Last month I wrote that I was ready for some warmer temperatures,
well we certainly got them! Glad to welcome the summer, bring it
on!
A factitious tip of the hat to the developers of Lancaster who, in
their infinite wisdom, conjoined our irrigation system with
Ashington Reserve's irrigation system giving the latter power
(literally and figuratively) to decide when and if our common areas
would receive water. As if that weren't enough, forty some odd
sprinkler heads were designed to water ponds, not lawns. With the
hard, diligent work of our new landscape contractor, the systems
have been separated and we now control our water destiny.
Last month, I also wrote that the HOA Board commissioned a
Reserve Study. The study was complete earlier this month and, as
promised, the study is posted on our web site for all homeowners to
review.
This last month, we completed a power washing of all our entryway
curbs and sidewalks. The next few tasks on the to-do list include
repair or replacement of damaged curbs in the community cul-desacs, paint touch up on our street signs and lampposts, and entryway
column sealing and repair work to prevent water damage. Also in
the near term, we will take another look at our sidewalks to ensure
all sidewalk safety hazards from pushed up concrete are repaired.
The next Ashington Reserve homeowner’s meeting is Thursday,
April 9, 2015 at 6:30pm in the Tampa Palms Clubhouse. All
homeowners are welcome.
But the comedy does not end there: We discovered this month that
Lancaster owns a couple streets in Remington, a community not
even within sling shot distance of our gates. (Seriously, folks, you
can't make this stuff up). Our attorney is in the process of deeding
the errant property to the city of Tampa before we get hit with street
repairs.
In other business: we have received bids to paint and refurbish aging
and missing street signs. Landscape improvements are in process
with the big island getting new shrubs this week.
And...keep in mind with spring comes the resurgence of reptiles
who are cranky this time of year. What the heck, you'd be cranky
too if you hadn't eaten all winter and the second order of business is
finding a mate.
Mayfair
As the widening of the Bruce B Downs has begun, Mayfair residents may have noticed that a Pond has been dug behind the Fire Station that
extends behind the south side of Mayfair. Please note that this extensive movement of land could cause various snakes and rodents to seek
new shelter. Please be aware of this possibility.
When you receive the amended declaration of covenants, restrictions and easements for Mayfair neighborhood, please complete and return
the signed proxy if you are unable to attend the next Mayfair Board Meeting.
Maintenance of the front entrance to Mayfair was approved at the last Board Meeting, this includes repainting the black fence and cleaning
the brick and painting the cream wall areas. We hope you all will enjoy our updated entrance.
Lets continue power washing our sidewalks, driveways and soffit areas around your residence before the summer heat is upon us.

Everyone is out and about enjoying the warmer weather. If you are contemplating making changes to your lawn, painting your home or
making any additions to the exterior of your home or lot, please don’t forget to place an architectural application with Tampa Palms North.
You can find the application and architectural guidelines at www.mytpnoa.com. Please send your completed application to the office located
in the Club. Paint books are available for checkout for paint color suggestions.
Don’t forget to check the exterior of your home, sidewalks, street gutter, driveways and fencing for mold or mildew, weeds in the
landscaping beds and cleaning of the roof edge. Take a fresh look at your home to see how you can make improvements to spruce up the old
homestead. Trees should be trimmed above ten feet to allow for vehicles and pedestrians. Pine bark mulch is the approved mulch in Tampa
Palms North. Please be aware that parking in the street is not permitted, so please be considerate of your neighbors.
The Club will be hiring six seasonal part-time pool monitors for the upcoming season. This year we will be hiring responsible adults of 18
years of age and over for six hour shifts. Please stop by to pick up an application at the front desk.
Anyone bringing a guest to the Club should come in the front entry to sign their guest in and receive a wristband. Entry at the rear pool gate
is for member’s only.

Ashington Estates
Spring is in full bloom!! Time to dust off those shorts and start
some of these springtime projects. Here is a list of a few things to
consider:
•
Adjust your irrigation system – the watering requirements (and
time change) are usually different from winter to spring.
•
Trim up your plants and small shrubs because spring is usually
the best time for trimming. Large trees are best trimmed/
thinned in the fall - unless you are trying to spur growth.
•
Mulch your flowerbeds to help water conservation and make
sure your plants get the water they need.
•
Check your driveway, curbs, sidewalks, patios and even houses
to see if pressure washing is needed. The common areas were
pressure washed recently.
•
Don’t forget to take some time to enjoy our beautiful weather
and remember why we live in Tampa Palms!!!
As many of you may have noticed, we have upgraded our street
signs and repainted our road striping in an effort to become more
compliant with Tampa Police Department’s (TPD)
requirements. As a result, we will now be included in TPDs
ongoing traffic monitoring – yes, they will be giving out
tickets. We have had ongoing issues with speeding and drivers not
obeying traffic signs within our neighborhood. This is a family
oriented community and the last thing anyone would want is an
incident where kids or even adults were injured because someone is
speeding or disregarding the traffic signs. The posted speed is 25
miles per hour and drivers should come to a full stop at all stop
signs before proceeding. Please consider the safety of others as you
drive through our neighborhood.

Happy Spring to all Windsorians! And good luck getting through
tax season!
In its March meeting, the Windsor Board dealt with a number of
issues. One concern is to prevent the call box from being hit by
moving trucks and other large vehicles. They are in the final stages
of determining where the box will be moved after reviewing the
report of an engineering firm hired to evaluate our entrance. The
call box will be moved closer to Cypress Preserve by a vendor who
has yet to be selected. This process will occur in the next few
months. Look for an email notification about the dates that gates
will remain open while the company is moving and installing
equipment.
The Board also discussed "curb appeal" of the neighborhood. They
encourage homeowners to maintain their properties. This entails:
•
keeping lawns mowed, sidewalks edged, shrubs groomed, and
tree limbs and palm fronds trimmed
•
•
power washing driveways, walkways, gutters and roofs
•
updating landscape and mulch (pine bark only) when necessary
maintaining mail boxes by cleaning, repairing, and painting if
necessary (see the list of recommended vendors or contact a
member of the Board)
Maintaining our homes will help assist our neighbors in selling their
homes for top dollar. This in turn will keep the values of our homes
at a premium!
Future Board meetings are scheduled for April 21, June 2,
August 18, October 6 (budget meeting), and December 1
(annual meeting).
All meetings will be held at Club Tampa Palms at 7:00 p.m.
