Lot 1 – Birdhill Forest Situated north-east of Limerick, next to the village of Birdhill in County Tipperary. The property can be easily reached from the M7 motorway, turning off on to R494 at junction 27, linking with the R445. Both public roads link with the single track public road which provides access to both parts of the woodland, shown on the sale plan. It is anticipated that timber extraction from Foynes Island will be by a floating pier, barge or landing craft, which can be used on the sheltered shingle beach situated on the south-western edge of the island. Machinery used for ground preparation in the establishment of the woodland was originally taken on to the island in this way. Timber from Foynes Island can then be taken to a transfer point owned by the vendor at Foynes Port for haulage to timber markets or, alternatively, exported by sea. Lot 2 – Glennagross Forest Found just north of Limerick, on the northern slopes of Woodcock Hill in County Clare. The woodland can be reached from Limerick City by following a single track public road, north through Moyross, towards the R471. This single track public road passes along the edge of the woodland and also links with another single track public road running through the property, as shown on the sale plan. Lot 3 – Foynes Island Forest The island is located in the River Shannon Estuary, just north of the Port of Foynes in County Limerick. The woodland is situated on a privately owned island, which is only accessible by boat from Foynes, which can be arranged. Lot 4 – Slievenakilla Forest & Hill Situated south-east of Sligo in County Leitrim and to the east of Lough Allen. The forest and hill ground is accessible from a single track public road that passes the eastern edge of the forest, linking with the R207 public road south of Dowra. ACCESS Each property adjoins the public road network, which is suitable for timber haulage purposes, with the exception of Foynes Island woodland, which requires access by sea. More specifically, both Birdhill and Glennagross Woodlands have internal woodland access tracks, which have been used for timber haulage in the past, linking with the public road network; whereas, Slievenakilla will require the creation of a new access road into the forest for timber extraction purposes in the future. The land surrounding Slievenakilla is included, as shown on the sale plan, providing various options for a new access to be constructed into the forest. Lot 1 Lot 2 Lot 3 Lot 4 DESCRIPTION The forests vary in age, soil type and species and consequently the growth in each property is reflected by the growing conditions. In summary: Lot 1 – Birdhill Forest, 54.58 Ha/134.86 Ac The forest was planted in 1988 with predominantly Sitka spruce, which had its first thinning in 2007; approximately 27 hectares of the 45.36 hectares of Sitka spruce growing at yield class 18-20 within the forest. Part of the forest (5.7 hectares) was accidentally burnt then replanted in 1996 with mainly Sitka spruce. An excellent crop of Ash (9.22 hectares planted in 1988) is also growing within separate compartments with open rides for thinning. The Ash is highly prized for its potential in making hurling sticks and has been managed with this in mind. Some windblow has occurred within the strip to the north of the main forest area, within which harvesting should be anticipated shortly. Access can be taken across the neighbouring land to reach the public road, as shown on the sale plan. A lease is to be granted for the duration of the remaining rotation (expected to be no more than 20 years) in order for all of the standing timber to be felled. The land, along with the replanting liability, then reverts back to the landowner. A copy of the draft lease and further information is available from the Selling Agents upon request. by the Seller and a lease granted to the purchaser for a period of 20 years in order to extract all of the saleable timber. After this period of time, the replanting liability reverts to the landowner. The hill ground extends to approximately 236.50 hectares / 584.39 acres, which is ideal for rough shooting of game, in season, with stunning views east and west across Co. Leitrim. Also available, by separate negotiation, is the neighbouring commercial conifer on the west of the island amounting to approximately 29.25 hectares of 23 year old Sitka spruce. Lot 4 – Slievenakilla Forest & Hill, 431.35 Ha/1,065.86 Ac Slievenakilla Forest is to be sold as Freehold with sporting rights included. The forest was planted in 1987 on less fertile upland soils with mostly Lodgepole pine and Sitka spruce (106.3 ha) as a self-thinning intimate mixture, with a further 88 hectares of Sitka spruce and 22 hectares of Lodgepole pine. Some drainage and fertilising would be beneficial in improving the current growth rates where the yield class is estimated to be between YC 10-14, depending upon the underlying soil conditions. Lot 2 – Glennagross Forest, 40.00 Ha/98.84 Ac Glennagross Forest is to be sold as Freehold with the sporting rights included. The forest was planted in 1987 with approximately 32 hectares of Sitka spruce and some 8 hectares of Lodgepole pine. First thinning took place in 2006 over an area of approximately 23 hectares and the remaining un-thinned areas could still be thinned. Growth is good, with a yield class of YC 16-18, particularly on the lower lying fertile soils. The Lodgepole pine is growing at a yield class of around YC 8 on the upper slopes. The public road passes through the property where felling took place recently to open up the road and verges. Lot 3 – Foynes Island Forest, 35.71 Ha/88.23 Ac Foynes Island Forest was planted in 1990 with 32.14 hectares of Sitka spruce. This has established very well and is now growing at yield class 20 on the fertile soils that were previously used for agriculture. Thinning is not anticipated; therefore, the crop is being grown on a non-thin rotation with clear-felling expected within approximately 10-15 years. Timber can be extracted from the island via the shingle beach located in the south-west of the island. The land on which the timber is growing is to be retained TIMBER MARKETS & HAULAGE There is a well-established and steadily growing timber market throughout the Republic of Ireland, with good demand for timber. The properties are well-served by these timber markets and a good contractor base, within the forest industry, to provide the full range of services required for forest management, harvesting, haulage and replanting operations. BOUNDARIES The approximate boundaries of the properties are shown on the sale plans and whilst every effort has been taken as to their accuracy, the boundaries may vary slightly. Where existing fences adjoin neighbouring properties, fences are maintained at joint equal expense, unless otherwise stated in the Folios/Titles.
