Welcome back to Forest Park Cabana Club for the 2015 season! In addition to being mailed to you, this letter
and dues statement has also been e-mailed to you along with the annual information for the “2015 FPCC Pool
Rules, Procedures, and Calendar of Events” (which is also posted for your convenience on the FPCC website at
www.forestparkcabanaclub.com).
Critical Items in this Letter:
Below is a summary of the critical items that each member needs to be aware of (as I know most of you will not
read the whole letter …), which will be expanded further below:
 The dues are going up $200. Dues are $790.00 (reasons provided later) and must be paid by May 1,
2015. All checks must get sent to the PO box. The dues statement is on the last page.
 The renovations are planned for this year and so the pool will be closing after Labor Day.
 We are having a members meeting at FPCC on April 4 from 11:00am to 1:00pm where we will have
a Q&A session on the planned renovations.
 The dues statement is attached on the last page, which must be filled out and sent in by April 20
(officially late after May 1). Remember that even if you are planning to sell your membership you must
still pay the annual dues unless you sell before May 1 (in which case the acquiring person will have to pay
the dues). Please do not drop the check off at the pool -- mail it to the PO Box!
Renovations & Annual Dues Comments:
The reasons for having to renovate the club are extensive:
1. ADA requirements – the clubhouse and facility must be renovated to comply with ADA (I have talked
about this at length in past letters).
2. Pool Maintenance – the pool equipment has been getting extremely expensive to maintain over the past
few years, we are spending tens of thousands each year to fix up our 50-year old facility. Much of our
equipment is obsolete and it is hard to get spare parts.
3. Piping – we are getting leaks in the pipes and the sewer, much of the concrete will have to be ripped up to
get at these pipes. Basically, all of the old pipes need to be replaced.
4. Big Pool – the big pool does not meet code for how we use it (not deep enough for diving at swim meets,
for example), and so the bottom of the deep end must also be dug up. It is also time to resurface it.
5. Baby Pool – the baby pool, while nice, is a money pit because it has to have its own separate pump and it
has been continually leaking for the past five years – it must be fixed/replaced.
6. Landscaping – there are a huge amount of buried irrigation pipes and we have continual problems with
leaks, poor watering, dead grass, and flooded areas.
7. Facility Expansion – we expect to push the facility towards the street and gain more grass area, we also
expect to add a lane to accommodate lap swimmers and swim lessons.
The big question was whether to do “incremental repairs” or to just scrape the whole facility and rebuild. As it
turns out, it is cheaper to scrape and rebuild – so this is what we are planning to do! The facility will look
basically like it does now, but with some desirable enhancements. However, we still need to cost out the plans and
so the boundary conditions on the repair costs are quite large. We expect the cost of the project to be in the range
of $700,000 to over $1 million, so the dues will be going up at least $200/year, which is why we are raising them
now. Depending on the project cost and the mortgage rates, it’s possible that they could go up another $100 to
$150 next year, but we will know more in a couple more months.
Given that renovations are going to start this year, we are going to close down the pool right after the September
7th Labor Day party. The plan is to have it open as usual by April 2016.
Q & A Event:

The board knows that the members will have many questions. The plans have been drafted and we are getting the
detailed drawings done. We were hoping to have a membership meeting in March, but we are delayed and are
planning to do it on April 4th from 11:00am to 1:00pm at the club.
Swim Lessons & Swim Team:
As with last year, our pool manager, Helen Cox, has provided our club with the highest quality swim lessons and
swim team experience in years. Please make sure to take advantage of extremely good member rates on these –
they fill up fast!
Member Behavior:
As members, you also make a significant impact towards cost management and the overall pool experience.
Please ensure that you and your guests take care of your facility when you use it. This is not the Hilton – we
need people to pick up after themselves and leave the facility “cleaner than when they arrived.” In addition, please
consider volunteering your time and efforts to help with special projects and events because salaries and
maintenance are by far our biggest costs. E-mail [email protected] if you want to offer your time.

about our pool, rules, swim team, swim lesson program and upcoming events. If there is ever any difference
between the mailed document and the website, then assume the website is accurate because that will be updated
through the year as things change.
Annual Clean Up Event:
Preparation for Opening Day – Sunday, March 29, 10:00 AM - 2:00 PM
Families are encouraged to participate with the board and staff in preparing our facility for 2015 Opening Day.
The “Preparation for Opening Day” event is scheduled at the pool on Sunday, March 29 from 10:00 am to 2:00
pm. Please come help get your pool ready for Opening Day and make this a fun event for all – reconnect with
other members, meet the staff and prepare your facility to open the following week. Better yet, bring your
children and make them clean! We will be placing the chairs, tables and picnic tables; cleaning pretty much
everything, and placing ping pong tables; etc. FPCC will provide free lunch and drinks!
Pool Schedule:
The pool opens for key-card swimming starting Monday, March 30, and regular operational hours (with life
guards) starting Saturday, April 18. For the first month of the season, lifeguards will be at the pool only on
weekends; key-card swimming will be available Monday through Friday and weekend mornings, except during
swim team workout hours. Visit the FPCC website for detailed schedule information as it varies somewhat
throughout the season.
Personnel:
We are extremely pleased to announce the return of Helen Cox as Pool Manager and Head Swim Coach for the
2015 season. The board believes that this is the most critical position at the pool that contributes to overall
member satisfaction, and we are looking forward to the continuity of Helen’s excellent management and
commitment.

Social Events:
As most of you know, FPCC hosts two annual parties at the pool – Memorial Day (May 25th) and Independence
Day (July 4th). FPCC organizes games and serves desserts and drinks. It is a fun time and an opportunity to get to
know other members of the pool. We are considering other potential social events as well – if you have ideas for
something

website and via email notification. Special events will be posted when scheduled at the pool by the front gate and
on the website. We will also email members periodically with event updates.
Closing Important Comments:
There’s always a few things that members ignore that the board are very concerned about:
1. Please watch your kids during parties – parents are often busy visiting with each other.
2. Please watch your kids at the baby pool.
3. You must be 18 or older to go to the pool during key-card hours.
4. Keep the showers SHORT, kids tend to stay in there as long as their parents let them.
5. The outside door needs to be kept closed so that little kids don’t run outside.
Your payment must be paid no later than May 1, 2015. Your Dues Statement is on the last page of this letter.
Please fill out your current information, including your current e-mail address(es), on the Dues Statement and
send it along with your check payment as instructed. Do not mail it to the Pruneridge address or drop it off at the
pool, only use the PO Box.
A $100.00 late fee will be charged for any member payments postmarked on or after May 2, 2015. Memberships
will be confiscated for dues not paid after May 31, 2015. Please remember that FPCC is a non-profit
organization and that the annual dues are the main source of funding for the pool’s operational expenses. Your
timely payment is necessary!
