The legislation is the CDM – or Construction Design and Management Regulations. The other is the charges being imposed by water companies that might prevent homeowners from going ahead with extensions including conservatories and orangeries. We will have more from you on the implications of the CDM Regs next month. To summarise, they will no longer exempt projects that take less than 30 days to complete – so conservatories can be included. As they require a Project Manager from the client side, homeowners could find themselves being made responsible for things such as health & safety whilst contractors are on their property. Meanwhile, a debate at the House of Commons on Friday, 16th January, hosted by Mark Pawsey MP, centred on the costs and restrictions that are being imposed by water companies. In the past it was the responsibility of private households to maintain the sewage pipes on their land but from 1st October 2011 in England and Wales the responsibility for the majority of sewers was transferred to the water companies. As a consequence, water companies are forcing homeowners to seek their agreement when constructing conservatories or extensions either over a sewer or within three metres of a sewer. While the initial idea was to simplify the process, some homeowners have found that many of the water companies are taking an excessive amount of time to respond and in some cases are charging two or three different administrative fees for granting permission. Quite often these fees can run into thousands of pounds. Water companies are being encouraged to adopt an industrywide code of conduct that outlines best practice for installing conservatories or extensions in cases where building work may be close to a sewer, in order to provide clarity for consumers who wish to extend their homes. A consultation document that was released in December now refers to insisting on a high quality of build for all properties. It also makes a commitment to ensure the growth in house building does not stall - with a plan to earmark land previously not considered for a massive expansion. Both pieces of news will be welcomed by the installer community - more houses means more windows and a strong emphasis on energy efficiency will be a boon for those offering energy efficient grades. The UK Green Building Council has today responded to a consultation on Starter Homes, in which. In September of last year, PM David Cameron said that 100,000 new Starter Homes would be exempt from a raft of taxes and restri ctions including the zero carbon homes standard. However, in the recent consultation there is no mention of the proposed exemption. John Alker, Director of Policy and Communications at the UK Green Building Council, said: “Dropping the zero carbon exemption for Starter Homes is a welcome climb-down. It appears someone has listened to concerns, seen sense and stuck to the policy for all new homes to be zero carbon from 2016. We should not have to compromise between the quantity and quality of new homes in the UK. By adhering to the zero carbon standard, first time buyers will enjoy homes that are of a better quality and with significantly cheaper energy bills.” Sustainability progress Meanwhile, the NextGeneration organisation has marked a decade of sustainability progress for UK homebuilders. NextGeneration assesses and ranks the UK’s 25 largest homebuilders on their sustainability performance. The Berkeley Group claimed the top spot once again in 2014. Crest Nicholson came in second with Barratt Developments closely behind in third. Through the benchmark, homebuilders are assessed by property consultants JLL on a wide range of criteria relating to high-quality, sustainable housebuilding and are given an overall percentage score out of 100. This year the Berkeley Group achieved a score of 87%, and Crest Nicholson and Barratt Developments scored 82% and 81% respectively. For the first time, NextGeneration has introduced awards to recognise those companies who have earned their place as sustainability leaders within the sector. Seven companies received awards for scoring above 80% (gold award), 70% (silver award) or 60% (bronze award) in the benchmark. The Berkeley Group, Crest Nicholson and Barratt Developments all received gold awards, Linden Homes a silver award and bronze awards going to Taylor Wimpey, Countryside and Redrow. i SYNSEAL SECURES VALUABLE COVERAGE Synseal has secured valuable coverage in the national press thanks to a consumer survey report entitled ‘Mr & Mrs Made It’. The commissioned online survey was carried out on behalf of Synseal by independent research agency OnePoll and gathered the views of 2,000 employed homeowner adults living across the length and breadth of England, Scotland and Wales. The results were thoughtprovoking. Mr and Mrs Made it live in a house worth 500k, earn a joint salary of £100k, have two cars on the driveway and will be close to paying off their mortgage. They live in at least a four bed house, they spend time in the garden which stretches to 1,000 square feet or more and manage two trips away a year. They have a glazed conservatory and frequent shopping trips in other cities were also listed among the top 50 signs a couple have really made it in life. They also own an orangery, have a wet room and regularly shop at Waitrose. “Although this research was commissioned as a serious exercise with a statistically robust sample, our consumer PR agency Cogent Elliott recommended that the results were published in a fun and upbeat manner and we were pleasantly surprised when the national daily newspapers really latched on to the story, both in printed papers and also online publications” says Mark Schlotel, Head of Marketing at Synseal. “We were delighted to secure over 50 significant press cuttings for our Synseal brand in the Times, Independent, Telegraph, Mail, Mirror, Express, Metro and London Evening Standard amongst others.” i The Installer | News | 7 Pg 07, 08, 10 News January 2015_Pg 05, 06, 08 & 09 News April 2008.qxd 26/01/2015 12:01 Page 2 News AWARDS FOR LONG SERVICE The VEKA UK Group, the UK arm of family-owned PVC-U fenestration multinational, The VEKA Group, has presented employees with long-service awards constituting over 450 years' loyal service. The awards were presented at both the Group's Burnley HQ and its facility in Minworth. The Burnley site was visited earlier in the year by Business Secretary, Vince Cable MP who opened its £5m state-of-the-art mixing plant, praising the company for its part in the town’s positive success story. Recognising 31 employees in total, the awards presented ranged from five years’ service through to a staggering 25 years each for Burnley’s Stewart Berry and Pat Parry, Production Unit Leader and Head of Logistics respectively, and Edward Weller, Production Operative from Bowater Doors in Minworth. The German brand was introduced into the UK in 1986, originally known as VEKA plc before, on its 25th anniversary, rebranding as The VEKA UK Group to reflect its acquisition of Bowater Building Projects. But his joy was tempered by not being able to share the moment with the whole workforce. Adrian therefore set out to correct that by staging his own reenactment of the ceremony for the G Awards, presenting everyone at Quickslide’s Brighouse factory with their own mini ‘G Award’, to recognise their crucial part in the company’s success. Quickslide’s entry was based upon the company recognising a number of negative issues in its World Class Manufacturing System – similar to that used at Toyota – and creating training strategies to correct them. Ultraframe has carried out significant research that shows that up to 33% of consumers looking for a conservatory roof replacement would consider a solid roof. Steve McIntyre sheds some light on this growing market T he market for conservatories in the UK peaked in 2006 at just under 240,000 units with a retail value of £1.8bn. But the decline in conservatory sales started well before the start of the 2008 recession suggesting that the popularity of the conservatory had begun to wane. Sales in October were the highest recorded in the firm’s 21-year history. Senior’s SMR900 curtain wall systems and SPW600e window .systems were installed by Gardiner Window Services. The robust, tubular aluminium SMR900 system was installed on one elevation of the building to flood the interior with natural light and to ensure a modern, open feel was maintained for the building’s users. Group marketing manager Steve Clarke comments: “Being greener is not as tough as some might think. The easiest place to start is with monitoring and managing emissions.” He said that some emissions management actions have to be long-term measures, such as vehicle procurement strategies. Others can be carried out in the medium term, such as rigorous service scheduling and preventative maintenance. Van users can monitor emissions, vehicle by vehicle, across the whole fleet by using CO2Count. If you do not know how high your emissions are, you can hardly know if you are reducing them.” i fuelcardpeople.co.uk Aesthetically pleasing, high performing, and with a heritage dating back to the 1920s, steel windows are strong and durable and, with their slender glazing bars and characteristically large areas of glass, can be expected to last the life of the building, if properly maintained. Modern steel windows made by Steel Window Association Members are doubleglazed, thermally-efficient and benefit from good security, durability and ease of maintenance. The steel frames are generally hotdip galvanized and have a high quality, factory-applied, polyester powder coat finish to ensure they remain rust-free and will not need to be painted for at least twenty years. Older windows did not have the same protection as those made today but huge numbers are still in use thanks to regular care and maintenance. Should the need arise, they can be overhauled on site or in the workshop by Steel Window Association members. Such work may range from basic ‘ease and adjusting', so that they open and close better, to full refurbishment. Steel windows, like any other building element, should be checked at regular intervals. Simple measures include always having the metal frame surfaces of windows washed down at the same time as the glass is cleaned, and undertaking an annual inspection of weatherseals, joint sealants and working parts. Light lubrication of hinges, pivots, handles, stays and catches will ensure they stay in good working order.
