the first ever Mud Run on Sunday
22 March

Paddy’s Day Family Bush Dance
The Lions Club of Redcliffe Central is holding a Paddy’s Day Family Bush Dance
on Saturday March 14 at the Woody Point Memorial Hall Oxley Ave Woody Point
commencing at 6.30pm.
This is a fundraising event on behalf of our LMR Personality Quest Entrant Katie
Weier, with all proceeds going to the Lions Medical Research Foundation research
teams at PA Hospital and RBW Hospital in Brisbane.
The evening will feature the Bushland Boogie Bush Band of Kookaburra River
Queen fame who will perform all the bush dances, waltzes, barn dance, gypsy tap
and rock & roll. They will also throw in a few Irish tunes for Paddy’s Day.
This is an evening for all the family. Entrance is $25 per person, $10 under 16. RSVP

I don’t know how counselling can begin to
help when there is so much wrong
Dear Leonie,
I often flirt with the idea of getting
some counselling and I was
wondering how it all works.
What happens when a person has
lots and lots of problems? How can
I get counselling for so many issues,
such as bullying at work, family
interference, loneliness and obesity?
I get all riled up and decide to make
changes in my life but that only lasts
for less than a week.
The truth is that I feel sad and
unenthusiastic most of the time.
I know that there is all kinds of
counselling, but I don’t know how
counselling can begin to help when
there is so much wrong. I don’t know
where to start. What happens?
How do counsellors like you know
what to do?

Hello Evelyn,
Firstly, I can assure you that many
people have multiple problems. I find
that our happiness tends to unravel
at different times over our life span
and can be related to changing life
circumstances such as bereavement,
family issues, job or relationship loss
or problems with dealing with life
transitions or lack of transitions.
Sometimes when we are feeling less than
strong, one problem collects another
problem and pretty soon it seems like
we have a life full of issues gaining
momentum and growth and we can
feel helpless. When a client comes to
counselling the first intake session can
be used to discuss all problems, issues
and concerns at play. The counsellor
may then use skilled questioning
techniques to help the client identify
which issue is having the greatest
impact and this issue will be prioritised.
The counsellor and client will work on
this most pressing issue first and then
gradually work through all the other
issues in order of the most impact in the
client’s life. The client always decides
which issues are tackled first. Often
I find once the most troubling and
onerous issue/s has been addressed, or
at least on the way to being addressed,
many of the smaller issues tend to right
themselves because the client becomes
stronger and develops coping skills
which in turn affects the way they view
all other issues. Also, many issues may
be symptoms of larger issues and once
the larger issue is addressed, the smaller
symptom type issues disappear.
Some counsellors and therapists only
use one type of therapy for all issues
such as Freudian school of therapy or
Gestalt. However, there are many others
like myself who are trained in multiple
therapies, with the therapy carefully
chosen to suit the client and the issue.
For example, if I were treating a client
for anxiety, grief and a vocational issue,
I might use Cognitive Behavioural
Therapy for the anxiety, Gestalt Therapy
for the grief and Solution Focused
Therapy for the vocational issues.
This is called an eclectic use of therapies
and I believe that it gives the best results
because not all therapies may be the
optimum choice for all issues or clients.
My advice to you would be to find a
counsellor who is recommended by
word of mouth or the family doctor.
It’s important to be sure therapists
are actually qualified, insured and
registered because counselling is a
largely unregulated profession and
you will find that even tarot readers
and hairdressers may call themselves
counsellors.
Not all counsellors and clients are a
good fit and it is vital that you have
a good rapport with your counsellor.
There is nothing wrong with changing
counsellors if you are not happy as
everyone has different personalities and
you need to find some common relatable
ground.
Although most counsellors are skilful
enough to recognise disorders, if
you have been diagnosed with a
psychological condition you have a
responsibility be honest about this with
your counsellor. It is unfair to expect
change to occur, or let a counsellor
operate under false information
when there are issues at play which
require psychiatric care and possibly
medication. Always be upfront and
honest with your counsellor from the
initial booking.
Therapeutic processes can lead to life
changes and a new perspective of life
and the future. Just be honest ad upfront
and shop around for a good therapist
and you may find that life will get better
and better. I encourage you to give it a
go!

Youth Homelessness taking a Toll

A new report has found a strong
association between youth homelessness
and family conflict and that more than
half of Australia’s homeless youth have
experienced mental health issues.
‘The Cost of Youth Homelessness in
Australia’ was the first national study of
its kind, conducted to better understand
the experience, impact and support
needs of homeless youth.
Swinburne University of Technology’s
Dr Monica Thielking was one of the lead
authors of the study and said there was a
relationship between family conflict, outof-home care and sleeping rough prior to
turning 18, and homelessness later in life.
“What we found was that over half
of young people under the age of
25 receiving support from homeless
services had slept rough at least once
prior to turning 18,” Dr Thielking said.
“Additionally, the study found that 63
per cent of homeless youth surveyed
had been placed in some form of out-ofhome care by the time they had turned
18,” she said.
Another lead researcher Dr Paul
Flatau, from the University of Western
Australia’s Centre for Social Impact,
said that many homeless young people
struggled with mental health conditions.
He said 53 per cent of homeless youth
reported they had been diagnosed with
at least one mental health condition in
their lifetime.
“There was also a strong link between
early experiences of family violence
and homelessness later in life, with 39
per cent of homeless youth reporting
that that police had come to their house
because of violence between parents on
one or more occasions,” Dr Flatau said.
Dr Bruce Redman from The Salvation
Army said that the report confirmed
what its services had been experiencing
recently.
“As the largest provider of homelessness
services across the country, the Salvation
Army is seeing a concerning increase
in the number of youth accessing our
40 homelessness services and support
networks spread across Australia,” Dr
Redman said.
Anglicare’s Jeremy Halcrow said that
more needed to be done to stop the cycle
of homelessness and poverty in the
younger generation.
“Young people require support and
boundaries to help develop their own
living skills. Anglicare runs a range of
programs that aim to give young people
the skills needed to break the cycle,” Mr
Halcrow said.
“When we were interviewing the
homeless youth for this study, many
reported a lack of confidence to maintain
and secure jobs, and deal with the
psychological impact of homelessness,”
he said.
In Brisbane, local healthcare service
providers and homeless organisations
are collaborating on an innovative
approach that addresses the cycle of
homelessness.
Not-for-profit organisation Micah
Projects runs services for the homeless
and has formed a unique health
partnership with Mater Health Services,
St Vincent’s Private Hospital Brisbane,
Queensland Health, and the Greater
Metro South Brisbane and Metro North
Brisbane Medicare Locals.
This nurse-led initiative operates
according to a social model of health
which recognises that wider ‘social
determinants’, not just the presence or
absence of disease, impact upon people’s
health.
The partnership provides direct care and
treatment for people who are homeless,
performs follow-up consultations, and
works jointly with community workers
to build the trust and rapport necessary
to help people to move into housing,
to remain housed and get access to
appropriate healthcare.
Last year an economic evaluation
of this service model found it saved
Queensland’s public health system
between $6.45 and $6.9 million per
annum, at a cost of just over $500,000 per
annum.

of the year.”
Ms Mercorella said the strengthening sales volumes were
converting to increased property values across the southeast
in 2014 compared to the previous year.

were the State’s star real estate performers in
2014, according to fresh data released today by the
Real Estate Institute of Queensland

EIQ CEO Antonia Mercorella said historically low
interest rates had delivered a crucial boost to buyer
confidence, with investors eyeing further capital gains in
2015.
“Southeast Queensland and Cairns real estate had a strong
2014 and the State’s major tourism centres are also starting to
hit their straps,” she said. “These improving conditions in the

Toowoomba and Cairns, with increases of 8.3 and 8.2 per cent
respectively.
“On the Fraser Coast and Bundaberg, sales volumes had
eased slightly over the year, however median house values
have held their own, with small increases recorded.
“The downturn in the mining sector continued to impact on
the regional centres of Gladstone, Mackay and Rockhampton,
with only Rockhampton to record a steady median house
value.
“All regions recorded an improvement in days on market
compared to a year ago, except for Mackay (up 10 days) and
Bundaberg (up 7 days). Rockhampton and Townsville saw
their days on market stay relatively unchanged over the year.
“The Brisbane LGA recorded the highest drop, with average
days on market down 20 days over 2014, to 56 average days
on market – which continues to make Brisbane the quickest
selling region.

“Average vendor discounting remained relatively stable in
most parts of the state with the exception of Rockhampton,
Bundaberg, Mackay and Townsville.”
According to Ms Mercorella, evidence that the Queensland
residential property market continues to strengthen is the
proportion of house sales to make a profit.
“The number of suburbs to see all sales make a profit
continues to trend upwards, rising to 49 suburbs over 2014,
up from 22 a year earlier,” she said.
“While Brisbane is home to more than half of these suburbs,
the Toowoomba LGA as a whole has the title for the highest
percentage of profit making sales.
“Ninety-seven per cent of houses sold in Toowoomba over
2014 went for higher than the previous sale price, still just
ahead of Brisbane which recorded 96 per cent of houses sell
for a profit.”

To Gift
or Not to
Gift?
Part 2
There are many situations
where parents of adult children
feel motivated to give them
some financial assistance.
What happens though when
that child is married to or in
a relationship with another
person and that relationship
subsequently breaks down?
In Part 1 of this series we
look at situations where the
money advanced is treated as
a gift and situations where the
benefit of that gift might be lost
proportionally or even entirely
to the other spouse. There are
however, two ways by which
this can be avoided and we
now look at the first of those
options here:
Option #1 – Record the
advance as being a “loan”
If the arrangement can be
accepted as a loan then, money
that is repayable to the parents
is deducted from those assets
which would have been
divisible between the now
separating couple and paid
off the top back to the parents.
In this way, the parents are a
creditor in the same way as a
bank or a credit card company
and are entitled to have their
loan repaid before any of
the net assets are divided
between the separating second
generation couple.
Once the monies are repaid,
there is usually no impediment
on the parents then turning
around and readvancing the
money to their own child once
the full financial and physical
separation between their child
and there former partner/
spouse has been effected and
generally (save for extreme
circumstances) no comeback or
cause for complaint from the
ex-partner/spouse although
obviously discretion would be
the recommendation.
When it comes to loans and
specifically in the quest to have
the separating spouse and/or a
Family Court Judge accept that
the arrangement was in truth
a loan, there are however a
number of important points to
bear in mind:
• First, the critical time for
the agreement to be reached
to say the arrangement is a
“loan” is when the money
is advanced. Except in very
exceptional circumstances,
it is not possible for the
parents and the adult child
to subsequently reach
an agreement that alters
the nature of what was
previously a gift to change
it into something else like a
loan.
• Second, although a Loan
Agreement can be wholly
verbal between the parties
(that is nothing in writing),
in the absence of any
formal documentation, the
arrangement is obviously
open to suspicion/attack that
the “loan” arrangement has
been dreamt up as a strategy
at some stage after separation
on design to defeat a Family
Law claim.
• Third, where the
arrangement has been
documented, it is imperative
that the documentation
be clear to show that the
arrangement truly is a
loan and not ambiguous
or otherwise open to
interpretation to say
something else.
• Fourth, whilst it is possible
for a loan to have no
fixed date for repayment
(commonly referred to as
loans “payable on demand”)
there is a principle of law that
states that the loan will not
be repayable if it has not been
called up inside 6 years from
when the loan was originally
advanced. As an extension to
this, where the loan has been
left outstanding for many
years, there comes with the
increasing time, a growing
argument to say the loan has
long since been forgiven, or
was a loan by name only and
was never intended to be
repaid in the first place.
• Fifth, it is not necessary for
the loan to be expressed as
having been made out to
both of the couple. The loan
can be instead expressed to
have been made solely to
the advancing parents’ adult
child, but in this scenario,
there is always the enhanced
risk that the other spouse
might deny the loan ever
existed.
To state the obvious, the
best solution to many of the
potential risks and issues
identified above, would be to
have the loan documentation
drawn up formally (preferably
by a Lawyer) and take steps to
ensure that the other spouse
either co-signs the loan or
is at least clearly notified of
its existence in a way that
cannot be later denied. In
regards to the issue of the
Loan Agreement running stale
after 6 years or beyond, the
best answer would be to have
a fresh Acknowledgement
signed each cycle of 6 years to
re-affirm that the loan is a valid
loan and that the money is
indeed intended to be repaid.

Homeowners Plan to
Renovate
in 2015
Tips for renovating on a budget

lmost 50 per cent of Australian
homeowners intend to renovate
their property in the next 12 months,
according to Mortgage Choice’s latest
Happy As Index.
Across the country, one in three
respondents said the bathroom
was on the top of their ‘to do’ list,
although for homeowners in South
Australia and Western Australia, 35
per cent and 34 per cent respectively
said kitchens are at the top of the list.
Mortgage Choice spokesperson
Jessica Darnbrough said it was likely
that television programs such as the
latest season of The Block would
motivate Australians to kick start
their own home renovations early in
the year.
Of course before any renovations
are started, Ms Darnbrough said it is
critically important for homeowners
to research the costs involved and
prepare a budget as well as a timeline
plan.
“Regardless of whether you are
looking to make small cosmetic
changes or demolish an entire room,

you need to budget for the renovations
and determine exactly how you will
fund the project from the get-go,” she
said.
“Depending on the scale of the
renovations, there are plenty of ways
a person can fund the process, from
using their savings, to a loan top-up,
refinancing their mortgage or even a
construction loan.”
Commenting on the rooms Australians
should be looking to renovate, Ms
Darnbrough said whether you are
looking to renovate your property
for profit or renovate for lifestyle
improvements, you are likely to see
the biggest return on investment from
sprucing up the bathroom or kitchen.
“While these tend to be the more
expensive rooms to renovate, by
budgeting you can ensure the cost of the
renovations is less than the value they
will add to your property,” she said.
For those looking to renovate their
home on a budget this year, here are a
few pointers to help keep costs down
while adding value to your home:
Get your hands dirty: Don’t hire a
tradie if you don’t need to! Even if DIY
isn’t usually your thing, doing some of
the easier tasks yourself (like painting,
replacing door knobs or handles and
applying wallpaper) will help you
put more money towards those rooms
requiring bigger renovations.
Expect the unexpected: Inevitably,
costs you don’t plan for will crop up
during renovations. It might be that a
sun shower ruins insulation you left
outside or your paint choice turns out
to be a mistake. Because you don’t win
a few thousand dollars each time you
complete a perfect room, like those
renovators on The Block, it is a good
idea to keep a budget buffer to avoid a
blow-out.
Mates’ rates: While no one likes to take
advantage of their friends, those with
the right skills are normally happy to
help a mate out if and when needed.
Whether that means helping you
buy materials at a discounted rate, or
giving up a few hours of their time on a
weekend to help with demolition, every
little bit counts.
Don’t forget about the outside: If
you are renovating for profit, don’t
underestimate the significance of street
appeal. While The Block usually delays
‘exterior week’ to the very end of each
season, potential buyers may make up
their mind before stepping through the
front door. A fresh coat of paint on the
exterior or maintaining a manicured
front yard, are likely to be cost effective
quick fixes.
