It's hard to believe we are already preparing to end another year. 2014 has brought its challenges, and I expect that trend to continue in 2015. Waters Edge will be hiring a new Property Manager as our contract with Diversified Property Management (DPM) will be mutually ended on December 31st of this year. This is a big deal, it's a big deal for a few (actually many) reasons, the first of which being DPM is the only Property Manger Waters Edge has known. DPM was managing Waters Edge in years when Bill Clinton was President and I was obtaining my first Driver's License. Secondly, a community's Property Manager is really the backbone that keeps things running from day to day. Choosing one that fits our needs, especially that of a community of nearly 1,100 homes, is not easy. We have interviewed several finalists for the contract, and will be announcing on our website the Board's selection in early November. I expect the new Property Manager to send a letter introducing their company to all residents at year's end. I would also like to extend a very big THANK YOU to Margie Hall for her service to our community. I will miss working with her each day. Another part of ending the year is the next Board Election. This year, three Board seats will be open. As an insert to this newsletter, you should find a Candidate Information Sheet. If you are interested, please fill it out and return to the address on the sheet, I encourage all interested residents to run for the Board. Please know this can be a bit of a time commitment to be an effective member of the Board, but it is a great opportunity for those looking to get involved and work to make Waters Edge the best it can be. And finally, this will be my last letter to you as President of Waters Edge. After three years of serving on the Transition Committee and then the Board, I feel it is time to let some new ideas into the mix. I look forward to working with the new President and elected Board in the transition at the first of the year. I have no doubt the transition will be smooth with both our new Board as well as the Property Manager. I am very appreciative of the opportunity to serve the community and of the time spent working with my fellow Board Members and Residents. Thank you to all, and I look forward to being on the other side of the table at next year's Board Meetings. If we all educate and facilitate ourselves with the rules, be truthful and honest with ourselves, and make the right choices, we will not suffer the negative consequences. WatersEdge:IQ Fall 2014 Futures 5K Fundraiser Comes To Waters Edge November 15th! Lauren Cowan, Waters Edge Board Secretary Come join us for a morning of fun, fundraising, and a little exercise too! FURURES Foundation for Volusia Schools is holding a 5k run/walk in Waters Edge. This natural pairing of our family-friendly and active community of young and not-so-young with this generous foundation is bound to result in a great time! The run/walk will be held on November 15 with registration starting at 7:30AM, and the race starting at 8:30 and lasting until around 10:00. The FUTURES Foundation is a wonderful organization that has been assisting the public school system of Volusia county since 1986. Their goals have always been to establish a friendly and productive relationship between the community and area business with our schools. They work hard to bring new activities and programs to local schools that would otherwise not fit it the budget allotted for the schools. They have programs in place to help students, teachers, staff and administrators, and now its our turn to give back. So be sure not to miss this event as a runner, a walker, or just a supporter of this great cause! More information can be found on the FUTURES website at: www.furturesvolusia.org. Page 3 WatersEdge:IQ Page 4 Fall 2014 Waters Edge Modification Committee Why do we need a Modification Committee? It is plain to see that the committee does work hard to implement the "Covenants and Restrictions" of the Waters Edge Homeowners Association; however from time to time we feel it is important to remind you of your duties as a homeowner. When a home is in need of painting we have a booked of approved colors available for you. Contact our Property Manager to review approved colors. If you need a fence or fence replacement remember wooden fences are no longer approved, white PVC only. Any changes to driveways must be approved by the committee. This includes paint and concrete stains which are generally not allowed. Patio additions with or without screens must be approved If you are changing your landscaping or would like to add or remove trees a modification application must be submitted to the committee When installing a pool, you must get your neighbor's permission to utilize their property should there not be enough room on the side of your house for equipment, materials, and people to access the rear of the home. All damage to any property must be repaired and the pool must be within the footprint of the home. All play equipment must be located directly behind the footprint of the home. As a committee of the Waters Edge Homeowners Association, we request that if a homeowner is in doubt to please read the Covenants and Restrictions, these should have been provided to you at your home closing and are also available to be viewed at Watersedge-hoa.com. A modification request form is also available on our website. Residents are welcome to attend Modification Committee meetings. Meetings and their location are posted at the main entrance to Waters Edge, typically held the fourth Wednesday each month. Notice of Covenants and Restrictions Enforcement Effective January 1st, 2015, Waters Edge will enforce the community restriction on signage (WE C&R Article IX, Section 29) to include signs for political candidates. No signs of any kind (except those protected by law) will be permitted on any resident’s property. Also effective January 1st, 2015, Any trash container stored outside must be in an enclosure that is not visible from the street and MUST BE APPROVED by the Modification Committee (WE C&R Article IX, Section 21) These are not new restrictions, only notices of enforcement. This will avoid debri build-up, and keep mold and mildew away from your house. Bring out the rake or the leaf blower and clean up the yard. What about that air filter? Indoor air pollution is a major environmental health risk. Now is the time to check and replace that air filter. You can not only breathe better, but also improve your HVAC system’s overall performance. Replace batteries of the smoke detectors throughout the house. Clean out the dryer vent to remove any lint buildup. This will help to prevent a potential fire hazard. Now that your home is fall ready, just sit back and enjoy the season ahead. In 2015, we have decided to utilize a third party professional organization to publish a newsletter for Waters Edge. This was not a decision that was made lightly. Unfortunately the time it takes to publish a quarterly newsletter “in house” became too much of a challenge for the few who design, write, edit, and mail this out to more than 1,000 resident owned homes each quarter. We believe you will be very happy with the quality and format of the new publication. It certainly has the look, feel, and content of a professional newsletter. As with anything the Board or its Committees do, we will appreciate any feedback you have after having a chance to look over the new format. The first issue should be in the mail sometime in Winter 2015. Thank you to all of the volunteers who have helped publish WatersEdge:IQ over the past few years.
