Things are looking great around Lexington Oaks. New plants are popping up everywhere! I hear it was really tough
to pick the May Yards of the Month because lots of our neighbors have been out in the yards planting new bushes and
trees and freshening up flowerbeds. My jogs this month have been really nice since I can look at all the nice front
yards. It’s amazing how a little “dash of color” really makes a yard look great. Keep up the good work!
The Board has been working to identify those yards in Lexington Oaks that are not being kept up to covenants and
standards. I’m sure it seems like this is a really slow process, and in some ways it is, but that’s because we have to
make sure to give the homeowner their full due process and time to correct things. When a yard starts to look
unkempt, our management company Associa identifies it during their monthly review and a friendly letter is sent
reminding the homeowner they need to take the necessary action to clean things up. The homeowner should take
immediate action and get the property back into shape. We also send in that reminder letter a form that the
homeowner should fill out and send back to Associa on the action taken to fix the problem. If no action is taken, the
following month Associa will verify the property is still unkempt, and a fining letter is issued. The Board doesn’t
want to issue fines to anyone, but unfortunately sometimes that is the only way to get residents to take action. Even if
a property is fined, in many instances, the residents still do not clean up their property. We understand it is frustrating
living beside one of these houses that becomes an eyesore. For these non-compliant properties, the Board is now
working with a landscaping firm to mow and trim overgrown yards. The cost is paid by the HOA, and then charged
back to the homeowner. The Board has also identified the top 25 residences that owe money to the HOA for fines,
forced mows and upkeep, and unpaid Association fees. We are taking action to collect these monies and get these
properties up to covenant standards. It’s not a pleasant task, but it’s necessary to maintain the quality of life here in
Lexington Oaks. So, if you live beside one of these unkempt houses, know that the Board is working to get these into
shape. Please be patient as we work to get things scheduled while making sure these residents get their full due
process.
This month Associa is focusing on trees in their compliance reviews, especially those in front and side yards near
sidewalks and streets. Trees are to be trimmed to allow seven (7) feet of clearance for pedestrians and vehicles. Trees
overhanging the street need to be shaped to allow clear passage of trucks and larger vehicles. While trimmed trees
make the neighborhood look nice, this is first and foremost a safety issue. Nothing is worse than taking a walk on the
sidewalks and having to “duck” so you are not bonked in the face by low hanging tree branches. Children riding their
bikes could be seriously injured by low hanging tree branches. If you have trees near a sidewalk or street, please get
them trimmed to a height of at least 7 feet. Your sidewalk walking neighbors will thank you.
Lastly, I had several of you wave at me as I plodded along jogging this last month. I appreciate your friendliness (and
the fact that you didn’t throw rocks at me). A few of you mentioned to me that you appreciated the “be a good
neighbor” part of my article last month. I really believe that if we all try just a little bit to be a better neighbor, we will
all enjoy Lexington Oaks even more, and our community will continue to sparkle. Thanks for being a good neighbor!

Lexington Oaks is a wonderful place to live and our
community has many wonderful amenities, such as the soccer
field area, the children’s playground, the fitness center and
now our spacious HEATED POOL. You have probably seen
the notice on the sign out front that says “the pool is heated”.
The inefficient electric heaters were replaced with the
installation of a natural gas line and a gas pool heater. Yes,
now residents can enjoy year round swimming in comfortable
water temperatures of 83 – 85 degrees. Enjoy.
Each resident has a photo I.D. card that grants access into
several of our recreational areas. Be certain that you have
your I.D. card with you when using these facilities. Residents
are encouraged not to allow unauthorized persons to enter our
secured facilities. Please do not permit entrance to the fitness
center or pool areas without proper I.D.

and very few committee members dealing with the many issues
within Churchill. Your issues are being addressed as quickly as
possible. It will take time for some matters to get resolved.
Keep Off Golf Course Cart Path and Greens –Please refrain from
using the cart path for skateboarding or bike riding, for kids playing,
walking dogs, morning runs and as a walkway to/from your home.
Violation letters will be sent out to those who do not comply.
Reminder of Some Pool Rules
 There is No Smoking within the pool area.
 Please make sure the entrance gate is closed after you enter
and leave the pool area.
 Children under the age of 16 must be accompanied by an
adult.
 Any food brought into the pool area MUST leave with
you. If you drop/spill something pick it up and take it with
you.
 No running on pool deck.
 No Bikes or skateboarding are allowed inside the pool area.
Just so you know: Pool Parking is only for those who are at the pool. It’s not
an additional parking spot for Homeowners/visitors who
live near the pool.
Please recycle paper and cardboard. Recyclable bins are located in
the Clubhouse parking lot.

From Your Security Patrol
The LOSP continues to work toward improving the
Security Patrols and you may have noticed more patrols
during the week. We continue to look for patrol
volunteers to cover more days and hours. That said, we
welcomed back volunteers, Rick and Barbara Fischer
this past month.
Community is defined in several ways; unity,
cooperative spirit, neighborhood to mention a few. The
LOSP does not just patrol, we are truly concerned about
the overall safety and security of the community. There
are many ways each one of us can contribute if you
cannot commit to patrols. Consider being a block
captain. Block captains work in conjunction with other
neighbors. You are can be the eyes and ears within each
village and assist in observing and/or reporting
suspicious behaviors.
Meet your neighbors, look out for each other. Let them
know when you will be away to keep a watch over your
home. For our parents, in the event of an emergency,
does your child/children have a safe place to go if you
are not at home? If you don’t, you may want to consider
implementing a “safe place” for them should they need
it.
Be aware of empty homes in your area; when watched
vandalism and squatting are less likely to occur.
Keep your garage door closed, especially in the evening/
night. It can be an open invitation for a thief.
