Freehold Condominiums Hot Topic This week the Toronto Real Estate Board reported that the average price of a detached home in the 416 has reached $1.15M. When you dive into the downtown market statistics more specifically that number is actually closer to $1.5M, up by over $100K in the last month. Also worth noting is the tremendous price appreciation in the condominium market where average prices climbed by nearly $40K or almost 8% in the last month to $520K. By comparison, the average price of a condo in Toronto was $457K just one year ago. Demand for new, preconstruction highrise condos backed off slightly this month but the real story in this segment of the market has to be the performance of new lowrise units that have hit a new record average price of $775K which is up almost 5% from a month earlier. For the forseeable future we don’t expect this trend to decline. All the more reason to know how and when to deploy this buying tactic because it is not for the faint of heart. The truth is that we are hearing more about bully offers for one main reason...demand continues to grow while supply seems to be slipping.
