Premis has a long and effective track record
of experience with hospitals, medical centres
and allied works and laboratories with works
that includes construction, refurbishment,
external works and landscaping.
Our Project Managers are well-experienced
with the many demanding, and often
competing needs of hospital and medical
projects. In particular, our people know how to
work within an operating hospital environment.

We recently successfully delivered the
demolition of two operating theatres (Theatres
3&4) in a line of six at Redcliffe Hospital north
of Brisbane. In addition Premis delivered a
CT Scanner suite and worked with the client
to deliver the project within a revised program
of seven weeks rather than the originally
contracted 13 weeks. We have delivered the
Ward 4 East refurbishment from 'back to base
building'.

EDUCATION
REFURB - RETROFIT

Premis has delivered many projects in the
education sector including the refurbishment
of the Wet Labs in R Block, QUT Brisbane. This
project is often referred to as an exemplar.
The refurbishment was constructed while the
remainder of the building was occupied by
staff and students.
Originally built circa 1960, the building
presented many challenges including hoisting
of plant, equipment and joinery as well as
achieving the required negative air pressures
within the external Heritage structure.
In the past 12 months we have delivered the
bookshop, cafe, restaurant and health food store
on the Gold Coast campus of Griffith University.

Refurbishment of two
buildings on one site
RED HILL QLD 4059
This refurbishment project at Red Hill in Brisbane consisted of the full interior and exterior
refurbishment of two dilapidated buildings located on the same block.
The project presented many challenges including its location on a busy thoroughfare, limited set
down points, height restrictions in terms of large plant and equipment gaining access to the areas
at the rear of the project, water inundation issues, and a site located in a suburban retail and
residential area.
The existing buildings were in poor condition and the building at the rear required extensive
structural rectifications to repair the failing blockwork walls, remove concrete cancer from lintels,
and provide the bracing and tie-down elements required to support the structure for its proposed
new use.
A further challenge presented by the project was the construction of a level one walkway providing
a link between the two buildings. The link also provided additional space for the front tenancy.
Mechanical, electrical and hydraulics were re-installed throughout. Six new tenancies including the
Whyte Orthodontics practice were created with internal walls and ceiling works undertaken. The
Whyte Orthodontics practice fitout was completed in conjunction with the building refurbishment
works.
Architect, Mark Floate, introduced a number of impressive architectural features to the
refurbishment including a façade providing a street presence. High-end finishes were used
throughout with areas of glass bricks providing ‘light and shade’ to areas throughout the tenancies.

This project included refurbishment works
throughout the Canning Lodge aged-care facility
at Caboolture in Queensland. Works included
refurbishing two separate servery and dining areas,
construction of a nurses’ station, refurbishment
of the Dementia Unit and refurbishing
accommodation units including PWD ensuites.
Alterations and additions included extension of
internal space (reclaiming some external areas)
and alterations to the roof area.
The project included external works, landscaping,
and a gazebo.

This project involved the refurbishment of two operating theatres and a CT scanner suite at Redcliffe
Hospital north of Brisbane.
Existing theatres three and four (in a line of six) were stripped out before work commenced in-situ on the
two new theatres. A project like this one is not without challenges. Maintaining a clean, non-noisy, dust
and contaminant-free environment throughout the course of the project while all other theatres remained
operational was a critical part of the Premis methodology.

This project was a retrofit of the main
airconditioning supply and duct work throughout
the 12 level building.
The common area ceilings on each floor including
hallways, lobbies and kitchens were removed and
replaced with new ducting and ceiling tiles and the
supply to each tenancy on each floor was replaced.
The new AC system was integrated into the existing
BMS.
New plant was lifted to both the outdoor Level 2
‘garden’ area and the rooftop at Level 12. The
level 12 units were installed on a custom deck
and were screened from the elements with an
aluminium batten surround.

Premis Solutions was engaged by the client to totally refurbish both levels of the tenancy while the client remained
refurbished. Stage Two included a new entry façade to incorporate PWD ramping and a new PWB internal lift.
The interior design incorporated innovative breakout spaces encapsulating sweeping river views. The joinery included
extensively throughout the tenancy combined with tile and carpet. Premis congratulates Marc&Co, Baber Studio and

This project included all works to a site that was
simply an open concrete slab apron forming a
perimeter of one of the campus buildings.
The project included the installation and
commissioning of all A/C plant and A/C product,
the installation and commissioning of all
switchboards and the installation of all electrical
works and hydraulics.
Following building works the interior fitout of both
the restaurant and the café (including a takeaway
service area) was completed as a second stage of
the project.
The Restaurant and Café completed a service area
within the Griffith University Gold Coast Campus
complemented by the Bookshop and Health Food
store previously delivered by Premis.
Both projects were delivered by Premis in the form
of a Construction Management contract.

This full floor 1350m2 fitout project in one the
Brisbane’s premium office towers represents that
rare opportunity where a client presents a design
brief that provides a scope that is on the one
hand detailed yet on the other liberal. The brief
demanded an innovative, ‘out of the box’ approach.
In many respects the project offered up a ‘blue sky’
design opportunity.
The architect, Angus Munro, embraced the
opportunity and has, in the words of the client
‘nailed the brief’.
The innovative design utilises many features to
give a sense of comfort in an open design office.
Walking through the space enlightens your senses
with various themes and panoramic elements
easily embraced by both staff and visitors.
Premis managed the project both as Construction
Manager and Builder working with both the client
and architect from concept through to completion.
The project presented Premis with some real
challenges including the client occupying and
operating their business from the open office area
mid way through construction process.

Entryway and Lift Lobby upgrade

This project consisted of the demolition of the
existing building entryway and lobby and the
subsequent rebuilding delivering a contemporary,
fresh appeal to building that had dated in its
appearance.
The entry way from the street was formed into
Zen gardens either side of the entry steps with
the entryway covered in a suspended aluminium
custom-made awning. All external areas and the
entry lounge area were clad with alpolic. The
stairs, external landing and the lobby were all tiled.
The project transformed a 1970’s building into a
building with tenant appeal.

demolition of two operating theatres (Theatres
3&4) in a line of six at Redcliffe Hospital north
of Brisbane. In addition Premis delivered a
CT Scanner suite and worked with the client
to deliver the project within a revised program
of seven weeks rather than the originally
contracted 13 weeks. We have delivered the
Ward 4 East refurbishment from 'back to base
building'.

Premis has delivered many projects in the
education sector including the refurbishment
of the Wet Labs in R Block, QUT Brisbane. This
project is often referred to as an exemplar.
The refurbishment was constructed while the
remainder of the building was occupied by
staff and students.
Originally built circa 1960, the building
presented many challenges including hoisting
of plant, equipment and joinery as well as
achieving the required negative air pressures
within the external Heritage structure.
In the past 12 months we have delivered the
bookshop, cafe, restaurant and health food store
on the Gold Coast campus of Griffith University.

Refurbishment of two
buildings on one site

This refurbishment project at Red Hill in Brisbane consisted of the full interior and exterior
refurbishment of two dilapidated buildings located on the same block.
The project presented many challenges including its location on a busy thoroughfare, limited set
down points, height restrictions in terms of large plant and equipment gaining access to the areas
at the rear of the project, water inundation issues, and a site located in a suburban retail and
residential area.
The existing buildings were in poor condition and the building at the rear required extensive
structural rectifications to repair the failing blockwork walls, remove concrete cancer from lintels,
and provide the bracing and tie-down elements required to support the structure for its proposed
new use.
A further challenge presented by the project was the construction of a level one walkway providing
a link between the two buildings. The link also provided additional space for the front tenancy.
Mechanical, electrical and hydraulics were re-installed throughout. Six new tenancies including the
Whyte Orthodontics practice were created with internal walls and ceiling works undertaken. The
Whyte Orthodontics practice fitout was completed in conjunction with the building refurbishment
works.
Architect, Mark Floate, introduced a number of impressive architectural features to the
refurbishment including a façade providing a street presence. High-end finishes were used
throughout with areas of glass bricks providing ‘light and shade’ to areas throughout the tenancies.

This project included refurbishment works
throughout the Canning Lodge aged-care facility
at Caboolture in Queensland. Works included
refurbishing two separate servery and dining areas,
construction of a nurses’ station, refurbishment
of the Dementia Unit and refurbishing
accommodation units including PWD ensuites.
Alterations and additions included extension of
internal space (reclaiming some external areas)
and alterations to the roof area.

This project involved the refurbishment of two operating theatres and a CT scanner suite at Redcliffe

Existing theatres three and four (in a line of six) were stripped out before work commenced in-situ on the
two new theatres. A project like this one is not without challenges. Maintaining a clean, non-noisy, dust
and contaminant-free environment throughout the course of the project while all other theatres remained
operational was a critical part of the Premis methodology.

This project was a retrofit of the main
airconditioning supply and duct work throughout
the 12 level building.
The common area ceilings on each floor including
hallways, lobbies and kitchens were removed and
replaced with new ducting and ceiling tiles and the
supply to each tenancy on each floor was replaced.
The new AC system was integrated into the existing
BMS.
New plant was lifted to both the outdoor Level 2
‘garden’ area and the rooftop at Level 12. The
level 12 units were installed on a custom deck
and were screened from the elements with an
aluminium batten surround.

refurbished. Stage Two included a new entry façade to incorporate PWD ramping and a new PWB internal lift.
The interior design incorporated innovative breakout spaces encapsulating sweeping river views. The joinery included

This project included all works to a site that was
simply an open concrete slab apron forming a
perimeter of one of the campus buildings.
The project included the installation and
commissioning of all A/C plant and A/C product,
the installation and commissioning of all
switchboards and the installation of all electrical
works and hydraulics.
Following building works the interior fitout of both
the restaurant and the café (including a takeaway
service area) was completed as a second stage of
the project.
The Restaurant and Café completed a service area
within the Griffith University Gold Coast Campus
complemented by the Bookshop and Health Food
store previously delivered by Premis.
Both projects were delivered by Premis in the form
of a Construction Management contract.

This full floor 1350m2 fitout project in one the
Brisbane’s premium office towers represents that
rare opportunity where a client presents a design
brief that provides a scope that is on the one
hand detailed yet on the other liberal. The brief
demanded an innovative, ‘out of the box’ approach.
In many respects the project offered up a ‘blue sky’
design opportunity.
The architect, Angus Munro, embraced the
opportunity and has, in the words of the client
‘nailed the brief’.
The innovative design utilises many features to
give a sense of comfort in an open design office.

Entryway and Lift Lobby upgrade

This project consisted of the demolition of the
existing building entryway and lobby and the
subsequent rebuilding delivering a contemporary,
fresh appeal to building that had dated in its
appearance.
The entry way from the street was formed into
Zen gardens either side of the entry steps with
the entryway covered in a suspended aluminium
custom-made awning. All external areas and the
entry lounge area were clad with alpolic. The
stairs, external landing and the lobby were all tiled.
The project transformed a 1970’s building into a
building with tenant appeal.
