No homeowner with an outstanding balance due on their account or no proof of homeowner’s insurance or tenants without a current lease/lease rider, certificate of occupancy or proof of renter’s insurance on file may use the pool. Everyone using the pool must have a valid recreation pass and surrender it to the guard upon entering the pool area. 2) An adult must accompany children under the age of 16. There must be one adult over the age of 21 for every 2 children under the age of 13. Adults must remain in the pool area at all times when the children are in the pool area. Children 3 years of age and under are not permitted in the adult pool at any time. Children are not permitted in the baby pool in just diapers. All children that wear diapers must have tight fighting rubber pant over the diaper which can be purchased at the office or from the guards. As many of you may already know, there have been 2 dangerous fires that started in dryer vents in the last month at 60 Acre Reserve. The Board of Directors is drafting a resolution to have the dryer vents and chimneys inspected every year. Summer 2014 is a scheduled year for inspection so by June 2014 you will need to have these inspections completed. We have been in contact with 2 companies that have agreed to give discounts to residents of 60 Acre Reserve. Remember these inspections are mandatory and non compliance carries fines ranging from $50 the 1st month to $100 per month until inspection is complete Grill Rules, Regulations, and Safety Tips Fire in the grill, under the hot dogs and hamburgers is a welcome sight during the warm months. But fire anywhere can make your BBQ memorable for the wrong reasons! The Board of Directors wants you to enjoy and happy and safe season. All grills are required to be on an approved grill pad in an approved location. Grill pad approval forms are available in the management office. The pads are to be positioned in front of the shed door slab or the grill may be kept on the patio. Grills are to be kept away from the siding and from under eaves or overhanging branches. The NJ Fire Code requires all grills to be at least 5 ft from all structures. Storage of grills is not permitted in the common areas. Requests for alternate configurations on grill pads may be considered on a case by case basis through the Covenants Committee. OUTDOOR TORCHES AND FIREPITS ARE NOT PERMITTED ARCHITECTURAL MODIFICATIONS Spring marks the beginning of the busy season for Covenants Committee To ensure the quickest approval process for your spring projects you must pick up an application in the management office. Follow all the detailed instructions and return the form along with whatever drawings and /or specification are asked for. Only complete applications will be considered for approval. Modifications completed without the approval of the Covenants Committee will be subject to removal and fines may be imposed. Lets all work together to make 60 Acre Reserve as beautiful as ever……. 60 ACRE RESERVE CONDOMINIUM ASSOCIATION PLANTING GUIDELINES Annual flower plantings in existing or newly approved planting beds may be added provided the dead plants are removed at the end of the season. Other plantings will only be approved if a planting plan or drawing is submitted to the Covenants Committee. Vines or climbing types of plantings are strictly prohibited. Fruit or vegetable-bearing plants are not permitted. However, they are permitted if planted in pots and placed on the back patio. Flowerbeds must be kept mulched with hardwood or cedar. Red or honey beige or white 3/4" stone may be used as bedding material. Residents are responsible for any additional care required due to the addition of beds or plantings. The landscape crew will provide the normal and customary care provided to all homeowners. Shrubs will not be permitted to grow above 4 feet high and may not impede access or reading of any service meters. Planters specifically designed for outdoor use may be placed on the front porches or back patios of a unit. The planters and plants may not impede access or reading of any service meters. Hanging planters attached to the buildings are not permitted. Residents may install Planter Poles (Shepherd Hooks) in the garden beds only. A maximum of three ornaments are permitted in the garden beds only. They may not exceed the height of the bottom of the lowest windowsill. Solar Lights are permitted in garden beds only. All garden beds when removing bushes, Azaleas, Philodendrons must be marked 60 ACRE RESERVE CONDOMINIUM ASSOCIATION 2014 PLANTING WAIVER I have read the Planting Guidelines and agree to abide by them.
