Freehold Condominiums Hot Topic We all know that Toronto’s home market is hot, but in our mind the condominium sector just might be hotter. Consider the following; over the last six months or so, the number of condos selling at or above the asking price has been slowly increasing. Earlier in April we noticed that nearly one in three condos selling in the downtown core had competing offers. Recently we saw a resale condo in a converted loft building in Roncesvalles sell at $1000 per square foot. Even with a 12% increase in units over the last month, the average resale condo has hit an all time high of $482k. SOLD STATISTICS** What Sold In April 2015** VS. Yet despite all that the Toronto real estate market experienced unprecedented activity in April. Not only did we set a new record for sales in April, we pushed the average price of a home up 10% to nearly $636k. New listings were up a more moderate 5%. which contributed to more multiple offers. The high volume of sales is not limited to resale properties. Sale of new Highrise condos increased by 29% and low rise condos and townhouses by 21%. TOM BOSLEY’S CORNER It’s safe to say that Toronto has joined the ranks of other premier cities of the world. While you may argue that we aren’t in the same league as Paris, London or New York, the reality is that these cities, and a few more, all survived the financial crisis of 2008 with flying colours. People want to live in Toronto and that has put pressure on our real estate market. While demand for home ownership has never been higher, the process has become more difficult and the need for a professional realtor is more important than ever. We believe that a skilled and educated negotiator is your best asset. So if you are thinking of buying or selling in the future I would encourage you to speak to one of our agents first.
