Dec 8 and Jan 13 As you may know, Chapman Place Trust, (aka: you via your Trustee Board) schedule repairs and upgrades throughout the development in segments. This year we completed a significant paving project that not only addressed some roadways but also many driveways. Coupon Booklets for Condo fees are ONLY available upon request. If you would like one, please call the office and make the request. CPC Office: 978-537-8041 Condo fee’s are due on the first of each month all year long. Everyone is expected to pay their fees on time. When you don’t pay your fees on time, you are costing the community precious resources. We have been able to enjoy keeping our fees at the same rate for many years. Please don’t be a repeat offender. When we do a project like this, it is very important that we follow up and make sure that the repairs or upgrades are cared for properly. Unfortunately, accidents can happen. We get that. In life there are accidents. When that happens all resident needs to do is call the office and report the issue and someone will come to view it and help with finding a good resolution. This article is not about the occasional situation. This article is to address the known offenders and areas that are effected. It doesn't matter if you have a newly paved area or not, you are responsible for any leakage from your vehicles or any other staining that may occur in your driveway or walkway. It’s pretty simple. For the people with newly paved driveways and walkways you have already been notified of your responsibility to keep the area clean and stain free. The Trustees have had to create a process to address those who are creating stains. The unit owners will be responsible to cover the cost for Chapman Place to remove/cover the stain. The assessed charge could be up to $150. Please know that the development is monitored for changes that occur to the property. It is always much more productive to work with the office for a solution to a problem than to pretend it doesn't exist or that it couldn't possibly be your fault. Decorations may be hung from Thanksgiving through the second week of January. Lights should be off by 11 p.m. No permanent attachments or decorations in the common areas, please. We would like to remind you of the process that is in place to address an issue, discuss a situation or lodge a complaint. We respectfully ask that you do not address the Community Administrator or board members regarding Chapman Place business when you see us out and about, working or otherwise going about our business. There is a process if you have a complaint or concern. Call or email the office. It will be logged appropriately which provides accountability and follow up for the office and board. Christmas is right around the corner. Remember, if you purchase a live tree it will be your responsibility to remove it. The trash company no longer takes them so do NOT leave them next to your tote. If you would like Chapman place to remove it, you must call the office. There will be a $15 fee. There is no parking in the Visitor’s areas during snow removal. You may park at the clubhouse. Please use the garage to store your car and move other vehicles out of the way when the Bobcat is on your street. Please listen for the plow and get your vehicle moving! This is a big job, so please try to help the vendor by promptly removing your car(s). If you have specific requirements for snow removal, please contact the office. Notify the office immediately if you notice any damage from snow removal. Help yourself to the sand at the mailboxes and the salt at the clubhouse. Remember, you have paid for it. It belongs to Chapman Place residents ONLY. Your cooperation is appreciated. Clubhouse Rental Large family and small kitchen? Book your parties at the clubhouse by calling 978-537-8041. There is a low $75.00 rental fee plus a $100 security deposit. If the facility is left clean and undamaged, the security deposit will be returned to you. Don’t delay, book today!
