President’s Message, Ted Staplin
This is first newsletter of the new year. We have been having difficulties getting the
newsletter out on time since the volunteer that used to do the newsletter left Altamira
#1. We understand the importance of getting the newsletter out each month so starting
this month Lindsay Management (Jill) will be publishing the newsletter until we can
find a dependable volunteer. Contact Jill at Lindsay Management if you think it is
something you can do. I will try to give a synopsis of board activities since the start of
the year.
The maintenance of our equipment certainly hasn’t taken a holiday. We have been
dealing with annual preventive maintenance procedures as well as with unexpected
equipment failures that resulted in pool closures. In one case the board voted to bring
in a repair specialist to rebuild the north pool heater rather than having a new heater
installed. This resulted in a significant savings. We also voted to have an independent
consultant evaluate our overall pool situation. This evaluation has now been
completed and the board is reviewing the results to determine how to best implement
some of the recommendations. One area of concern is our chemical storage and
delivery systems. We are still looking at how best to replace our 40 year old saunas
and we hope to get them up and running soon.
The Landscape Committee has created a comprehensive document on rules for the
front yards of our units. The board began to review this document in the open meeting
(Feb. 18th) and approved the rules in the March 18th open board meeting contingent
on legal counsel review and board membership review. After legal counsel review the
proposed rules will be made available for members to review and give feedback on.
Members to review and comment on before any final decisions will be made regarding
these rules. They will be posted at both clubhouses as well as on the Altamira website
and discussed in open board meetings. The intent of this document will be to clarify
what are acceptable landscape rules for the front yards and the procedures for HOA
approval.
The board approved having our annual reserve fund review being done by our
independent reserve consultants as part of the preparation for next year’s budget. The
board also approved using Newman and Associates to do our year ending financial
review. The budget process is being managed by the finance committee and they and
the board will be working on this over the next few months.

Financial Report
Work is proceeding on the 2015-16 Budget. This budget must be approved and mailed out to
all homeowners by mid-May.

Pools & Spas
The North Pool heater failed at the beginning of December. After approving repairs at the Dec. 17th Board
Executive Meeting, it was later discovered that additional parts needed to be replaced. Rather than spend
$4,500 to purchase a new heater, at the Jan. 21 st Board Meeting, a decision was made to repair the
existing heater for ~$1,100. Repairs were performed in early February. A few post repair issues cropped
up that have since been resolved. The North Spa heater had a Preventive Maintenance inspection, and
was descaled.
The North Pool circulation pump failed in January. As this pump was obsolete, and parts were no longer
available, a new variable speed pump was installed. This pump is expected to last more than 8 years (the
manufacturer cites a 15 year lifespan), and uses 2/3 the electricity of the previous pump. This is the same
model that was recently used to replace the South Pool circulation pump.
The South Pool was closed for 5 days (Monday 3/9 – Friday 3/13), to drain and refill the pool, and to
install a new automatic pool water auto fill.
South Pool Saunas
Our vintage 1970 sauna hardware is in need of repair. Parts for our units are extremely hard to find, or
no longer available. The Board is looking into replacing the 40 year old units with new energy efficient
units. In the meantime, both saunas will be closed.
Rules & Regulations
The Landscape Committee created a comprehensive document on rules for the front yards. The Board
reviewed this document during the last three open Board Meetings, and approved a final draft on
Wednesday March 18. After Altamira’s legal council reviews this document, it will be made available for
all members to review, and provide feedback to the Board, before any final decisions will be made
regarding these rules. It will be posted at both clubhouses, as well as on the Altamira website. The intent
of the document is to clarify what acceptable landscape rules are for the front yards.
In response to several homeowner requests for clarification of rules pertaining to garages, Patty Crescenti
with Carlsbad Code Enforcement advised there is a standard for occupying a garage. In the City of
Carlsbad every home is required to have a garage so if someone were to convert their garage to living
space they would have to build another garage. Patty advised concerned residents call her to lodge a
complaint about people using their garage for a living quarters and Code Enforcement will look into it.

In Memory of Ruth Fly
It is with great sadness that the Board informs you that one of Altamira One’s original residents,
Ruth Fly, recently passed away. She will always be a part of our community. The Board would
like to extend their condolences to Sharon Fly and family.
