The building is steel-framed. Floor plates are

is provided by steel moment frames.

ELECTRICAL INSTALLATION
The electrical installation for base build consists
of the following: Incoming: 11kV 3.2mVA supply
from two separate power feeds.
Landlords’: Arranged as West and East HV switchgear.
Main LV switchboards comprise of 3 boards: two in
the East and one in the West. Each main switchboard
is supplied by two 1mVA transformer in an A & B
arrangement.
Tenant distribution boards shall be installed on
a floor-by-floor basis in both East and West riser.

BUILDING MANAGEMENT SYSTEM
A BMS system will control the primary mechanical
services systems, via a series of networked
outstations connecting back to a user interface head
end. Intelligent outstation panels will be distributed
through the building generally in plantrooms and
service risers. Tenants will have the facility to extend
and interface with the base build BMS system.
PROTECTIVE INSTALLATIONS
Fire service: Fire detection and warning system
is based upon simultaneous evacuation
in line with Building Control requirements.
This ‘open protocol’ system serves the landlords
areas with tenant interface panels to each individual
office tenancy. Refer to latest version of approved
Fire Strategy.
Note: The life safety systems will comply with
the requirements of the Building Regulations.
Security system: Access control is provided from
the landlord demise to the tenant areas (via control
of lifts and stairs) and also controls access at the
external entrances (doors and roller shutters) to
the building and plant areas. The Landlord’s system
can be extended to cover the Tenant demise.
CCTV coverage is provided at external entrances.
COMMUNICATION INSTALLATION
Cable trays are provided in risers to all tenant
floors. Communications installation by tenant.
Existing data and voice services within the building
may be extendable via request to the Landlord.
BUILDING MAINTENANCE
Window cleaning: Generally via mobile elevated
platform for all sash windows. Scaffold access
required for casement windows (levels 5 to 10)
to northern and southern elevations. Internal atria
glazing accessed with removable access gantry
suspended from high level.
Internal cleaning: Cleaners facilities are provided
to both main cores at all levels to serve the office
floor plates.
ACCESSIBILITY
Step free access is provided into the building
and into the office accommodation from the
internal circulation spaces.
CAR & BICYCLE PARKING
Car parking spaces: 69no. approx. parking
spaces available in the secure basement car park.
Accessible car parking spaces to be provided
in accordance with WCC min. standards.
Bicycle spaces: 245no. spaces to be provided
within the secure basement parking area.
These are located at basement level and access
is via Savoy Place.
LOADING BAY
The loading bay is located at level 1 off Lower Robert
Street and is accessed via the underground roadway
leading down from York Buildings to the west of
the site. There are 3 No. shared service vehicle bays
provided (with 1no. designated waiting area in Lower
Robert Street) and a trolley route via goods lift to
levels 1 & 2.
Access via goods/firefighting lifts is also available
from this area to all office floors.
Vehicles larger than a 7.5 tonne panel van will
access the site via Savoy Place, entered at its
eastern end from the Victoria Embankment.

To be provided in the new refuse area at level 0.
