All dryer vents and chimneys must be cleaned and inspected by an authorized contractor no later then,
June 1, 2014. This is a “Mandatory” notice.
Receipts for the cleaning and inspections must be turned into the management office. Failure to return
cleaning receipts will result in fines being accessed to your account.

Please be aware that Sixty Acre Reserve has already had 2 fires due to dryers so far in the year 2014. Because of the two recent fires,
dryer vent and chimney cleaning will be required every year beginning this year. Please remember the following:

Lint filter is in place, clean, and has no rips in it.

Area around your clothes dryer is free of combustible material.
Never:

Service the dryer yourself, including cleaning of the chassis. Always call a professional.

Put synthetic material such as rubber, plastic, foam, or pieces of cloth used to sponge up flammable liquids (previously
washed or not), in the dryer.

Try to clean the dryer vents yourself without first verifying the material it is made out of - cleaning the wrong type of vent
could make the problem worse.
Additional Considerations and Safety Measure

Make sure your clothes dryer is plugged into an outlet suitable for its needs.

Your dryer is turned off when you are sleeping or have left the house.

Your clothes dryer should be vented with metal hose.

and towed for non payment of dues...please realize that you cannot bring your car back to the property. We will continue to tow
any owner, tenant or visitor of the unit.
Delinquent owners will not be tolerated! If you owe more than
90 days in maintenance or other fees, you are already in jeopardy

Any vehicle belonging to your household or visiting your household can be towed
for parking infractions.
Towing will commence immediately for any of the following reasons:

Parking Privileges have been suspended for Non-Payment of Maintenance Fees.

Vehicle is parked in a Reserved (NUMBERED) Spot, not belonging to
household in which car is assigned to.

A Commercial or Over-Sized Vehicle parked over night in ANY Parking Spot without authorization

Any Recreational Vehicle Parked within the Community

Parking anywhere in the Community that is not a designated Parking
Area that is Clearly marked for Parking

Failure to move Vehicle to Allow for Proper Snow Clearing within 24
hours after snow fall

Car in guests spots (UN-NUMBERED) must not be left in same spot for
over 14 days without moving vehicle.

Inoperable, Damaged, and/or Uninspected Vehicles.

“PODS” that have not been approved by the management office.
Please not there will be an additional $50.00 administrative fee charged

ADOPTED POOL RULES AND REGULATIONS
1) Use of the pool is restricted to 60 Acre Residents in good standing, tenants and their guests. No
homeowner with an outstanding balance due on their account or no proof of homeowner’s insurance
or tenants without a current lease/lease rider, certificate of occupancy or proof of renter’s insurance
on file may use the pool. Everyone using the pool must have a valid recreation pass and surrender it
to the guard upon entering the pool area.
2) An adult must accompany children under the age of 16. There must be one adult over the age of 21
for every 2 children under the age of 13. Adults must remain in the pool area at all times when the
children are in the pool area. Children 3 years of age and under are not permitted in the adult pool at
any time. Children are not permitted in the baby pool in just diapers. All children that wear diapers
must have tight fighting rubber pant over the diaper which can be purchased at the office or from the
guards. Children over the age of 5 are not permitted in the baby pool at any time.
3) Glass containers, alcoholic beverages and food are not permitted in the pool area.
4) Large floatation devices are not permitted. Kickboards, noodles and training devices for children are
permitted if used as intended.
5) Proper swimming attire is required. All persons should shower before using the pool.
6) Diving is not permitted.
7) Only radios/electronic devices for music with earphones may be used at the pool.
8) Pool furniture is first come first served basis, no reserving furniture. Pool furniture may not be
removed from the pool area for any reason.
9) Anyone showing evidence of skin disease, sore or inflamed eyes, cold, open blisters, excessive
sunburn, nasal or ear discharges or any communicable disease shall be refused admission.
10) No dogs or other animals, except service dogs, shall be permitted in the pool area or bathrooms.
11) Expectoration, roughness, rowdy behavior, swearing, or conduct effecting the safety and comfort of
others including water gun fights shall not be permitted.
12) Use of the pool shall be prohibited during an electrical storm.
13) Persons suspected to be “under the influence” shall be prohibited from entering the pool area.
14) Lounge chairs not permitted in the baby pool area. Chairs must be set back from the edge coping of
the pool to allow access by the guards at all times.
15) Smoking is not permitted inside the pool area or the bathrooms and subject to suspension of pool
privileges.
16) Alcoholic beverages are strictly prohibited from any and all recreation facilities including the
basketball courts, tennis courts, parking and biking areas, and playgrounds. The penalty for the 1 st
offense is a 72 hours suspension of all recreation privileges, the penalty for the 2 nd offense or
subsequent offenses will result in suspension of recreation privileges for the current year and possibly
the next year. The penalties are at the discretion of the Board of Directors.
17) Lifeguards are empowered to enforce all these rules and regulations. Use of the pool is prohibited
when the lifeguard is not present.
POOL GUEST POLICY REVISIONS AND UPDATE

Residents are allowed a maximum of three (3) guests per household.

Guest passes are available at a cost of $5.00 per guest pass EVERY
DAY OF THE WEEK and will not be increased on Holidays. No exceptions, no certain time frame, no refunds for inclement weather.
CASH WILL NOT BE ACCEPTED. CHECKS ONLY PAYABLE TO 60
ACRE RESERVE.

THERE IS NO CHARGE FOR CHILDREN TWO (2)YEARS OF AGE
AND UNDER.

LATE ON MAINTENANCE
FEES? In danger of losing your parking privileges? Why not apply a portion of your
tax return to your account? If you contact the office to propose
a settlement on your account we will work with you on the fees
and save your parking space!!
Be a good neighbor, be considerate and kind to others. Please
make sure all dogs are on leashes when outside and they are
walked in the wood line or on 60 Acre Boulevard. Don’t forget
to pick up after your dog.
As many of you may already know, there have been 2
dangerous fires that started in dryer vents in the last
month at 60 Acre Reserve. The Board of Directors is
drafting a resolution to have the dryer vents and
chimneys inspected every year. Summer 2014 is a
scheduled year for inspection so by June 2014 you
will need to have these inspections completed. We
have been in contact with 2 companies that have
agreed to give discounts to residents of 60 Acre
Reserve.
Remember these inspections are mandatory and non
compliance carries fines ranging from $50 the 1st
month to $100 per month until inspection is complete
Grill Rules, Regulations, and Safety Tips
Fire in the grill, under the hot dogs and hamburgers is a welcome sight during
the warm months. But fire anywhere can make your BBQ memorable for the
wrong reasons! The Board of Directors wants you to enjoy and happy and safe
season.
All grills are required to be on an approved grill pad in an approved location.
Grill pad approval forms are available in the management office. The pads are
to be positioned in front of the shed door slab or the grill may be kept on the
patio. Grills are to be kept away from the siding and from under eaves or overhanging branches. The NJ Fire Code requires all grills to be at least 5 ft from
all structures. Storage of grills is not permitted in the common areas. Requests for alternate configurations on grill pads may be considered on a case by
case basis through the Covenants Committee.
OUTDOOR TORCHES AND FIREPITS ARE NOT PERMITTED
ARCHITECTURAL MODIFICATIONS
Spring marks the beginning of the busy season for
Covenants Committee To ensure the quickest approval process for your spring projects you must pick up an
application in the management office. Follow all the
detailed instructions and return the form along with
whatever drawings and /or specification are asked for.
Only complete applications will be considered for
approval.
Modifications completed without the approval of the
Covenants Committee will be subject to removal and
fines may be imposed.

PLANTING GUIDELINES
Annual flower plantings in existing or newly approved planting beds may be added provided the dead plants are removed at the end of the season. Other plantings will only
be approved if a planting plan or drawing is submitted to the Covenants Committee.
Vines or climbing types of plantings are strictly prohibited.
Fruit or vegetable-bearing plants are not permitted. However, they are permitted if planted in pots and placed on the back patio.
Flowerbeds must be kept mulched with hardwood or cedar.
Red or honey beige or white 3/4" stone may be used as bedding material.
Residents are responsible for any additional care required due to the addition of
beds or plantings. The landscape crew will provide the normal and customary care provided to all homeowners.
Shrubs will not be permitted to grow above 4 feet high and may not impede access or reading of any service meters.
Planters specifically designed for outdoor use may be placed on the front porches
or back patios of a unit. The planters and plants may not impede access or
reading of any service meters.
Hanging planters attached to the buildings are not permitted. Residents may install Planter Poles (Shepherd Hooks) in the garden beds only.
A maximum of three ornaments are permitted in the garden beds only. They
may not exceed the height of the bottom of the lowest windowsill. Solar
Lights are permitted in garden beds only.
All garden beds when removing bushes, Azaleas, Philodendrons must be marked

2014 PLANTING WAIVER
I have read the Planting Guidelines and agree to abide by them. I understand that the garden beds
directly adjacent to the unit are the only garden areas covered by this waiver. Failure to maintain the
garden bed in accordance with 60 Acre Reserve policies will result in the maintenance being taken
over by the Association Landscaper or Groundskeepers.
