
It is both peaceful and comfortable. Book early to avoid
disappointment.
Our Opinion: A very small but pretty and well
equipped one bedroom apartment, just made for
couples, right in the centre of Beer. Very light and
modern with everything needed. The Old Dairy is
suitable for holidays and breaks any time of the year.

Accommodation: The property consists of a

Our Opinion: A charming village property, created from the house and outbuildings of Paezen’s Farm and now tastefully preserved to
provide character holiday accommodation of a ‘home from home’ standard. Furnished and decorated in country style, the property is pretty
and co-ordinated throughout, with traditional pine furnishings and lots of personal touches such as patchwork quilt bedspreads and the
owner’s collection of plates as wall decorations. The rooms in Rock Cottage are a good size and the property is well equipped for both family
holidays or couples wanting plenty of space. Pets with careful owners are welcome here and there are several lanes for dog walking within
easy reach. The cottage is available for holidays at any time of the year, with the original farmhouse fireplace being particularly welcoming in
cooler months. Altogether a very pleasant property in which to spend a holiday.

Branscombe
Mostly owned by the National Trust,
Branscombe is a beautiful valley
meandering down to the sea, past
wooded hillsides and clusters of
thatched cottages. The village is
arranged in two settlements, one close
to the famous Mason’s Arms Inn and
nearest to the beach, the other at the
top end, near the second village Inn,
the Fountain Head and the church.
The wide expanse of pebbly beach is
backed by magnificent cliffs and tea
can be taken at the café surrounded
by uninterrupted sea views. Indeed
the scenery here is breathtaking,
especially from the coastal paths, a
walkers delight, to neighbouring Beer
or Sidmouth and a holiday can be
enjoyed there throughout the year.
Back in the village the Inns serve good
food, plus home brewed Branscombe
beer and there is a working forge!
The famous old thatched bakery is
now a tearoom where time seems to
have stood still. No wonder people
return time and again to Branscombe
to savour the tranquillity and beautiful
unspoilt countryside of a bygone age.

The Masons Arms, nestling in the

A favourite holiday resort in Edwardian
and Victorian times, Seaton is now a
traditional family seaside town, nestling
between the dramatic cliffs of Beer and
Axmouth on the East Devon Heritage
Coast, overlooking the beautiful Lyme

there is plenty to see and do in Seaton, a

The Regency Town by the sea,
Sidmouth is an all season seaside resort
with an interesting history, almost level
local shopping centre and delightful
gardens. Famous for its International
Folk Festival which takes place in
August, the town features two beaches,
both clean and safe for bathing.
The main beach, bounded by the
promenade, is shingle. Jacob’s Ladder
beach, with long stretches of sand and
rock pools at low tide is an interesting
place for the entire family. Everyone

referred to in this agreement as the Hirer. The name and address of
the Property Owner can be provided.
2. Brochure Information
We take every care to ensure the accuracy of the information
contained in this brochure. All information is given in good faith
and is believed to be correct at the time of printing. The Hirer must
accept that minor differences may arise between photographs
and the actual property. All distances given are approximate.
Occasionally, ‘force majeure’ or problems outside our control and
that of the Property Owner may arise which will mean that some
facilities or services become unavailable. If this situation should
arise, we will contact you as soon as is reasonably practical.
Similarly, we cannot accept responsibility for any changes or
closures to local amenities mentioned on the website or by our
representatives or advertised elsewhere. It is also the responsibility
of the Hirer to make any specific requirements/needs known
at the time of booking and to ensure that the holiday property
selected is suitable for their own needs.
3. Payment
Once a booking is confirmed, the Hirer, is responsible for the total
cost of the holiday shown on the invoice. The balance is due to be
paid 8 weeks prior to the start of the holiday. If a booking is made
less than 8 weeks before arrival, the full cost of the holiday is due.
We do not send reminders – the balance due date is detailed on
your Booking Confirmation Statement.
The owners of certain properties will require a refundable security
deposit to be paid prior to the commencement of any booking.
Any security deposit will be refunded within 14 days subject to a
satisfactory property check.
4. Cancellation by You
If you wish to cancel your holiday, you should notify us in writing
immediately. In the event of your cancelling we will endeavour to
re-let the property, however, you should note that you will remain
liable for payment of the full amount shown, although we will give
you credit for any rents received as a result of re-letting less the
expenses we have incurred in doing so.
You should note that in the event of your cancellation it is not
always possible to re-let the property. If we are not able to do
so you will be liable to pay the cost of the booking in full. We
operate a cancellation Plan at no extra charge to yourselves, details
of which are given under the heading Cancellation Plan below.
Where a cancellation is covered by the plan, full repayment will
be made less £50
5. Cancellation by Us
We accept all bookings in good faith on behalf of the Property
Owner. In the event that we, for any reason, have to make
alterations to your accommodation, we will endeavour to offer
you accommodation of a comparable standard and price. If the
only alternative property is of a higher price, we reserve the right
to charge the difference. If you decline to accept the alternate
accommodation for whatever reason, the limit of our liability will
be a full refund of the amount you have paid to us.
6. Alterations by You
Alterations of a confirmed holiday booking cannot usually be
made. However, occasionally we can change a holiday week.
Any amendments will e charged at £30 to cover our costs. Any
duplicate invoices will be charged at £10.
7. Hirers Obligation
Under the terms of this agreement, the Hirer agrees:
i) To pay for all fuel and telephone charges where levied during
this hire period
ii) To pay for any damage however caused, excluding reasonable
wear and tear.
iii) To take good care of the property and leave it in a clean and
tidy condition. If the property is left excessively dirty or untidy a
£40 cleaning surcharge will be payable within 7 days of departure
and the Agent/Owner reserves the right to disqualify the Hirer
from making any future booking with the agent.
iv) Not to allow the property to be occupied by more than the
maximum number of persons stated in the brochure.
Where pets are permitted, but not declared, the Hirer will pay the
appropriate pet fee and will reimburse the property owner for any
unpaid pet consent fees, costs, damages and other losses incurred
as a result of the pet’s stay.
v) Not to allow pets to be left in the property unattended at any
time.
vi) Not to cause nuisance or annoyance.
vi) The Owner and Agent are allowed reasonable access to
the property and its garden at all times and in the case of an
emergency where the Owner/Agent may enter without prior notice.
14. Time of Letting
The accommodation is available between 3.00pm and 5.00pm
on arrival day and must be vacated by 10.00 am on departure
day. These times differ at some properties – please refer to your
Holiday Statement. During high season/school holidays, the Hirer
must notify the Agents if their arrival time is likely to be alter
than 5.00pm when the office closes so that late key collection
arrangements can be made. During the quiet season, office
opening times differ and we will advise you of any specific key
collection arrangements.
15. Liability
Vii) To authorise the Agent to deduct sums from the Hirer’s debit/
credit card as payment for damages, fuel or additional cleaning
not declared at time or on the Hirer’s departure in accordance with
clause i, ii and iii above.
Neither the Property Owner nor ourselves as Agents will be
responsible for any loss or damage to the property of the Hirer or
any member of his/her party (including pets, vehicles and contents)
other than if this arises from our negligence or default of our
employees and/or agents.
8. Party Booking
16. Contract
The person named as head of the party on the Booking Form
will be responsible for all members of the party and will ensure
that they are fully aware of and comply with these Booking
Conditions. If the conditions are not complied with, the Owner/
Agent can refuse right of entry and in this situation no monies will
be refunded. Bookings will not be accepted from persons under
18 years of age or from all male or all female parties in excess of
two without the specific agreement from the Owner. Bookings are
usually non-transferable and any changes to guest details must be
agreed by the Agent in advance. The number of persons occupying
the property must strictly never exceed the number stated in the
brochure description unless otherwise agreed by the owner in
advance in writing. Persons include infants.
9. Pets
Pets are only permitted at properties with our prior consent or
that of the Owners. Charges are made for pets and these are
specified on the Booking Form. If a property contains a description
which states no pets are permitted, you should be aware that
this description does not guarantee that there have been no pets
at the property on any earlier occasion. Pets must never be left
unattended in the property, are not allowed on beds or furniture.
Any fouling of lawns etc. must be cleared up without delay. Dog
owners must ensure that their pets are free from parasites and
fleas before they occupy the property. Failure to do so will incur
substantial charges.
10. WiFi
Please note that internet access, where offered in any particular
property, is intended for recreational purposes only and is not
meant for business use. Speed/service may vary depending on
the package obtained by the Owner. Should guests experience
difficulties or loss of use, neither the Owner nor the Agent will be
held responsible in any way.
11. Personal Possessions
Hirers’ personal possessions may not be insured at the holiday
properties under the Owners household insurance. Hirers should
check their own personal insurance provision in this regard.
The Agent strongly advises that Hirers should take out their own
insurance provision in case they or a member of their party
damages the property in any way and the Owner wishes to be
recompensed for said damage.
12 Complaints
Whilst every care is taken to ensure complete satisfaction with
your holiday accommodation, in the unhappy event of your having
cause for complaint, all complaints must be notified to the Agents
as soon as possible as we must be given the chance to rectify
the situation. You can contact us on 01297 23221 (office hours)
or on the number displayed on our office door (restricted hours
only). Failure to notify us at the earliest opportunity may hamper
our investigations and delay may reduce or extinguish any claim
you have. In no circumstances will compensation be made, or
correspondence be entered into in connection with complaints
raised after the property has been vacated. No complaint can be
entertained at the end of the holiday or after the Hirer has returned
home.
11. Provisional Reservations
Provisional reservations can be accepted by telephone but must
be confirmed within five working days by the arrival of a deposit
equal to one third of the total rental. Provisional reservations will
automatically be cancelled after the five days has expired without
further reference to you.
12. Overseas Bookings
Payment for overseas bookings can be made by credit card or by
direct bank transfer to our account at Lloyds TSB, Trinity Square,
Axminster, Devon. EX13 5AL Account No. 01573527 sort code 3090-37 (the remitter to pay all bank charges)
13. Alteration of Prices
We reserve the right to amend the prices quoted in the brochure/
website due to error, omission, changes in the VAT rate or seasonal
promotions.
This contract is made on the terms of these booking conditions
and is deemed to be made at Jean Bartlett Cottage Holidays, Fore
Street, Beer, Devon. This contract will be governed by English law
subject to the exclusive jurisdiction of the English Courts. If any
booking conditions are found to be invalid or unenforceable then
the remainder will not be affected.
17. Previous Brochures
This brochure and these booking conditions supersede and cancel
all previous issues.
Cancellation Plan – Applicable to all bookings
No extra charge is made for this plan
The cancellation Plan is operated by Jean Bartlett Cottage Holidays
whose decision is final. Jean Bartlett Cottage Holidays must be
telephone immediately if you become aware that you cannot
take your holiday. All cancellations must be notified in writing
within four working days of telephoning us with details of your
cancellation, giving full details of the reason for cancellation
together with a doctor’s letter or other supporting documents
as required. Where a cancellation is covered by the plan, full
repayment will be made less £50. For comprehensive cover we
recommend taking out your own insurance.

• Death or serious injury to any member of the party
• Jury service of any member of the party
• Posting of any member of the party in the armed services
Exclusions
• Pregnancy
• Death/injury/illness as a consequence of a condition known or
occurring prior to booking
• Any member of the party (or relative causing the cancellation)
aged 70 years or over at the time of travel
• Government regulations
• Strikes
• War
• Terrorist activity
• Revolution
• Domestic disputes
• Bad weather
• Disinclination to travel
• Change of employment
• Changes to leave by the employer
• re-existing medical conditions
Claims of any nature relating to or connected with pandemic
or epidemic illnesses or diseases (e.g. bird flu, foot and mouth
disease). Restrictions on travel or activities due to government or
other advice relating to the containment of pandemic or epidemic
diseases or other reasons of national interest.
Any claim for which the claimant is covered by an insurance
policy. In the event of a cancellation not being covered by the
plan, Jean Bartlett Cottage Holidays will use their best endeavours
to re-book the holiday on your behalf and will refund the amount
paid less £50 and any discount given to sell the holiday. Any such
refund will not be paid until after the end of the holiday date.
Retrospective claims will not be entertained. If you require
comprehensive medical/cancellation cover, please request details.
The cancellation plan is not a personal travel insurance
policy and we strongly recommend that you take out full
personal travel insurance.
