Start at the heart
The kitchen is the heart of our home,
and it’s likely this is where you’ll head
first as you explore. For most families
the kitchen is a busy hub where they will
gather together; eat with family and friends;
where the kids will do their homework
and of course, where all the meals are
created. So we design all of our kitchens
to be particularly spacious and we also
take care to locate the kitchen in the
optimum position, given the likely flow of
traffic through the household. Practical
connections to a dining or family room, a
utility space or the garden or patio doors
make the kitchen more effective and
welcoming than ever. Naturally details
vary depending on the house style, but

the common factor is that we’ve thought
about how you’ll use the kitchen most,
and designed it to work perfectly.
Look a bit closer at our kitchens
and you’ll notice there is an array of
appliances. Typically you’ll find stainless
steel hobs, cooker hoods and multifunction ovens integrated in to your
kitchen. Fridge freezers, microwaves,
dishwashers and optional breakfast bars
will also feature in many homes*.
We understand your home needs to be
functional as well as comfortable so in
many homes for instance*, to maximise
space, we have created a practical and
discreet “Laundry Zone”. Just open two
bi-fold doors and you’ll find the space

Next stop on your journey is likely to be the main
living room. For welcoming friends, keeping the

Moving on upstairs
Now you’ll probably climb the stairs to
sanctuary. That’s how many people think
of the master bedroom – and as you
spend about a third of your life in it, it
has to be just right. Our current range
of homes have two, three, four or five
bedrooms, ranging from spacious master
suites to cosy kid’s rooms. Every master
and guest bedroom has either a luxury
walk-in wardrobe or built-in wardrobes
with ample hanging space and shelving.

conveniently positioned in all master
bedrooms.

Take a closer look
Today the bathroom is as much a place
to enjoy as a functional necessity, so we
design all our bathrooms and en-suites
with indulgence and pampering in mind.
Family bathrooms and master en-suites
are fitted with co-ordinating furniture that
provides a neat storage solution. Some
of our house styles offer an additional
en-suite shower room to the guest
bedroom. Naturally bathroom suites,
shower cabinets and bathroom hardware
are all of a high-specification and we
provide a superb choice of co-ordinated
Porcelanosa tiling.
As you make your way through a Stewart
Milne home, be sure to have a close look
at the fittings and finishing – we are very
proud of the high quality we offer in all
of our homes. Internal walls and ceilings
are painted with at least two coats of
paint, and internal woodwork with three.
Smart white panelled doors are fitted with
attractive chrome lever handles, while
glazed internal doors have chrome hinges
and latches. Our homes are wired for
the modern world, with an abundance of
socket outlets, telephone and TV points,
while smoke detectors are naturally
wired-in to key points.
Did you know that compared to a second

Our show home design has been inspired
by Newburgh’s stunning surroundings.
The village is a picturesque coastal
community on the edge of a nature
reserve and elements of the fresh coastal
location have been brought inside to
blend the interiors with the stunning rural
surroundings.
The home has a contemporary style that
sits beautifully in its setting, thanks to
a combination of classic styling and a
natural colour palette.
Colours are inspired from the surrounding
countryside and close proximity to the
sea. A mix of natural and contrasting
textures are used in both the fabrics
and wallpaper throughout the home,
earthy warm colours with natural green,
blue and heather tones all inspired by
nature. A mix of herringbone, plaids,
florals and stripes create an eclectic style
throughout the home. We’ve also kept it
family friendly by using wood, metal and
ceramic finishes to create a wow factor
that is also practical for family living.
What’s been especially nice about this
project is that working with Stewart
Milne Homes we’ve really tried to let
families see how real life might look
at Sinclair Park. As well as creating a
stylish and contemporary home,we’ve
also added little touches to portray family
life likewellington boots and coats at the
back door, and plenty of clothes and
accessories in the wardrobes.

Our comprehensive warranties take care
of all the things that might be an issue
with an older home. The list of what’s
covered runs to three A4 pages, and
includes central heating (other than
boiler servicing), wastes and drains,
kitchen appliances, flashings, gutters and
downpipes, roof, sanitary ware, structural
defects, water services and much more.
On the day you move in, you receive a
comprehensive Guide to your New Home
and a detailed Home Owner’s pack. You’ll
also be given the name of your Stewart
Milne customer service co-ordinator who
will be at the end of a telephone if you
need any help while settling in.
For the first two years we take care
of any agreed defects. Our customer
service team prides itself on dealing
with questions and queries as quickly as
possible. For the remaining eight years,
in the unlikely event of a structural defect,
this is dealt with directly by the highlyrespected NHBC - the benchmark for
quality in British building standards.
All kitchen appliances are covered by
a two-year manufacturer’s warranty.
The manufacturer will assist you with any
queries should they arise.
