There are many reasons to have your roof cleaned. These organisms, specifically algae, lichens, and moss are feeding off the organic material in your shingles. In other words, your shingles are their food source. The longer they are allowed to stay and feast off your shingles, the more damage they will cause. 2) Roof algae, lichens and/or moss can eat through your shingles and into your roof deck causing wood rot. When the wood rots, moisture gets in through the cracks and creates an environment hospitable to mold growth. And mold growth in a home can pose health risks to people and pets. 3) Insurance companies are increasingly demanding that homeowners have their stained roofs cleaned. That's why it is very important to be proactive and have those roof stains professionally removed before you get that notice from your insurance company. Insurance companies know that untreated roof stains will negatively impact the overall integrity of the roof, which can also lead to mold growth inside your home. Roof stains are seen as “risks” that could cost them money in a claim. 4) A roof covered with algae, moss, etc. is no longer able to efficiently reflect sunlight. The algae covered shingles absorb heat, thereby super-heating your attic and increasing your cooling costs. 5) Having your roof cleaned by a professional is the cost saving alternative to premature re-roofing. There is absolutely no need to prematurely re-roof when your roof can look like new again for a fraction of replacement costs. If you ignore those ugly roof stains, no matter what else you do to improve your home's exterior, those stains will be the main focal point of your home's exterior. If you are hoping to sell your house, roof cleaning is a must! 7) The integrity of your shingles and your roof can be compromised by these roof staining organisms which can actually attract animals to your home, and ultimately into your attic. Algae, lichens and moss can penetrate the shingles allowing moisture to get into the sheathing. This moisture can cause wood to rot and the odor of rotting wood attracts animals. Animals are actually attracted to the smell of rotting wood (mildew and mold) because in nature they have learned to associate that smell with food and shelter. Nine times out of ten, when animals enter through a roof or fascia board, they have chosen to go through where wood has started to rot. "It is the month of June, The month of leaves and roses, When pleasant sights salute the eyes And pleasant scents the noses." ~ N P Willis NEWS YOU CAN USE PAGE 2 Alley Landscape Maintenance & More As many of you know, homeowners in Northwest Landing are responsible for the landscape maintenance in the alleys behind their home. Some of the items that we need to be aware of are: Excessive weeds in the shrub beds and areas adjacent to driveways. The removal of dead plant material. Landscaping should be adequately trimmed back from the alley. Plant material should not “overhang” into the alley. Alleys should be kept free of litter and debris. There are related items that may come up as a result of the increased awareness to alleys: Alleys are designed to be used for ingress and egress of vehicle and pedestrian traffic only. They are not to be used for parking. Alleys are not to be used as play areas. Child safety is a great concern, please be responsible and prevent your children from playing in the alley and impeding traffic. Basketball hoops and other similar play equipment must be used in your yard or driveway, not the alley. Backyard maintenance is just as important as the front yard. Please take this opportunity to make sure your backyard meets the community standard as defined in your Northwest Landing Resident Handbook. Backyards should have been installed within one year of your move-in date. Monitoring compliance on this will be a part of our summer inspections. Landlords, please be sure your tenants are aware of our expectations, because the ultimate responsibility for landscape lies with you. Coyotes & Your Small Pet A fair weather warning that this is the time of year that Coyote packs are having their pups. That means they will be out hunting more for food to feed their growing families. Unfortunately your small dog or cat is an easy meal when there are many mouths to feed. Make sure not to let your dogs or cats roam outside alone, off leash, without you. And remember not to leave your pet food outside where coyotes and other wild animals like raccoons will be tempted to come and feast near your home. Fences must be kept in good condition. Good condition includes but is not limited to replacing missing or broken boards, posts, or rails. Moss and mildew must be removed. (6.E.1). Please consult with the paint company on how to avoid a darker finish than the pre-approved colors. Paint wood surfaces if paint is cracked, peeling or faded. If you change colors, please turn in a completed Property Improvement Request form (3.F.1. c. and e). Moss and mildew removal is an on-going, year-round maintenance. The staff will continue to look for these particles on houses during each inspection (3.F.1.e). Mow, edge, repair bare spots, and weed regularly. Planting beds must also be free of noticeable weeds. Remove dead plant material. Remove and replace dead plants. Remember to mow, weed and water the street strip in front of the house. Remember to do same the maintenance in the alley ( 3.F.3). Please be informed that if corrective action has not been done by the compliance date on the notice, the ROA staff will instruct the Association’s landscape company, to bring the landscape to acceptable compliance. The minimum cost of a one-time clean-up is $105.00. The actual cost will be back-charged to the owner. Parking Recreational Vehicle, Boats, Trailers, and other Watercraft outside of garage. Temporary parking of RV’s, boats, trailers in driveway is allowed for no more than 12 hours, for the purpose of loading, unloading, and cleaning (3.B.5). Semi Annual Citywide Yard Sale It's time! The highly anticipated Yard Sale is scheduled for Saturday, June 22nd from 8AM-3PM. Northwest Landing will provide local advertising. Residents are responsible for directing shoppers to their sale. Please be courteous to your community and remove signs upon completion of the sale. Friends of the Library will be on hand at Chloe Clark to collect any gently used books and DVD’s. Children's book are also in need. Goodwill donation trailers will be on site from noon until 5:00PM for any unsold items. Volunteers Needed Volunteers are need in the following areas for our 4th of July Celebration. 1.
