Construction & Development Project Manager Veritas is a premier fast growing private real estate investment and operating company is looking for a Construction & Development Project Manager to join the project management team. The Company’s portfolio is comprised of trophy multifamily and retail properties in the City of San Francisco. Currently, the Company is experiencing tremendous growth. The Construction & Development Project Manager will focus on real estate redevelopment and construction management. To succeed in the role, the candidate must be self-motivated, ambitious, organized, and have strong time management skills and a sense of urgency for critical deadlines. Primary Job Duties: Responsibilities include but are not limited to: • • • • • • • • • • • • • • Analyze project’s financial feasibility in cooperation with financial team to determine construction feasibility. Work with the project team to optimize the design, constructability and value of the project. Work with project team to submit funding applications to lenders and investors to secure all necessary predevelopment, construction, and permanent financing. Interview, hire, and supervise architects, general contractors, land use attorneys, construction project managers, and other real estate development consultants. Secure all necessary permits and entitlements for real estate development. Responsible for all day-to-day aspects of projects assigned including management of GC/Construction Manager. Responsible for coordinating all Construction Documents. Lead value engineering, cost control and construction bidding processes. Create and maintain development project schedules, project budgets (both hard and soft costs), track project costs and cash flow projections. Oversee funding draws or requisitions in cooperation with finance and accounting team. Monitor progress and quality of construction work and attend construction meetings. Maintain communication with marketing and sales team. Coordinate close-out of construction and guide transition to Property Management team. Other special projects as assigned by the COO and/or SVP of Redevelopment. Requirements: • • • • • • • • • • • Bachelor’s degree from top tier college/university. Strong verbal and written communication skills Experience managing the construction of residential projects in San Francisco, from preconstruction through project close-out, is required; experience managing mixed-use and retail projects is desired. Strong knowledge of SF permit and application processes, codes and regulations Expertise in review of contracts. Ability to manage multiple projects under deadlines. Excellent critical thinking and problem-solving skills. Careful attention to detail. Mathematical reasoning skills. Knowledge of San Francisco market. Proficiency in Microsoft Word, Microsoft Excel, and other office software program utilized for project oversight.
