Ut volobore feuisisim ilit luptat utatum 5 WORKPLACE WORKPLACE 6 Suzhou Dushu Lake Masterplan Jiangsu, China Located on a gateway site to the city, this high density mixed use masterplan includes a series of office towers as well as retail and residential uses. It aims to strengthen access and transport links and provide an identity for an emerging residential district. At the heart of the scheme is an ecological park that connects to the waterfront and is part of the interweaving of landscape, water and infrastructure. Sequat. Ut volobore feuisisim ilit luptat utatum Nirlon Knowledge Park Mumbai, India BDP has redeveloped a nine hectare former industrial site into an IT Park for Nirlon Ltd. The park focuses on a central landscaped zone, around which three flexible building zones are located. Pockets between the buildings open up to give views of the park. Some of the industrial elements were retained, including an old cooling tower which has been converted into a grand café. Birchwood Park One of the largest mixed use business parks Warrington, UK Park spans 30 hectares and is home to 125 in the north west of England, Birchwood companies. The masterplan includes design guidance to ensure a cohesive, co-ordinated approach is taken for all future development and long term investment and provides a flexible plan to respond to changing market requirements. The main spine of the park is developed as a major landscaped boulevard, providing clarity of layout and orientation. Hongqiao Business District Shanghai, China This new business district near Shanghai is a flexible mixed use, mixed density masterplan which allows for future growth and encourages innovation. The development will include offices, conference/exhibition space, retail, leisure and landscaped public amenity spaces. Key drivers in the design are the natural and climatic assets of the site and location, and their optimisation in creating sustainable design solutions. 13 WORKPLACE WORKPLACE 14 HafenCity Hamburg, Germany The Überseequartier is at the heart of HafenCity, a new district formed from 155 hectares of harbour area regeneration south of Hamburg’s city centre. This quarter, comprising approximately 240,000 sq m of gross floor space, will provide an urban mix of culture, leisure, housing, hotel, retail and offices in a waterside location. BDP’s design for a mixed use building, Linnen, sits at the core of Überseequartier. WORKPLACE 16 Atlantic Quay Glasgow, UK Atlantic Quay has seen the construction of six grade-A office buildings designed by BDP since 1994. It forms the heart of Glasgow’s International Financial Services District and incorporates high quality landscaped public realm works, designed as part of the masterplan, and continuing a new east-west pedestrian route through the centre of the gridiron street plan that dates from the 18th century. Key to the design is that it provides a building that works within the context of the locality and one which responds to the business and operational needs of B&Q. Ut volobore feuisisim ilit luptat utatum Roche Headquarters Welwyn Garden City, UK The UK headquarters for Roche, a leading healthcare company, brought together more than 1,100 employees who were previously located across four separate sites. The building is based around an internal street which connects the open plan work spaces together with a range of facilities including a restaurant, café, health and fitness centre and library. West Lothian Civic Centre Livingston, UK The new centre brings previously dispersed services including council departments, courts and police under one roof, and is seen as a prototype for delivering more joined-up services to the community. Externally the building is a direct expression of the range of functions within, revealing the council chamber, the courts, the large glazed volume of the civic space and the linear office wings as distinct architectural forms. Ut volobore feuisisim ilit luptat utatum Waverley Court Edinburgh, UK The Edinburgh City Council offices sit at a critical midpoint in the key route from the main shopping street to the Scottish Parliament. The building is predominantly open plan in accordance with the Council’s desire to provide a sociable and dynamic working environment and is organised as a series of office suites arranged around a landscaped courtyard and an internal atrium space. The building composition of narrow-plan office spaces and courtyards is unified, when viewed from surrounding vantage points, by a series of landscaped roof terraces. Defence Science and Technology Laboratory Wiltshire, UK This whole project comprises new premises for the MoD’s Defence Science and Technology Laboratory (Dstl) on two sites, and includes a new combined office and laboratory building of approximately 20,000 sq m. The heart of the flagship building on the Wiltshire site is an internal three storey street containing circulation and social spaces, flanked at each level by cellular laboratories to one side and open plan offices to the other. The offices are arranged around a central courtyard and two top-glazed atria. 29 WORKPLACE Graham Headquarters Belfast, UK The design for this HQ is a reflection of sustainability in material selection, sustainable engineering and construction techniques, and serves as an exemplar for any new office development seeking to minimise its carbon footprint while offering a superb working environment. It has achieved a BREEAM ‘Excellent’ and an EPC ‘A’ rating, making it one of the lowest energy office buildings in Northern Ireland while working within normal budget constraints. 31 WORKPLACE Developer led workplace must be value driven, from maximising the potential of the site in its physical and regulatory context, to delivering optimised levels of net to gross efficiency and buildability. Successful developer led buildings focus strongly on the needs of the end user, and demonstrate both a flexibility and high performance in use that attract and retain the Commercial Workplace most discerning occupiers and deliver long term investment value. Our projects demonstrate a design lineage informed by a close understanding of both developer and end user needs and a commitment to sustainable, low energy development. Consisting of 40 storeys the building opens out into a shopping mall at the podium levels. It also includes green roofs and public landscaped skygardens with dramatic views into the city to enhance the occupants’ wellbeing. WORKPLACE 36 Abacus, Edinburgh International Conference Centre Edinburgh, UK Abacus is a 20,000 sq m office scheme in Edinburgh city centre which completes the Exchange commercial quarter. It occupies the air rights over a major below ground extension to the multipurpose International Conference Centre – also designed by BDP. Office floors are arranged in a horse-shoe plan around a central atrium which opens onto light and views to the south. Retail spaces and an art wall engage with the urban realm around the building whilst the top floors are carefully modelled to protect views of Edinburgh Castle. 2 Hardman Street Manchester, UK The seven storey building lies within Spinningfields, Manchester’s emerging commercial heart, and sits at the south east corner of the 13 hectare mixed use site, in a conservation area. The building’s architecture responds carefully to its surroundings, both in scale and in terms of the materials used which include terracotta tiles, glass and aluminium extrusions and achieves the overall masterplan aims of defining the street grid on Hardman Street. WORKPLACE 40 70 Gracechurch Street London, UK In a new venture for Marks & Spencer, this project in the City of London comprises traditional retail at ground and first floor level, and also speculative offices covering floors two to seven. The office floors are penetrated by an atrium and provide high quality space on large scale floors suitable for a single corporate occupier, but the design also means that the floors can be subdivided to accommodate different tenants without any loss in the quality of the environment. Key features of the elevational treatment are a horizontal expression of the separation between the office floors and taller retail floors, and a clear identity for the office entrance. 41 WORKPLACE 11 Ducie Street Manchester, UK The six storey building for a developer client was part of their Piccadilly Basin masterplan. Situated along the southern edge of the canal basin, the building - used by BDP’s Manchester studio - provides large open plan space and ancillary accommodation including a hub space at ground floor level overlooking the canal. A striking feature of the building is the punctuated stainless-steel south façade that rises above the Ducie Street colonnade to contain the open plan studio areas before sweeping over to form the roof of the building. WORKPLACE 44 Capella Glasgow, UK Capella marks the completion of BDP’s masterplan for Atlantic Quay. The 11 storey office tower is quadrant shaped on plan in response to a landscaped rotunda generated by the masterplan. The large, shallow plan flexible office floorplates, and high quality of the development’s setting, common areas and finishes, have proved popular with tenants, particularly on the upper floors which provide unrivalled 360 degree views across the city centre for over 20 miles. 45 WORKPLACE 1 North Bank Sheffield, UK This project has taken the brief for a speculative office and has successfully transformed it into a new architectural landmark in Sheffield, worthy of its city gateway location. Notable civic gestures include the careful scaling to stitch the building into its urban context and the lifting up of its riverside frontage. The composition is further enhanced by meticulous detailing, with the arrays of bespoke solar shading providing character, depth and delight. The top floor is now home to BDP’s Sheffield studio. WORKPLACE 48 Both simple economics and the sustainability agenda point to an increase in the reuse of existing building stock for current and future needs. This trend is increasingly apparent in the workplace sector, and BDP has accumulated a significant body of expertise in projects ranging from the adaptive reuse of listed 18th century former mill buildings to transforming inefficient ‘energy hungry’ buildings designed in the 1980s into flexible, Adaptive Reuse & Refurbishment low energy contemporary offices. All of these projects reflect an approach which is about understanding and reusing what is of historic, cultural or physical value in the existing building and sensitively integrating new fabric and installations to meet future needs. Ut volobore feuisisim ilit luptat utatum 49 WORKPLACE WORKPLACE 50 The Round Foundry Leeds, UK The Round Foundry is considered to be the world’s only surviving first generation engineering works, and includes seven listed buildings. The 1.5 hectare mixed use development comprises repaired and converted historic buildings together with new infill buildings. The accommodation includes new apartments, commercial floorspace and retail uses including a pub, a restaurant and a coffee shop. The existing street pattern is retained, and pedestrian routes are expanded to improve linkages and cross-site routes. 51 WORKPLACE WORKPLACE 52 BBC Mailbox Birmingham, UK When the BBC in Birmingham moved to new premises in the Mailbox, a large mixed use development, formerly a 60s post sorting office, they required a modern interactive office environment also designed to showcase BBC creativity to visitors, with views into TV and radio studios and editing suites. A dramatic four storey entrance space links the lower level retail entrance with the upper level office areas, which are defined by lightweight suspended mezzanine floors with flexible service spines delivering fresh air, power and data cabling. 53 WORKPLACE Tanfield House Edinburgh, UK The brief was to transform an existing inflexible single occupier design into a flexible contemporary business centre capable of accommodating a range of potential occupiers. The refurbishment incorporates a new atrium street through the deep plan office floors, providing access to individual office suites, and creating a light filled social heart for the building. WORKPLACE 56 Navigation Warehouse Wakefield, UK Navigation Warehouse is a Grade II* listed building dating from 1792. It is a rare survivor and the finest and most complete grain warehouse in the area. The building was in a state of dereliction and partial collapse after lying empty for over 25 years. It has been repaired and converted to provide multi-tenanted office accommodation on the three upper floors with bar and restaurant uses on the ground floor. The project combines best conservation practice with meticulously detailed contemporary design and is seen as an icon for the regeneration of the Wakefield Waterfront. Sequat. Restoration work and significant interventions to the 1930s landmarks will connect the buildings for the first time, and include the installation of a glass and steel feature stair and lift, and creation of an entirely new public ground floor exhibition and entertainment space. © Ryder 15 Exchange Place Glasgow, UK BDP’s Glasgow studio occupies three upper floors of a listed building which was completely remodelled and stripped back to the structural floors and stone external walls to create a clean, flexible and bright environment more typical of new-build office space, but benefiting from retained features that are part of the character of the listed building. 61 WORKPLACE Our design group offers a range of services to corporate clients, from high level strategic advice on premises strategy, to detailed space utilisation studies, brief making, and move migration strategies, to the design and delivery of innovative and award winning workplace fit-outs. Designed to reflect the client’s aspirations for a high quality and interactive space, detailed layouts, materials, finishes and colours were developed to create a different feel for practical space, staff special areas and client areas. BDP was also sustainability consultant on this project, the first building in London and the first major office in the UK, to be awarded the elite standard of BREEAM ‘Outstanding’. This relocation project continues to advance PwC’s approach to innovative flexible and connected working practices. The accommodation is mapped onto one and half floors with all the practice staff located on a single floor. The half floor provides interaction space, meeting space, multi use refectory/presentation space, library and quiet space. 141 Bothwell Street, PwC Glasgow, UK Sequat. Ut volobore feuisisim ilit luptat utatum BSkyB New Horizons Court London, UK New Horizons Court is a complex of four buildings acquired to consolidate the administrative and corporate functions of BSkyB onto one campus at Brentford. Three buildings provide the core of the office accommodation whilst the fourth provides welfare, amenities, meeting/training suites and restaurant facilities including a café style operation providing a day long alternative social area. Meeting pods act as office landmarks enhanced by the application of Sky branded super graphics. Deloitte Manchester, UK This new office was designed for the relocation of Deloitte to allow for business expansion. The design utilises strong geometry, bold light features and a palette of materials that reference the local area. In order to deliver the staff and client focused amenities required, BDP spatially engineered the design to create highly efficient working zones and cleverly adaptable spaces. Sequat. Through the use of colour, material and form the team evolved a design concept that navigates the user throughout the whole campus, through individual buildings, and back to their desk. Through the use of a bold palette of tonal colours and a strong geometric design language, a dynamic working environment that offers flexibility and choice to users has been created.
