The Power of Words
Nothing stands still. In every organization, as in life, there
is always movement, change. To thrive, an organization must
occasionally redefine itself. Last October, after rich discussion
and analysis, our board revealed our new name and logo.
Our new name—Aeon—is a form of the word eon, suggesting a period of indefinite length, forever. Aeon addresses
the timelessness captured in our mission and showcases our
commitment to creating and sustaining long-term community
assets. At Aeon, we strive for excellence through innovation,
and it is our sincere hope that within our new name you may
recognize these enduring qualities as well.
Other elements of our new identity illustrate the richness
of our story:
• Our tagline—Homes for Generations—conveys the timelessness of our commitment to create life-cycle housing (suitable for people of all ages) and the enduring quality of our
homes (lasting for generations).
• Our logo—the tree and home—identifies essential characteristics of our mission and values (rooted, sustaining, sheltering, nurturing) and the colors—green and brick red—provide an earthy, warm palette that suggests strength and life.
Like Aeon, all words have meaning. If asked to define home,
each of us would likely offer a description borne of our unique
experience. At Aeon, our definition of home has positive
meaning, reflecting a state of belonging, a place of rejuvenation and a haven for family. Home—far more rich than
housing—depicts a personal connection: to each other, the
neighborhood and community.
As Aeon enters its third decade, we are proud to help
communities throughout the Twin Cities meet their goals to
create affordable, quality apartment homes. We celebrate our
collective success and, grateful for your commitment of time,
talent and resources, look to the future as we transform our
operations and advance our vision “that every person has a
home and is interconnected within community”.
Together, we will continue to build on established relationships, develop new levels of awareness and commitment, and
expand our ability to deliver on our mission: to redefine what
home means for so many by creating and sustaining quality
affordable homes.

H
er ready smile and confident appearance mask a
lifetime of uncertainty for Patience, a resident at St.
Barnabas Apartments. Now 20, in school, holding down
a good job and supported by extended family and
friends, she talks freely about her homelessness without being overcome by sadness.
“My home here has brought me stability,” Patience explains. Transience was the hallmark of her childhood home experience—shuttled
between shelters, family and friends—until at 17, when she was
kicked out of her mother’s home for the last time and she moved in
with her father. But life with dad was short-lived. After graduation,
she moved in with friends, relied on cousins and was back on-again
and off-again with her mother. “Things were difficult,” she says,
“and St. Barnabas was the only option left.”
At first, life at St. Barnabas wasn’t appealing. “Check-in? Be accountable? Live in a place where everyone knows your business? I
didn’t want that.” But her need for an affordable roof over her head
won out.
The staff warmly welcomed her. “They met me at the door and
said, ‘Come on in!’ Do you know what it’s like to hear that for the
first time?” she asked. “It felt so good to have a door open when so
many were closed.” After a couple of months she became comfortable
with the new routine of life. Feeling a part of the place, she began to
pitch in wherever she could, helping the staff with a variety of projects and eventually claiming her apartment as her home and carrying
herself with a new sense of ownership and pride.
“I was always so ashamed to bring friends into wherever I lived.
Now, I’ve got a place to host them. And,” she adds, “I live more
confidently.” Today, home is where Patience relaxes without worry,
where life is familiar and where the comforts of home—hard won—
are hers.

’07 Achievements: Creating Homes
• Ripley Gardens (North Minneapolis) | 52 units: completed
construction, which included a partnership with Twin Cities Habitat for Humanity to build eight home ownership townhomes
• The Wellstone (Minneapolis) | 49 units: with Hope Community,
closed with 100% of funding, began construction in fall 2007 and
anticipate completion in December 2008
• Franklin-Steele Commons (Minneapolis) | 92 units: with Hope
Community, continued progress and anticipate full funding in
2008, anticipating an early close in 2009
• Har Mar Apartments (Roseville) | 120 units: continued fundraising
and anticipate major funding development in 2008, construction
beginning 2009
• Clover Field Marketplace (Chaska) | 117 units: closed with 100%
funding, began construction in fall 2007 and anticipate completion in fall 2008
“Since I was five or six I’ve been living in and out
of shelters or with family and friends. Now I have
a place I’m proud of, a sense of ownership and
dignity… I’ve never experienced that before now.”

been able to find anywhere else—freedom
and a window of hope—through a caring and
supportive staff.”
N
ot long after Ernie was released from jail, during his
search for a structured, residential housing program, he
learned of Alliance Apartments, an Aeon property. “Back
in the old days,” Ernie says with a wry smile, “this
building stood in the middle of a thriving drug zone.
Today, it’s an oasis, my oasis, where I get up every morning and feel
grateful for another day where I can be free of chemicals.”
At Alliance, Ernie found what he needed to stay clean and sober.
“I wanted a place to grow in recovery and this is where I’m cared for
and where I belong. It’s a good place to grow up, even at my age.”
He takes advantage of everything that Alliance offers—from
on-site support groups and case management resources (contracted
through RS Eden) to self-sufficiency programs and other services
that foster physical, mental, and spiritual growth. All with sobriety
strictly enforced.
From a window in his room, Ernie looks out onto a courtyard,
“This is my window of hope,” he explains. “Each morning I pause and
reflect on another day ahead where I can be free of chemicals, without worry about being locked up, hospitalized in restraints, humiliated or waking up in detox.”
A haven of hope for a man in recovery, Alliance offers Ernie a
renewed sense of dignity, “…only one of the many gifts I’ve received
here.” He likes the staff, the structure, and life without easy excuses.
“This isn’t what I would have imagined home to be,” he says, “But
it’s where I receive the support I need to grow in recovery.” Recently,
Ernie qualified for a Section 8 voucher and is beginning his search
for an apartment. But until then, he’s grateful to stay in the place
he’s come to call home.
’07 Achievements: Sustaining Homes
• Completed financial restructuring to ensure viability of
Elliot Park IV, preserving 234 units as affordable housing
• Received additional funding for updates to Paige Hall,
anticipating completion in 2008
• Secured $1 million of funding to upgrade The Archdale—
including rehab of all 30 units, a new youth program space and
overall maintenance—with completion anticipated in June 2008
• Finalized plans and made substantial progress on the rehab
of 1822 Park Apartments to include 18 quality rental units for
individuals living with mental health and developmental challenges and a partnership with Oak Grove Care Center to provide
on-site services
• In partnership with HOME Line, continued development
of a strategic plan to increase affordable housing preservation—
through increased funding, policy development and deeper community presence—within the greater Twin Cities metropolitan area

“I wasn’t treated like a risk or a liability. We
were a family living in a difficult situation and
they treated us with respect.”

A
single mother living with multiple sclerosis, Tonya, and
her 13-year old daughter, MaryKate, had a lot going
in their favor before the bottom fell out of the housing market. “I refinanced to purchase a car that would
accommodate my scooter. Of course, I should have asked
more questions,” she admits, “but I was assured that with my limited
salary and Social Security benefits, I could easily handle the increase
in my monthly mortgage payment.”
But “easily” didn’t pan out. Shortly after refinancing, Tonya
discovered that 90 percent of her income was required to finance her
mortgage. She turned to credit cards to cover living expenses. After
missing two mortgage payments, she found herself in foreclosure and
in less than a year, Tonya and MaryKate were without their home.
Early in the process, Tonya was approved for Section 8 benefits.
“We began an endless tour of properties that I wouldn’t want anyone
to live in,” she explains. “One day I read an ad for Ripley Gardens in
a rental magazine. When we visited, we said, ‘Yes!’” The redeveloped,
historic Ripley Memorial Hospital provides quality rental and home
ownership opportunities for mixed-income households.
From her first encounter, Tonya knew that she had nothing to fear.
“They made me feel like I was a regular person,” she recalls, “not a
bum.” The staff assured her that families in need of affordable housing are exactly why Ripley Gardens
was created.
“It’s beautiful,” Tonya says as she looks across the cozy community
room and out onto the front lawn. “It’s clean, the buildings are in
excellent shape, it’s in a good location and we feel safe here.”
Today, Tonya and MaryKate are at home again in an apartment
where they live safely, in good conditions, for reasonable rent. “We’re
in a place where we’re blessed,” she says, “where people welcome us
with respect.”
’07 Achievements: Connecting Homes
• Conducted feedback sessions, resulting in a plan to develop
intentional communities, safety and crime prevention guidelines,
and community engagement and leadership opportunities at all
residences
• 700 residents participated in neighborhood engagement
activities, including: movie and game nights and neighborhood/
property safety initiatives
• New resident orientation/welcome packets (which include
information about places of worship, food banks, bus routes,
neighborhood associations, etc.) were designed to foster deeper
connections between residents, properties and neighborhoods
• Consultants offered workshops for residents (topics included
the Culture of Poverty and Somali Culture) to encourage dialogue
about cultural differences and promote understanding of personal
biases and assumptions

housing Aeon has developed. These consolidated financial statements include
the accounts of Aeon and all related entities that Aeon controls. All material
intercompany accounts and transactions have been eliminated in the consolidated statements. The Statement of Activities also summarizes the operating results for Aeon’s General Fund. The General Fund reflects the operating
results for all Aeon activities except the operations of its rental properties.
