We all know that Toronto’s home market is hot, but in our mind the
condominium sector just might be hotter. Consider the following;
over the last six months or so, the number of condos selling at or
above the asking price has been slowly increasing. Earlier in April
we noticed that nearly one in three condos selling in the downtown
core had competing offers. Recently we saw a resale condo in a
converted loft building in Roncesvalles sell at $1000 per square
foot. Even with a 12% increase in units over the last month, the
average resale condo has hit an all time high of $482k.

There are a lot of factors which contributed to a slow start to 2015, including a delayed spring arrival and
near back to back long weekends and school holidays. Yet despite all that the Toronto real estate market
experienced unprecedented activity in April. Not only did we set a new record for sales in April, we pushed
the average price of a home up 10% to nearly $636k. New listings were up a more moderate 5%. which
contributed to more multiple offers. The high volume of sales is not limited to resale properties. Sale of new
Highrise condos increased by 29% and low rise condos and townhouses by 21%.
