How We’re Tracking The month of May ended with an average occupancy of 88%. This result was in line with the forecasted budget which was derived from last year’s occupancy figures for May 2014 and in combination with analyzing the current market we are operating in. Although the Convention Centre is currently undergoing renovations we had groups like Toyota Event, Corroboree China 2015 and Hamburg SUD International which helped to push occupancy figures. The 35th State of Origin 2015 brought a passionate crowd of over 80,000 fans for the only Sydney game of the series. The occupancy as a result was much stronger and created a great atmosphere in the Hotel and area. June is currently sitting at 58% average occupancy. The slower months will be a good opportunity to provide minor touch ups to the rooms and common areas of the building. This will help aid in maintaining the 4 star rating of Oaks Goldsbrough. Property Improvements We are in the final stages for the penthouse lift upgrade. This will mark the completion of the lift modernization program. The upgrade has proven to be a significant benefit to the Goldsbrough Building with positive comments received from our residents, tenants and guests. During this lift upgrade we have taken the opportunity to complete the fire rectification works in the penthouse lift area in the lobby. Fire Rectification – Pool Area I wish to advise you that commencing from the 9th June 2015 the pool & spa will be closed for approximately 4 months for the fire and safety upgrade. During this time we will be sectioning the area to keep the Gym still open for residents, tenants and guests usage. We are also currently investigating options to reduce the impact of the Pool & Spa closure. In reference to Clause 4.11 in your agreement we would also like to take this opportunity to remind you about the importance of landlords insurance. It is a requirement of our managing your property that you have adequate cover for public liability at the very least. We further strongly encourage you to partake in contents and income protection, specific to Short Term Letting. In the very unlikely event that your property is deemed not fit for occupancy as a result of flood, fire, natural disaster or otherwise you will most likely not receive income until such time that the property is returned to service. It is imperative that you safeguard yourself from what could potentially be a very costly situation. Kristin Carville has joined us at the end of last month and has brought with him solid Sales & Operational background with his last 14 years working in the Sydney hotel industry. This is highlighted by his recent time at Silver Needle hotel group based in Penrith and Easter Creek since 2009. We also welcome the return of Daniel Rogers-Lebert as a National Account Manager who will look after larger volume accounts and Oaks portfolios nationally for all NSW and ACT based companies. Daniel described it as a ‘homecoming’ having been with the company for over 6 years in various departments from Front Desk to Sales and Reservations. Both Daniel and Kristin will work hand in hand to drive new businesses into Oaks portfolios as well as to ensure their existing partner relationships remain strong and steady. The team is also organising a ‘TMC Blitz’ by arranging meetings with our Travel Management Companies to provide an update of our products as well as any GDS promotions we currently have so our travel partners don’t miss out. This month until 31 August, the promotion will run for Oaks Goldsbrough Apartments, our Sydney Flagship property with incentives such as complimentary internet and late check-out. In the PR/Marketing facet, our Director of Sales has also managed to have Cypress Lakes Resorts by Oaks Hotels & Resorts represented on the local TV show called ‘The Lucky Country’. The filming is taking place on the property this month while the episode will be going to air in July with the spotlight on the resort, the Cypress Lakes Golf and Country Club as well as popular leisure activities around the Hunter region. Driving Business Sydney was busy in May with multiple events including the Sydney Morning Herald Half Marathon, Vivid Festival, State Of Origin, World Business Forum, Les Miserables at Capitol Theatre and the Walking with Dinosaurs which drew large crowds to the city resulting in strong occupancy across our Oaks portfolio. May also has seen numerous On-line campaigns through Oaks EDM, Wotif.com, Expedia and other on-line partners, which have worked towards providing our brand with ongoing exposure, driving business into our Hotels. As with every month the telephone sale conversion rate has been a major focus, and this month in excess of 80% of enquiry calls were converted into sales, which demonstrates that every opportunity is maximized to increase the occupancy of our hotels.
