Planned Maintenance programme 2014 – 2019 Improvements to your home during the next five years Our five-year Planned Maintenance programme sets out the major work Link will carry out in your home between April 2014 and March 2019. We have included a summary of the key events throughout individual projects and on the back page further details on what may be involved with each improvement. As part of the preparation, and before work starts in your home, we will consult with your Housing Officer to identify any personal needs you have which may need to be taken into account during the work. Your address may not appear in the programme at this stage but we feel it is important to share the information with everyone. We will write to you separately to keep you informed of any work to be carried out in your own home. Sometimes work may need to be rescheduled. We try to keep these changes to a minimum and will always write to let you know if this has to happen. When the work is finished we will ask you to complete a survey form as this will help us to make sure you are happy with the finished product and identify any issues that could be improved for future contracts. Beyond the works noted in this programme, Link also carries out a range of other work such as external and internal common area painting, gas servicing, estate management repairs and a variety of KEY EVENTS – ALL CONTRACTS All contracts follow a similar series of events. These are: • Letter of introduction – Telling you about the work to be carried out and when this may occur. This letter may be sent out weeks in advance of the work starting in your home. • Letter to arrange an inspection – This will be to arrange a time when Link or our contractor can come and inspect your home. This inspection will provide the detailed information to help us decide the extent of works needed in your home or that, in certain instances, no work is needed. • Letter from contractor – To advise you of the proposed dates to carry out the work in your home. • Work carried out – Most major works such as bathroom/ kitchen replacements or a central heating installation are completed within five days. • Post work inspection – This will be carried out by Link after the completion of the works and arrangements made to have the contractor attend to any defects. servicing contracts for items such as fire alarms, lifts and warden call systems If you have any questions, please call the Administrative Team for the Planned Maintenance programme on 01324 417 113 or 01324 417 125 Link Group Ltd 1 2014 - A kitchen surveyor will visit to design a kitchen layout to suit your property. The surveyor will discuss the proposed design with you, leave a copy of the drawing and return a copy to Link. At this stage you can choose your kitchen units and worktop colours from a range of choices. There may be some re-design of the kitchen layout which means your existing floor coverings may need replaced. Link pays a standard disturbance allowance to help replace items (such as floor coverings and redecoration) not hidden by the new units and wall tiles. Replacement of Gas Boiler or Full Gas Heating System We will: • Replace the gas boiler, programmer/time-clock, water pump and thermostatic radiator valves. If the full system is being replaced then all the radiators will also be replaced. There may be some instances where some pipe work may need to be replaced. Link pays a standard disturbance allowance if you are having your full system replaced, to help you redecorate any walls where heaters have been altered or moved. Replacement of Electric Storage Heating System with an alternative Heating System We will: • Replace the electric storage heating system and, if possible, replace it with a more energy efficient system. At this stage we cannot say what type of system will be fitted, as this will be dependent on particular circumstances that exist for the area your property is located in. Upgrade of Bathroom We will: • Replace the bath (or shower cubicle), provide or renew electric shower unit, wash hand basin together with localised water and waste pipes. • Replace the wash hand basin and toilet if you have a second bathroom. • Replace the electric extractor fan in main bathroom (and second toilet, if you have one). • Provide decorative, waterproof boarding in place of ceramic tiles around the bath, shower and wash hand basin. • Fit new glass shower screen to side of bath to replace the need for a shower curtain. Certain addresses listed have had medical adaptations such as a level access or wet floor shower. In these instances we will assess and replace as necessary the shower, toilet and wash hand basin. Link pays a standard disturbance allowance to assist with any possible redecoration you may have. Replacement of Doors and Windows We will: • Replace external close entrance doors and the windows within your home. Timber facings are used on the inside to cover any damage to plasterwork caused when removing the old windows – this means that any re-decoration should be minimal after the contractor is finished. We fit good quality windows and these arrive with a factory finish to avoid painting in your home. If you have difficulties using standard handles on windows, then Link will try to arrange for alternatives if this is possible. We will try to identify specific requirements during the initial survey and before the work starts.
