The new forms will not be required until a regulation change is approved which will take several months. However, licensees may use the new forms as an alternative now. The commission believes the new forms are more easily understood than the old forms and process. 2005 - 06 GLAR Board of Directors There are two agency disclosure statements, one for the buyer and one for the seller. There are also two model policies, one for companies that use dual agency and one for companies that use designated agency. Companies may use word documents and add their logo and other company information to the model policy. When performing a Search, go to the drop down on the left side and try a Pro-Search. This list has every field available for searching. One that is intriguing to search is the Remarks field, which is sort of like a key word search. Under remarks you can search for first floor laundry, or Anchorage School District, or you can try fix-upper, handyman, his and hers walk-in closets, handicap accessible, elevator, and gourmet kitchen. These are great tools to assist you in finding the best home for your client. Now, when you list a property, start utilizing that Remarks section to include all those features to gain your listed property more exposure. Remarks are where we can turn on the sales pitch. Directly below Remarks, the Agent Notes area is where you can disclose, disclose, disclose. If there is a basement bedroom with no windows, it really isn’t a bedroom. Agent Notes is where you disclose that. It is also a good place to talk about upcoming sewer assessments, etc. List-It is yours. Make it work for you. The leadership you have selected is very cognizant that information changes and that our MLS system needs to respond to these changes. The MLS Improvement Task Force is a group of volunteer Realtors® who explore situations like our defined search areas. They are now assessing the number of listings in Shelby County to see if the county needs to be divided up for more accurate searching. With all the downtown loft and urban residence activity, do we continue our division of Area 1 and 2 or might we consider some sort of CBD (Central Business District), or Urban Center sort of box for that area. They are also sorting through the varying criteria of how we measure houses. As I am sure you have seen, the Builder, the Appraiser, and the Realtor® don’t always come close to the same square footage. Housing Market to Stay on High Plateau Home sales should generally level-out and remain at historically high levels, according to the National Association of Realtors®. David Lereah, NAR’s chief economist, said mortgage interest rates are trending up but will remain favorable. “Economic growth and job creation are providing a favorable backdrop for the housing market, but rising interest rates have an offsetting effect,” Lereah said. “Home sales will move up and down somewhat over the remainder of the year but stay at a high plateau, meaning this will be the third strongest year on record.” He expects the 30-year fixed-rate mortgage to rise to 6.9 percent by the end of the year. Growth in the U.S. gross domestic product is forecast at 3.7 percent in 2006, while the unemployment rate should average 4.8 percent. Existing-home sales are projected to drop 6.0 percent to 6.65 million this year from a record 7.08 million in 2005. New-home sales are likely fall 10.9 percent to 1.14 million from the record 1.28 million last year – both sectors would see the third best year following 2005 and 2004. Housing starts are forecast at 2.00 million in 2006, which is 3.2 percent below the 2.07 million in total starts last year. The national median existing-home price for all housing types is likely to increase 6.4 percent this year to $221,700, while the median new-home price is expected to rise 2.3 percent to $242,700.
