Your Neighborhood Newsletter - April 2015
Well, it’s officially spring in Florida! Each day I’m reminded why I moved away from Indiana after I retired!
I thought I would start this month’s article by describing the role of the HOA Board. Our HOA Board is responsible
for the consistency of residential property aesthetics, as laid out in our approved Master Declaration of Covenants,
Conditions and Restrictions of Lexington Oaks. The Board is charged to provide services including administrative,
financial, architectural review, and enforcement activities. The Board contracts with an association management
company, currently Associa Gulf Coast, to provide property management services and to handle the day-to-day affairs
of the Association. We work to make sure that residential properties are kept well maintained and in conformance
with the covenants and by-laws.
Unfortunately, what the Board cannot do is ensure everyone has (and is) a good neighbor! That’s where we all have a
responsibility – to be the kind of neighbor that we would want living next to us. Many of you know that I am a jogger
(well, my wife says I am more of a plodder…). A few weeks ago as I was jogging, I saw a young man and his
daughter in one of the neighborhoods. He was pulling a child’s wagon that had cleaning supplies – paper towels and a
spray bottle – in it. I thought it was a strange thing to be pulling until I saw them stop and clean off a mailbox that had
good ol’ Florida mold on it! They cleaned the mailbox and then moved along down the street. I don’t know if she
was earning a Girl Scout merit badge or if the father was just teaching his daughter about being a good neighbor, but I
thought to myself “wouldn’t it be nice if all of us were like those two?” All of us are members of the Lexington Oaks
family and extending kindness and consideration to others will make all of our lives more enjoyable.
Also, now that spring is here, we will be starting up the Yard of the Month selections in the monthly newsletter. Look
elsewhere in this newsletter to see this month’s winners. The Yard of the Month judging criteria is listed on the
Lexington Oaks website (www.lexoakshoa.com). In general, residences are judged on the total appearance of their
property and landscape. Houses should be free of structural flaws and aesthetically attractive, and driveways should
be clean and neatly edged. Lawns should be well maintained with no bare spots or excessive weeds. Flower beds and
landscaping should be neatly trimmed and weeded, and beautification efforts including new flowers and shrubs are a
bonus! Easement oak trees should be trimmed. The Board is also looking for anyone interested in helping with the
monthly judging. If you are interested, please let someone on the Board know!
This month, Associa will continue to be looking at mailboxes and driveways in their compliance reviews and citing
those that have excessive mold. Please make sure to look at yours and take any corrective action needed. While
professional power washing is a service many of us choose to use for our driveways, other options exist that you can
do yourself even if water restrictions are in place within Pasco County. Please be a good neighbor and put some
sparkle into your home’s outward appearance!

CDD News
We residents of Lexington Oaks are very fortunate in
that our landscaping is well maintained and homes are
also in good shape thanks to the HOA’s monitoring
through their management company.
Our Community Center, pool, playground, fitness center,
tennis, basketball courts and soccer field are excellent
amenities.
Security cameras are also maintained by the CDD
including a license plate camera and cameras at each
village entrance. Tapes are retained and available for
review in case of an incident. The cost of the Security
system is approximately $50,000. per year.
The CDD also hires off duty sheriff’s deputies to patrol
Lexington Oaks about 30 hours per month.
Deputies submit written reports after each patrol.
Cost equals $16,000. per year.
Perhaps the best cost benefit is provided by the
Lexington Oaks Security Patrol. The LOSP is comprised
of resident volunteers who patrol in teams of two in the
vehicle donated by Hundai of Wesley Chapel. LOSP
reports concerns to the Sheriff, but they do not engage in
enforcement.
The cost of vehicle maintenance, insurance, gas is
covered only by donations which are tax deductible
since the LOSP is a non profit organization.
Please make a donation and even better volunteer.
The Lexington Oaks Security Patrol has meetings at the
Community Center on the fourth Wednesday of each
month at 7:00 PM. Come to a meeting to learn more,
donate and/or volunteer to the benefit of our community.
Sincerely,
Don Peters, CDD Supervisor

Useful Information:
• Older eggs are easier to peel than fresh eggs. If you are
planning to make hard boiled eggs for Easter and want to make
sure that the eggs are easy to peel, buy your eggs at least a week
ahead of time (two weeks even better, they'll keep).
• If you need easy-to-peel eggs and you have fresh eggs, you
might want to try steaming the eggs for 20 minutes. Somehow
the steam penetrates the shell a bit making the eggs easier to
peel.
• If you've boiled a batch of eggs that you are now finding
difficult to peel, try cracking the shells all around without
peeling them and soaking the eggs in water for a while. The
water often seems to seep in enough under the shell to make the
egg easier to peel.
1. Place the eggs in a single layer at the bottom of a saucepan.
Cover with at least an inch or two of cold water. The more eggs
that are crowding the pan the more water you should have over the
eggs. Heat the pot on high heat and bring the water to a full rolling
boil.
Adding a teaspoon of vinegar to the water may help keep egg whites
from running out if an egg does crack while cooking. Also some
people find adding 1/2 teaspoon of salt to the water helps prevent
cracking as well as making the eggs easier to peel.
2. Turn off the heat, keep the pan on the hot burner, cover, and
let sit for 10-12 minutes.
If you have the type of stove burner that doesn't retain any heat
when turned off, you might want to lower the temp to low, simmer
for a minute, and then turn it off.
Depending on how cooked you like your hard boiled eggs, the eggs
should be done perfectly in 10-12 minutes. When you find a time
that works for you, given your preferences, the types of eggs you
buy, your pots, stove, and cooking environment, stick with it.
If I'm cooking a large batch of eggs, after 10 minutes I'll sacrifice
one to check for doneness, by removing it with a spoon, running it
under cold water, and cutting it open.
I also find that it is very hard to overcook eggs using this method. I
can let the eggs sit, covered, for up to 15-18 minutes without the
eggs getting overcooked.
3. Strain out the water from the pan and run cold water over the
eggs to cool them quickly and stop them from cooking
further. Or, if you are cooking a large batch of eggs, remove them
with a slotted spoon to a large bowl of ice water.
The best way to store hard boiled eggs is in a covered container in
the refrigerator. Eggs can release odors in the fridge which is why it
helps to keep them covered.
They should be eaten within 5 days.
