PRESENT SCENARIO OF
REAL ESTATE IN KOLKATA
of safe investment for the investors
but to a certain extent it is a mode of
making high profit along with
stability. It is evident from the
constant growing market graph that
investors are in fact taking staid part
in the noticeable growth rate of the
property in the city.
T
he capital city of west Bengal
is Kolkata, the city of joy,
which has a reputation of
being the intellectual and cultural
capital of the country along with
commercial, financial and IT hub of
Eastern India. This overall growth
combined with the enhanced lifestyle,
has shaped a demand of real estate in
Kolkata and big shots from the
industry are coming up with major
investments in the emergent market
of real estate. Beside residential
properties, commercial and retail
properties are also experiencing a
considerable growth.
Fundamentally, property in Kolkata
is affordable within everybody’s
pocket, whether they belong to the
working class or the privileged, there
is a dream home for everybody.
Kolkata is one city that satiates
everything you could ever hope for,
from monetary ones to heading a
tranquil simple existence with friends
and family.
Motivated by the Government policies
along with the support from the
service industry and accompanied by
infrastructural development, the city is
witnessing a renaissance, and once
again magnetizing industry and capital
to the city.
Some of the locations like New
Kolkata Township of Rajarhat, Salt
Lake, VIP Road, E.M. Bypass, etc.
The Central Business District (CBD)
in Kolkata has restricted supply of
land, owing to lack of space in the
CBD, areas like New Town Rajarhat,
Salt Lake and EM Bypass (East
Kolkata). The CBD area is not
estimated to have any major
accumulation of commercial stock in
the upcoming period because of the
scarcity of land.
The demand for residential flats in
Kolkata is constantly upsurge. The
natural dormant desire of the city
residents for higher living standards
has resulted in the demand for
residential properties in Rajarhat
with the development of ancillary
infrastructure within the site and
vicinity, typical for leading an
have become the site of humdrum
following development related to IT.
Extension of the Metro railway and
Bypass to Garia has also unlocked the
areas extending up to Narendrapur.
The streaming of FDI in to the city
has raised the demand and the
subsequent approval in property
prices.
Real estate is no longer only a matter

up-market urban lifestyle. Therefore
investors also took added initiative of
investing into those areas.
Property prices in prime locations of
Kolkata will witness an upward
trend, making it the exact time to
venture investment preference in
diverse properties like plots, houses,
and apartments.
The declaration of the major
infrastructure projects along with the
expansion of existing metro railway
connectivity to the tangential region
of Rajarhat will attract drive of the
new occupiers, culminating in a
revival of market conditions. Easy
accessibility along with better
connectivity as a consequence of the
upcoming Metro Railway Extension
Projects and simple availability of
land is expected to boost the tempo
of construction of realty projects
which furthermore will influence the
pricing in the upcoming years.
Enquiries for high-end luxury real
estate housing have amplified by an
appreciable count in the past few years
and are anticipated to ascend even
more in years to come. Multinational
companies are endeavoring to sustain
a global standard of living regardless of
spending added funds and by
employing additional resources. Realty
domain is energetic with activity as it
welcomes new construction and redevelopments.
At this point of time, it could be said
that around 60% of the residential
market is motivated by investors.
Significantly, the costliest areas in the
present day are Park Street, Camac
Street, Ballygunge and New Alipore
where residential property rates range
from Rs. 12000-15000/- sq.ft., while
An Initiative of Connect2Home
the cheapest areas are the suburbs
such as Dumdum and Garia, where
rates range anywhere between
Rs. 1500-2500/- sq.ft.
Overall prices of properties including
plots, houses, villas, flats and have
appreciated by not less than 15%
over the past year. Therefore the
rental value has also increased in
accordance to macro markets. With
progressively improving demand and
valued prices over the past three
quarters, the market is prone to
witness advance upgrading both in
terms of volume and investments in
the upcoming years.
The
market
for
commercial
properties in Kolkata is stabilizing
and the projects which were stalled
and delayed have restarted, however
rental values in the shopping malls
may witness a marginal rise on
account of buoyant demand, but
rental values at city's high streets are
expected to remain stable in the
medium term. A few of the
prominent high street retail and office
spaces in Kolkata include Park Street,
Esplanade area, Camac Street,
Shakespeare Sarani and Gariahat.
Eastern Kolkata is slated to address
maximum supply infusion. The
region would account for almost
40% of supply expected of which
Rajarhat is believed to cling on to
maximum space. Central Kolkata is
the second most preferred region and
will witness 19% of supply infusion.
A number of mall projects are also
lined up in North Kolkata
contributing to 18% of upcoming
retail space. West and South Kolkata
shall account for around 15% and
10% of upcoming retail space
respectively.
Concomitant with the predicted data
in conjunction with rising volume of
real estate projects the present
scenario of real-estate in West Bengal
is definitely stimulating and it is safe
to say that Bengal is in the midst of a
realty boom. Land reform policies
along with active mobilization and
set up of infrastructure necessary to
sustain and bolster realty projects
have given the added edge to the
realty investors to harvest their
money in this sector. Thus, realty
sector of West Bengal which has
received a much needed face-lift will
continue to soar new heights in years
to come.

Mumbai: Bachchan junior aka
Abhishek Bachchan seems to be
spreading his wings these days. In a
recent high-price transaction, the actor
has booked a luxury apartment in an
upcoming Worli project in Mumbai.
According to media reports,
Abhishek has spent Rs. 41.14 crore
to buy a 3875 sq ft flat in the Annie
Besant area of Worli. What he will
get in return is a five-bedroom house
including a family room, dining and
living rooms, wet and dry kitchens
and 20 feet terraces on all sides on the
37th floor of Skylark Towers. This is
said to be one of the few projects in
Mumbai where such unusually large
terraces have been sanctioned by the
authorities.
Reportedly the stamp duty alone
amounts to Rs 2.05 crore apart from
which he has also paid a separate
club house membership of Rs 25 lakh
Vol-1, Issue 001, May 2015
and development charges of Rs 35
lakh. As is preferred by stars, the
amount has been paid entirely by
cheque. With this he has also joined
the bandwagon of stars rushing to
spend for prime real estates. Apart
from him, many other stars of the
industry have shown interest in
property investment.
Hrithik Roshan spent around Rs 70
crore for a flat off Andheri Link road
last year. Similarly, last year in July,
actor Shahid Kapoor spent Rs 30
crore for a sprawling apartment with
a garden in Pranita building of Juhu
road.
Reportedly, actor Vidya Balan also
owns a flat in the same building.
Emraan Hashmi had also spent Rs 15
crore for an apartment on Pali Hill
while Saif, Kareena have also bought
a penthouse sometime back in
Satguru Sharan building in Khar
(West) for Rs 23.50 crore.
If news is to be believed, then Aamir
Khan also planned to invest in a Pali
Hill society however, due to a
controversy by the residents of the
society he dropped his idea.
Some stars even spend money in slum
rehabilitation projects. They buy such
properties either for personal use or
as an investment channel.
In an interview to a newspaper in
2011, actor John Abraham had said,
"I am very passionate about land. It
is better than investing in the stock
market. Even if there is a correction
in land prices, the maximum it goes
down is by about 20-30%."
Currently, he owns two buildings in
Bandra and Khar and a plot too.

Summer is
Ahead
S
ummer is the pre dominant season of India.
Maximum months of the year are summer
prevailed, so it is very important to know how to
combat the heat of the summer and stay healthy and fit.
No wonder water is the best component that can help you to
fight with the heat and its adverse effect on our body. Avoid
fast food. An at least 3-4 litre of water is necessary to keep our
organs detoxified. We should intake less oily food and start a habit
of eating foods that contain more water like cucumber. Fruit or
green salad instead of fried stuffs can help the digestive system. Do
not eat street side fruit salads that are kept open. Try to carry water
and take sip now and often to keep yourself hydrated from inside.
Another very difficult task is to find the right clothes to wear during
summer. Comfort and style both at a time is quiet difficult to find.
You may prefer to wear your favourite clothes in order to look good
but unfortunately you cannot use it simply because it is too warm
for you to carry for the whole day. Office meeting, parties or get

also maintain the balance of your

to feel cool since it reflects heat.
Colour white is the perfect colour
for summer since it is one of the
bright colours and can match with
any other colour. Baby pink, yellow,
orange and sky blue are trending
colours of the summer fashion.
Fashion for women
Light and wrap around outfits will
make you feel comfortable during
the hot season of summer. You
should also check the way a clothing
material flow. The more it flows
mean that more air will pass
through making you feel much
cooler. Floral prints are very much
in fashion. One of the fashionable
dresses for females to wear during
summer is skirts. They let air pass
through and will also give you
enough room to breathe. Some of
the most common summer skirts
worn today are long hippie skirts
and long tie dye skirts. They are also
ideal to wear on the beaches. One of
the ways to boost your look during
summer is by wearing accessories.
One of the most common
accessories used in summer is
sunglasses and it will also protect
your eyes from the rays of the sun.
You can also use gladiator sandals
or sandals that wrap around your
legs to look more fashionable.
Another popular sandals today are
crocs and it is unique because it is
made of plastic. Necklaces that
consist of beads and shells are in
today. They are easy to wear and
you can even wear them during the
summer. Sunscreen lotion with SPF
30, a light floral or citrus perfume

and comfortable, you can choose
half sleeves or full sleeves according
to your occasion. Checks are very
much in fashion. Bright and light
colours does not only give you
comfort but also add a soothing
effect of your presence all around
you. Get a Sunglass that suits your
face cutting, a
good perfume
can enhance
your signature
style statement.

Explore Sikkim
this Summer
P
lanning for a trip this summer? How about Sikkim? To escape from the upcoming summer Sikkim can be a good
choice indeed. Sikkim is a landlocked state situated in the Himalayan Range. The state is bordered in the west
by Nepal, China to the north and east, Bhutan in the east and West Bengal. Sikkim is the second smallest state
of India lying in the North-East. Before 1975, Sikkim was an independent kingdom this "last Shangri-La" (forbidden
place), was in fact forbidden to the outside world for decades, but now it is open to you with all its eternal charms.
Sikkim is filled with natural beauty casting its spell from the enchanting mountains and valleys of the Kanchenjunga.
BRICKS MANTRA
Vol-1, Issue 001, May 2015
The loftiness and confidence of the,
the 3rd highest mountain in the
world and a peak of the Himalayas,
is accompanied with the mystery and
tranquility that its monasteries and
isolated caverns echo in that sacred
and allure atmosphere. Can you hear
the song of silence?
If you are a nature lover and longs to
spend a moment in the lap of Mother
Nature then Sikkim will definitely
tempt you. Sikkim has everything
that a nature lover tourist wishes to
see. Apart from its capital Gangtok,
the other small but charming places
with alluring beauty are: Bakhim,
Dzongri, Varsey, Yumthang, and
many more. In fact, the entire Sikkim
is enchanting with the beauty of its,
flora and fauna, innocent residents.
Sikkim is a well known producer of
cardamom, orange, quality tea and
delicious fish varieties including
Salmon and Trout. Sikkim is the
homeland of almost 40% of the
species of birds found all over India
and the neighboring countries like
Nepal, Bhutan and Tibet. The
International Flower Festival is
celebrated every year in the beginning
of summer season as over 4000
species of plants and flowers are
found here. So Sikkim is also referred
as 'floral paradise'
The most interesting fact is that the
flora and fauna kingdom in Sikkim
goes on changing continually thus
relieve you of monotony if you want
to visit Sikkim time and again. Even
if you have visit Sikkim four times in
a year, in different seasons, you will
come across different species of birds,
animals and plants. Isn't it amazing?
In the lap of the mountains there are

and here you will find various kinds
of leopards, Himalayan Black Bear,
Blue Sheep, Himalayan Tahr (a kind
of goat), Goral, Musk Deer, etc.
lakes, glaciers and waterfalls
shedding their endless charm to
mesmerize you forever. Bhutias,
Lepchas and Nepalese were the
original inhabitants of Sikkim, but
now number of other tribes and
groups with various religious and
cultural backgrounds are living there
with a superb sense of blending and
tolerance to each other. Bhutan,
Nepal and Tibet are three
neighboring countries of Sikkim and
the merger of these Himalayan
nations represents in Sikkim a
pleasant cultural panorama.
Sikkim is also often referred to as
'Trekkers' Paradise' owing to its
famousness for its towering Dzongs
(kingly castles), spiritually charged
monasteries, natural resorts and
retreats. The stunning Kanchenjunga
and its zigzagging slopes make
Sikkim as well as, its neighboring
state Darjeeling 'The Himalayan
Queen'.
Sikkim is not only a perfect as
trekking spot but at the same time, its
lively and twisting rivers offer a
thrilling beckons for river rafting.
During monsoon Sikkim becomes the
land of rains, hailstorm and highspeed wind; when it rains, it rains
non-stop for over a week. It’s hard to
predict that when it will start raining.
The morning may be sunny but all of

a sudden, it may start drizzling
ending up with a heavy down pour.
Nature rules Sikkim and that's why
Sikkim is a special place. Winter
prevails there from November to
February and during these coldest
months the temperature falls down
up to 4 degree. It becomes so cold
and hazy that even the Sun cannot be
seen for several.
Gangtok is the capital city of Sikkim,
1780 meters above from the sea-level,
is the most renowned place of
Sikkim. It is fast developing majestic
looking place with a suburban-like
population of about 60,000. If you
are planning for a short tour and
cannot afford time to visit many
places in Sikkim, then Gangtok is a
‘must visit’ place for you as it can give
you a capsule view of this beautiful
Himalayan region.
Sikkim is also a very special place for
the animal kingdom. This Himalayan
region proliferates in faunal beauty
and there are many parks and wildlife
sanctuaries in the whole of Sikkim.
Some significant sanctuaries are
Kanchenjunga
National
Park,
Fabong Lho Wildlife Sanctuary,
Shingba Rhododendron Sanctuary,
Kyongnosla Alpine Sanctuary, etc.
Most of these sanctuaries are close to
the
capital
Gangtok.
The
Kanchenjunga National Park, spread
in over 850 sq. km., is most visited
However, if flower attracts you more
rather
than
animals,
then,
Kyongnosla Alpine Sanctuary will
surely add to your delight.
Kyongnosla Alpine Sanctuary is the
home of varieties of alpine flowers
like
Poppies,
Primulas
and
Rhododendron. People with a 'floral
taste', will also like Barsey
Rhododendron Sanctuary which will
treat your eyes with hundreds of
species of orchids and ferns, roses
and cactus, creepers and climbers and
other ornamental plants
In this lush-green contiguous, Sikkim
also enshrines a rich spiritual legacy
which is exceptionally unique of its
own kind. Many of s may be aware
of the fact that in early medieval era
of Indian history, and particularly
during the reign of Emperor Ashoka
the Great, Buddhism spread in a
number of Asian countries including
Tibet, China and Bhutan. Due to
Sikkim's environs with all these
countries, it gradually became a
home-centre
of
Buddhism.
Afterwards, when numerous sects of
BRICKS MANTRA
Buddhism such as "Heenyan",
"Mahayaan", "Vajrayaan", etc.
came into existence, they all grew
harmoniously and expanded in
Sikkim. Some of the important
Buddhist branches like Gompas,
Nyingmpas, Kargyupas, Gelugpas,
and Sakyapas have their monasteries
in Sikkim. So, Sikkim is the one and
only place in India where you can be
acquainted about Buddhism in details
and you can altogether visit the
monasteries of all these sects of
Buddhism. In Sikkim, you can come
across more than 200 monasteries
and most of them are easily accessible
from Gangtok. Enchey Monastery,
Pemayangtse Monastery, Phentsang
Monastery, Phodang Monastery,
Ralong Monastery, Rumtek Dharma
Chakra
Centre,
Tsuk-la-khang
Monastery, etc. are some of the most
famous monasteries. This is, however,
a very specific list of monasteries in
Sikkim and it should not be
interpreted that other monasteries are
of less importance.
The Chinese pagoda-shaped Enchey
Monastery of Nyingmpa sect was
constructed over 200 years ago by
Lama Druptob Karpo who was
believed to have supernatural powers
such as flying in the air. Pemayangtse
Monastery is the oldest monasteries
of Sikkim and one of the most
important monasteries build by
Nyingmpa Buddhists in the 17th
century. Phentsang Monastery was
built in 1721 and rebuilt in 1948 is
quite a large and gorgeous monastery
of Sikkim. Phodang Monastery
belonging to the Karma Kagyu sect,
is another important monastery
rebuilt for a second time which is
alluring in its shape and form. Ralong
Monastery located in South Sikkim
and is absolutely a magnificent
structure from all viewpoints.
Vol-1, Issue 001, May 2015
Possibly the most renowned
monastery of Sikkim is the Rumtek
Dharma Chakra Centre, with a lushgreen surrounding, some. This
monastery was rebuilt in 1960 but a
little away from this spot, there lies
the original 'Dharma-Chakra' centre
was constructed in 1730 by the Ninth
Karmpa and was later weighed down
by fire.
24 kilometers away from Gangtok
you can see this replica of glory. This
is a very important monastery of
Kargyupa Buddhists and is a brilliant
learning center of Buddhism. These
houses have a enrich collection of
scriptures and manuscripts based on
Buddhism and other religious. In fact,
all monasteries are unique in their
own way and carry some or the other
historical or religious significance.
Reason for this specification is just to
save your time in case you are going
for a short trip.
Apart from being spiritual centres
Sikkimese monasteries are of a rich
cultural milieu as well. Each
monastery seems swarming with
hundreds of monks engrossed in
pondering and exploring truth. For
the inhabitants of Sikkim these
monasteries are the sacred place
where they bow with reverence and
canter their love in many ways. Each
monastery has special days and
events when people take part in
religious activities and carry out
colorful cultural programs. Sikkim
seems to be have no life without these
monasteries.
Gantok, Pelling, Lachung, Lachen,
Ravangla,
Namchi,
Zuluk,
Yumthang valley, Nathula, Aritar,
Chopta
Valley,
Gurudongmar,
Borong, Rumtek, Yuksam, Geyzing,
Pemayangtse, Thangu, Mangan,
Legship etc are the mostly preferred
tourist spots in Sikkim, as nature has
flourishes its wing high up the sky
here. Nature has given all its best
effort to inculcate Sikkim. Take a
break from your busy schedule and
plan a trip to Sikkim, spend your
escape in the lap of nature and fill
your lungs with fresh air and come
back home capturing the beautiful
natural scenic landscape.
