1. COMPONENT SELECTION
1 ) Overview
BSB is the abbreviation for “BROAD Sustainable Building", with
BROAD proprietary technologies. All components are
factory-made with premium quality and amazing construction
speed. It holds records of“6 stories in one day”, “15 stories in one
week”, and “30 stories in 15 days”. With comprehensive and
disruptive innovations in the building structure, materials, process
and performance, BSB brings its residents super clean air with
PM2.5 filtered by 99.9% while 80% more energy efficiency. It offers
investors controllable and low cost, architects simple and flexible
designs, construction companies safety and efficiency, which
actualizes zero pollution projects for cities, reduces CO2 emissions
for the earth. Humans have experienced revolutions in industry,
agriculture, transportation and information, yet not in buildings,
so closely related to Mankind. Here now comes the revolution.
In 2009, BSB was developed by BROAD Air Conditioning Co. Ltd.
well-known in more than 80 countries. In the same year, BROAD
Sustainable Building Co. Ltd. was established with its Central
Factory located in Xiangyin, Hunan. From its 1st generation in
2009, the 2nd generation in 2010, the 3rd generation in 2012 and
the 4th generation in 2014, a total investment of 500 USD Million
on R & D & Factory setup was input, and more than 30 buildings
have been completed.
This handbook is a brief introduction to the building types, design
and purchase information of the 4th generation of BSB, and a
guide to clients and design institutes to select BSB buildings or
components. Please pay attention to every data provided.
2 ) Structure
• BSB adopts an all-steel frame structure, which contains
components like columns, crossbeams and main boards, stairs,
roofs, etc. All projects must be designed per standard structural
parts.
• Basic dimensions (mm): floor height 3000, clear height 2740,
clear height under beams 2440. Clear width of span 12000,
clear length 12000 to 36000. Window opening height 2200 and
width 3000. All projects must be designed per dimensions
described above.
• The functions of column are similar to those of conventional
frame structure buildings. Box structure is adopted. The
dimension of the column section is 800×400. Each standard
column is 4-story high, using steel with wall thickness between
δ10 and δ100, depending on the floor and load. The thickness
varies every 20 stories.
• The function of crossbeam is similar to that of frame beams in
conventional buildings: the ends of crossbeams are
connected with columns and sides with floor slabs. Steel
concrete box structure is adopted; length: 3100/3350/3550,
width: 460, height: 800. Light-load, medium-load, major-load
and ultra-load beams are arranged per the floor and load
requirement.
• The function of main board is similar to that of the floor slabs in
conventional buildings: a composite structure with SRC slabs
on the top and supported by steel frame, ready with horizontal
ventilation, plumbing and electric wiring. The steel-molded
concrete surface is smooth and uniformly colored. It can be
used directly. Wood, ceramic or marble floorings can also be
added onsite.
• BSB main board has two sizes: Larger ones can be hoisted
directly after being trucked to the site and the smaller ones,
suitable for overseas containers, have to be assembled to
larger slabs before being hoisted. Clients can choose either
size or both sizes. The larger size is 12000x4000x560 and the small
size 12000x2000x260. When two small sizes are assembled into a
large one, reinforcing beams have to be added to make the
height to 560 in total.
• The design load of main board is 500kg/m2 and the concrete is
C40.
• The staircase is made of lightweight RCS structure.
• Openings for stairwells and elevator shafts are reserved on the
main board during assembling.
• The roof structure is the same with the main board but with
insulation and slope for water to run off. It can also be used for
activities and greening; the maximum greening and snow load
is 1t/m2.
• The selection of columns and crossbeams is based on specific
load calculation. Other components are standard ones such
as main boards and stairs.
• All structures use a cold-galvanized paint, which has to be
repainted every 50 years.
• When installing onsite, columns, crossbeams, and main boards
are pre-bolted, then welded and the welding joint is covered
with anti-corrosion paint, and finally concreted, making the
floor a whole piece.
• Structure is the soul of BSB and its unique values include:
① Minimal amount of concrete used, yet with sufficient
stiffness (125kg/m2).
② 12m wide column-free span, yet without consuming extra
steel (for example: approx 60kg/m2 for 30-story buildings and
below and 85kg/m2 for 60-story buildings).
③ 3m floor height and a 2.74 m clear height (and the ceiling
includes pipes and wires for ventilation, water and electricity).
④ Magnitude-9 earthquake resistance, yet with a speed of 2
stories/day.
3 ) Special Structure
• For super-high projects, Sky Streets can be built, with a width of
5.5 m, a turning radius of 8 m and a ramp at 11%. The street can
run a 6t truck, which can be used for logistics during installation,
but it is commonly used for pedestrians and evacuation.
• For large projects, huge column-free atriums can be built, with
a width of 20m, a length of 20-36 m, and a height of 3-8 stories.
• Parking lots of different types can be built in the building
(Please read the latter part).
• For commercial projects, added height can be achieved, with
a floor height of 3600 and a clear height of 3300. This
non-standard structure breaks all the standard sizes for
standard exterior facade and windows, interior walls, stairs,
and Sky Street, adding substantial costs for production and
management. Clients are not advised to do so unless
absolutely necessary. It is advised to only consider the ground
floor for added height. For certain areas that need added
height, it is advised to use two floors as one so that no
additional cost is needed.
4 ) Exterior Facade
• BSB adopts a super building envelope with thick insulations and
multi-paned glass windows. For tropical areas, δ100 insulation
and triple-paned windows are used; for temperate areas, δ200
insulation and 4-paned windows; for frigid areas, δ300
insulation and 4-paned windows. 80% energy saving is the
design target for exterior facade. Super energy savings are the
distinctive value of BSB.
• Standard exterior facade materials: concrete, steel and
coated glass are available for the wall surface. The insulation
material is rock wool.
• Clients can either use standard exterior facades or have them
painted in any color, or covered with ceramics or marbles, or
choose 3-dimensional modeling of any shape. In short, the BSB
exterior facades and windows are bolted dry-hanging,
convenient for design, and the exterior facade set aside a
second decoration load of 100kg/m2.
• Clients can also order special exterior facades from BSB.
• Materials for windows: stainless steel for fixed windows and
plastic steel for operable windows.

• Window selection: window opening’s width 2840, height 2060,
in 3 options: fixed, half-operable (i.e. a 780-wide operable
window or a door to the balcony) and operable.
• The balcony is optional and can be added after completion of
construction, as the standard exterior facade have reserved
bolts for balcony. The bolts can also be used for hanging any
aesthetic components of no more than 100kg/m2.
• The exterior facade can be partly or entirely designed and
constructed by clients themselves, in which it should meet the
requirements of thermal bridging, sound isolation, rain-proofing,
and fire safety.

filtration efficiency is 99.9%. The fresh air is 100% from outdoor,
and no return air is mixed. The superior air quality is the
distinctive value of BSB.
• The central air conditioning machine rooms are usually located
in the basement. Central fresh air machine rooms are set in the
middle part of buildings and every 30 stories is a partition.
• All the BSB fresh air systems are from BROAD Group, and the
machine room takes very little space. Generally, the standard
cube (159m2) for every 30 stories occupies 90m2; plus 40m2 for
electrical equipment, so it only totals 130m2, accounting for
about 2.7% of the whole usable built area.
5 ) Interior Outfitting
7 ) Water Supply and Drainage
• Floorings: The main board’s surface is nearly as smooth as
marble. Therefore, it can be used directly or clients can have it
covered or ask BSB to cover it with wood, ceramic, marble or
vinyl floorings. If the marble is thicker than 12mm, BSB must be
informed before the structure design, so that the building load
calculations can be adjusted accordingly.
• Ceilings: There are two types of ceilings, hard and soft. Hard
ceilings are made of fiber cement and soft ceilings mineral
wool board, generally used for public buildings.
• Interior walls: The materials for the interior walls are concrete
sandwich panels, which come in three types, the
1-h-fire-resistance panels, the 2-h-fire-resistance ones and the
3-h-fire-resistance ones. Clients can choose accordingly. Each
panel is 400mm wide, 2425/2710 mm high and 60/80mm thick.
The surface material is reinforced concrete with sandwich
insulation inside. The surface is smooth and can be used
directly or added with decorations.
• Interior doors: All door openings are 2440mm high. The
entrance door is 900mm wide, the room door is 800, the
escape door is 900, and the double door is 600×2. All doors use
materials corresponding to fire resistance requirements, and
entrance doors and room doors use wood veneers.
• Clients can add decorative molding, paint, finishes, lighting,
partition walls, etc. after the completion of BSB standard
interior outfitting.
• Clients can design and construct interior outfitting by
themselves, or use some BSB components.
6 ) HVAC
• Central air conditioner is powered by gas (or various sources of
waste heat); projects of a floor area over 100,000m2 generally
adopt a cooling, heating and power (CHP) system.
• The central air conditioner can also supply domestic hot water.
• There are two modes of air conditioning terminals: Mode A:
central fresh air + room coils; Mode B: central fresh air + central
coils.
• Mode A equips each room with coils, which allows quick
adjustment of room temperature.
• Mode B has a fresh air pipe and a conditioned air pipe (the
conditioned air is 13℃ in summer and 36℃ in winter), and the
conditioned air is used to adjust the room temperature. This
mode of temperature regulation is slower, and is therefore
mainly used in public buildings and all day air-conditioned
rooms.
• The chiller load is about 30W/m2. The terminal load of mode A is
about 80W/m2 and the terminal load of mode B is about
40W/m2. For both modes, the room temperature is designed at
26 ℃ in summer and 22℃ in winter.
• The hot water load is about 5kW/ person/day, based on the
calculation of 150L hot water consumption/person/ day.
• The insulation thickness of central pipes for AC water supply,
water return and hot water is δ50-100 and that for branch pipes
is δ20-30.
• The fresh air volume calculation is based on 2.5m3/m2 or 40m3/
person/ hour. For long corridor area, the calculation is based
on 8 times air exchanges/hour/ventilation crosssection. The design target for the fresh air volume is to
guarantee indoor CO2 concentration lower than 800 ppm.
• The fresh air machine has a 3-level filtration (the coarse filter,

• Materials: water supply pipes use stainless steel (pipes ≥Φ108
use carbon steel). Drainage pipes use UPVC.
• Every 15 stories enjoys a water distribution, and every 30 floors is
a drainage partition.
• Super-high-rises adopt a cascade water distribution system,
and each distribution covers no more than 40 stories.
• The vertical garbage classification & conveying system (4-8
shafts), the reverse osmosis direct-drinking water system, and
the central vacuuming system can be added per building
applications.
• Water supply and drainage can also be designed and
constructed by clients.
8 ) Electricals
• Lighting are LED lights (≥100 LM/W) with color temperature of
3200 and average load of 2~3W/m2.
• Power distribution for apartments: for electric-only kitchen
apartment: 6kW for small apartments; 8kW for medium
apartments; 10kW for large apartments. For gas-fired kitchen:
2kW for small apartments; 4kW for medium apartments; 5kW for
large apartments.
• The power distribution for the public area is about 10W/m2.
• 13-person lifts are commonly used (the lift car is 1.6m wide and
1.2m deep). The 1.6-ton lift is adopted for hospital or special
usage (the lift car is 1.4m wide and 2.4m deep). The lifts
operate at a speed of 0.8m/s, 1.5m/s, 2.5m /s, 4m/s, and 5m/s.
The type, number and speed of the lifts depend on the specific
transfer needs.
• Air-conditioning, fresh air, cold water, hot water, electricity and
gas of each household can be billed independently.
• Building automation system is optional, which controls air
conditioning, fresh air, curtains, lighting, lifts and pumps to
minimize energy waste.
• The PM2.5 monitor, the thermostat and the fresh air controller
can be installed in each room.
• Clients can also design and construct their own electrical
system.
9 ) Parking
• Underground parking, vertical parking, and multi-storey car
parking are optional per the site conditions and client needs.
• The underground parking is similar to the conventional parking
lot, and the inter-column spacing is equivalent to that of BSB
structure.
• The vertical parking refers to the garage constructed with BSB
columns, crossbeams, main boards, road columns, and road
slabs.
• The difference between the vertical parking and the
multi-storey car parking is that the latter has buildings above it.
• Parking unit: a 12m×12m clearance can accommodate 6 cars
• Estimated size of parking space: net area 26 m2 for each
parking space and about 35m2 including lifts and stairs.

2. PROJECT
1 ) Duration
• Design often is the most time-consuming part in a project. A
clearly completed BSB Configuration Form can save a lot of
time for unnecessary communication and redesign work.
• Clients shall be fully aware that permit application can also
be very time consuming.
• Foundation and basement construction tends to cost more
time than component production and usually will encounter
unexpected incidents. If component production is
completed before the foundation construction, the
workshop occupation cost will be huge. Therefore,
foundation survey, design, permit application and
construction shall be well-planned.
• Estimated timetable for a 30-storey, 20,000 m2 project:
design and permit application: 3 months; foundation
construction and component production (simultaneous), 4
months; transportation and installation: 3 months; total:10
months.
• Estimated timetable for a 100-storey, 400,000 m2 project:
design, review and permit application: 10 months;
foundation construction and component production
(simultaneous): 10 months; transportation and installation: 5
months; total: 25 months.
2 ) Design
• BSB is a modular building product, the design of which
must comply with the local codes and BSB structure and
component dimensions.
• BSB Typical Building Plan and Typical Floor Plan can be
used directly as the schematic drawing or serve as
references.
• The dimension and location of bathrooms and shafts are
often the most tricky parts of the floor plan, which involves
floor anti-leakage in wet area, pipe anti-leakage, shaft
free from rodents, and production and construction
efficiency. But the ingenious design of the 12×2m
bathroom slabs can meet the engineering needs of
almost any apartment type. Please refer to the BSB Typical
Floor Plan for details.
• Lifts and stairs are also modular. The dimension of stairwells
cannot be modified, but the location and quantity are
adjustable.
• BSB Design Department will develop a design plan based
on the Configuration Form filled by clients and finalize the
schematic drawings only after thorough discussions with
clients. To avoid confusion and waste of time, no further
change is allowed once the design drawings are finalized.
• The detailed construction design will be carried out upon
the signing of contract. Please refer to Project Operation
Flowchart for details.
• Clients can also entrust other institutes to design per BSB
design requirements.
3 ) Permit Application

4 ) Fire Protection
• The BSB fire protection design and construction shall
comply with the local fire codes.
• BSB columns are 3-h fire resistant, complying with the
Chinese requirements for the steel structure. Other fire
security designs are the same as those with conventional
buildings.
• On the basis of conforming requirements of the Chinese
fire security codes, for buildings above 60 stories, BSB
recommends that clients build a Sky Street which can
serve as an additional evacuation route.
• For super high-rise not suitable for the Sky Street, BSB
recommends clients to consider twin buildings connected
by bridges every 30 stories.
• BSB shall provide fire security design documents and
clients shall be responsible for the fire security permit
application, construction supervision and top-sealing
acceptance.
• BSB shall be responsible for issues related to design and
construction while the client shall be responsible for those
related to permit application, supervision and
acceptance procedures.
5 ) Foundation
• The foundation for BSB is similar to that of conventional
architectures, except that BSB’s above-ground structure is
much lighter (about 60% lighter). Therefore the foundation
load is greatly reduced, which will be calculated by a civil
engineering engineer.
• BSB will not do the foundation design, preliminary design,
construction design and foundation construction. Clients
shall entrust experienced local companies with the work.
• BSB will provide related designs for the connection part
between foundation and basement and structural design
for the above-ground building.
6 ) Production
• Structural parts are produced by automatic and
semi-automatic assembly lines. Pipes and wires are
pre-installed in the floor slabs in the workshop.
• Some of the non-structural parts are produced by BSB and
some are outsourced.
• BSB Central Factory is located in Xiangyin, 70 km north of
Changsha.
• Components production usually takes 3 to 9 months since
the order is placed, depending on the project size and the
workload of the workshop.
• Clients shall visit the factory for preliminary inspection &
acceptance 30 days before shipment.
• BSB provides the design documents to the client, who shall
be responsible for obtaining permit application from local
authorities. The application procedures are the same with

② Truck transportation is suitable for large main boards or
assembled small main boards. The low lorry truck must be
over 9 m long and can carry loads up to 30t (for some small
projects, trucks with a length over 8.5 m and a width over
2.2 m can also be used). It is suitable for short-and-medium
distance and inland transportation and there is no need for
additional assembly and hoisting onsite. But the transport
size is 4m wide, which makes the components prone to be
damaged in case of wind and rain. And the arrival
sequence of the components must be strictly controlled.
• Truck loading example: 3 columns (12 m× 0.8 × 0.4 m) at
the bottom and 3 main boards (12 m× 4 m), 8 crossbeams
and 1 staircase on top, weight: 30t to 40t (depending on
the thickness of columns),or 4-5 big main boards without
columns.
• Truck loading classifications: A. structure, B. exterior
facade/windows, C. interior walls/doors, D. structure +
interior walls/doors, E. columns + exterior facade/
windows, F. columns + interior walls/doors.
• Each truck can accommodate 160 m2 of structural parts,
or 120 m2 of components when exterior facade/windows
are included or 90 m2 of components when interior
walls/doors are included.
③ Combined transportation, i.e. a combination of container
and truck transportation, which needs to take various
factors into consideration, including freight, installation
efficiency and components protection.
8 ) Installation
• BSB installation is highly technical. Normally it is handled by
BSB, but other professional contractors trained and
approved by BSB can also fulfill the task.
• The main contractor must be qualified and approved by
relevant authorities.
• Installation order: structure - exterior facade/windows –
interior outfitting, pipelines and wires, electromechanical equipment - commissioning - final
acceptance.
• Standard installation period: 2 to 3 stories per day for the
structure, exterior windows: 5 to 10 days, interiors: 20 to 90
days, depending on the project size.
• Lifting equipment: ≤15 stories: truck crane, 40 stories: tower
crane,>40 stories: self-climbing tower crane (exclusively for
BSB).
• The surrounding roads and component storage sites must
be surfaced before construction.
• Installation site: access roads for flatbed trucks and
components storage area (no less than 20% of the floor
area) must be reserved around the building.

For example, usually the payment is made per the
construction progress, while in BSB’s case, 90% of the
capital is already invested in the workshop before the
construction starts.
• The contract must be signed by the authorized appointed
by BSB CEO, using BSB contract template, and down
payment must be made before the contract takes effect.
• Clients have the following three purchase options:
① Structure (only including structural frames, floor slabs
and stairs)
② Building Shell (including exterior facade/windows and
AC and fresh air machine)
③ Package (including all BSB listed standard items )
④ Tailor-made (per drawings confirmed by clients).
10 ) After-sale Service
• After-sale service cycle starts from the top sealing of
projects.
• 10-year warranty for the structure and 2-year warranty for
other parts.
• BSB provides lifelong paid services, including yearly
scheduled maintenance and maintenance for
unexpected problems.
• Clients can choose either a lump sum contract or any
selected classification of contract(s): 1. electro-mechanical
equipment; 2. air conditioning, fresh air machine and
ducting; 3. AC piping terminals. 4. water supply and
drainage terminals; 5. electrical terminals; 6. exterior
facade; 7. interior outfitting 8. structure.
• Services are charged in accordance with the BSB price list.
• The lifelong service contract can be signed when the sales
contract is signed or upon the project handover.
9 ) Sales
• Price: BSB Pricing Framework is for reference only. It gives
clients a car park price. Actual contract price is per final
drawings and final supply list agreed by both parties.
• The BSB price is transparent with detailed prices for each
item. There will be no surcharge, price trap or contract
trap, commonly found in the construction industry. BSB
hopes to establish a simple and pleasant construction
business model and cut the construction cost by 10 to 30%
compared with buildings of the same type in conventional
architecture.
• BSB cuts not only the construction cost but also the
operation cost. The super thermal-insulation exterior
facade/windows, fresh air heat recovery machine and
non-electric air-conditioning system can cut energy
consumption by 80%, the target of which will be specified
in the contract.
• The construction mode of BSB is brand-new, therefore the
construction cost cannot be calculated according to the
government budget quota, neither can the contract and

Remarks:
1. This table is for reference only. It gives clients rough price estimates. As every project
differs much in building models, flat types, functions, it is impossible to fix the price
like other commodities. Actual contract price is per final drawings and final supply
list agreed by both parties.
2.There are three purchase options for clients. The transportation and installation
can be handled either by clients or by BSB.
3.Inclusive items can be adjusted per clients’ requests, e.g. Structure Option may
include exterior facades/windows; Building Shell Option may include lifts; Package
Option may exclude interior walls/doors, etc. The price should be adjusted accordingly.
4.For a speedy & reliable solution, contracts can be signed at Structure Option for
design & permit application, which can be extended to Building Shell Option or
Package Option later.
5. Travel expenses shall be billed separately for project installation per distances & local living cost.
6. Project design fee is billed separately at USD 5-15/m2, subject to the items supplied.
