firms. Many of the employees at Austin Landing shop and eat onsite throughout the day. This creates a
captured audience for the retailers.
Why Austin Landing?
When compared to sites throughout the region,
including those on the Benchwood exit off of I-75,
Downtown Dayton and North Fairfield Road at
I-675, Austin Landing has more people within
45 minutes ( nearly 25% more than its nearest competitor) and higher educated people
( 30% more ).. Austin Landing’s office buildings are
located immediately off exit 41 on I-75 with substantial parking available at no cost to employees.
In addition, Daytime population within a 2-mile radius is approximately 10,000.
• The nation’s 28.5 million office workers spend an
estimated $184 billion over the course of the year,
but office workers are very time-stressed. Many
only have what amounts to about 45 minutes for lunch, and rarely have the luxury of being able to shop
before or after work. Before work, they are typically crunched for time and arrive at their desks just in time.
After work, they are running to go make a meal or pick up their kids from day care or soccer. As a result, office
workers spend roughly $102 each week on goods and services directly around their office buildings, much of
which is spent at groceries stores.
Austin Landing includes a variety of retail and restaurant options convenient for office workers, including an
on-site grocery store.
• According to an ICSC research study, the average commute was 21 miles, and 86.9 percent of office workers drive to work. Given
how much time these commuters spend in
traffic, it is no wonder office workers look for
a workplace that is convenient to shopping
and eateries, so they can get as much accomplished in as little amount of time as possible.
Only 13.5% of office workers surveyed by ICSC
work in a mixed-use development, which offers all the amenities in one convenient location to their office buildings.
According to “What Millenial Workers Want”, a Robert Half International study, millenials and generation Y rank
company location fourth in importance, just below salary, benefits and opportunity for growth.
Austin Landing is convenient to both Cincinnati
and Dayton office workers, providing an easy
commute directly off the interstate, free and
abundant parking and convenient access to office buildings, as well as a variety of on-site restaurants, retail and service providers, increasing
the efficiency of the commute to and from work.
• From the study, “The New Workforce Reality”,
95% of workers rate their “life outside of work”
as equally or more important than their job, and
94% of workers report that their personal life is
equally or more satisfying than their life at work.
Austin Landing offers more than a workplace. Austin Landing is a community in and of itself. The development offers a variety of events throughout the year for the employees, including networking events, social groups, and events for a cause. Outside of work, there is plenty to do with family and friends. Within
the development, there is an array of options for restaurants and entertainment and a 2.5 mile bike path
connecting to more than 300 miles of regional bike trails. Nearby local events, such as Runway Fest at the
Dayton-Wright Brothers Airport also offer a fun way to spend time with friends and family.

Austin Landing is a true community:
built for the community,
owned by the community
and developed by RG Properties.
Austin Landing has 293 local investors, a true sign
that this is a development the community believes in.
Why Austin Landing?
During the past 50 years the Cincinnati and Dayton metropolitan areas have grown together along Interstate 75. The population
along the I-75 corridor has increased by more than 60,000 just in the past 10 years. As a result of this rapid growth, in both people
and business, the Ohio Department of Transportation approved construction of a new interchange located at Austin Boulevard and
Interstate 75 to relieve the burden currently placed on the existing roadway system and address the double-digit growth projected in
to the future.
vAustin Landing is in the heart of the Cincinnati/Dayton Corridor, the fastest growing corridor in the State of Ohio.
vAustin Landing is a gateway to the fastest-growing suburbs in the region, including Centerville, Clearcreek Township,
Miamisburg, Miami Township, Springboro and Washington Township:
ØMore than 7,000 new residential units have been constructed within 5 miles of the site since 2000
vAustin Landing is a gateway to the region’s top employers:
ØWright-Patterson Air Force Base employs 60,000 both inside and outside the fence.
ØMore than 2,000,000 square feet of office space exists within 2 miles of the site.
ØAustin Landing itself has a daytime population of 8,000, including: Motoman (400 employees),
Teradata (583 employees), Lexis Nexis (3,400 employees) and MetLife (1,400 employes). There are
486 businesses and 16,296 employees within 2 miles of Austin Landing and 4,817 businesses and
63,709 employees within 5 miles.
ØSuccessful companies like Teradata, MetLife, Kettering Health Network and LexisNexis have continued
growing throughout the recession.
vAustin Landing is uniquely supported by direct access to three major transportation thoroughfares:
ØInterstate 75 is the backbone of the Cincinnati/Dayton Corridor.
ØInterstate 675 provides quick access to Bellbrook, Beavercreek, Wright Patterson Air Force Base and
Columbus, Ohio.
ØState Route 741 parallels I-75 to the East and connects Austin Landing to the existing office and
residential communities in the southern part of the region.
Ø100,000 cars pass per day on I-75. 26,000 cars pass per day on Austin Boulevard (expected to
increase 20 percent by 2033), and 29,000 cars pass per day on State Route 741 (expected to increase
26 percent by 2033).
vThe new Austin Interchange opened in July 2010. Studies by the Montgomery County Transportation Improvement
District estimate the $47 million investment will spur more than 10,000,000 square feet of new economic development
growth and thousands of new jobs in the immediate area around the interchange.

Resta urants
Dublin 7 Whiskey Pub
Dayton’s famous Dublin Pub will be partnering with other local restaurateurs Dan Apolito and Mike Fullenkamp of Archer’s Tavern to
create their flagship Irish Pub at Austin Landing.
“It couldn’t be a more perfect restaurant location,” said Steve Tieber, one of the proprietors of The Dublin Pub. “With the parking and
access to the highway. We’ll be putting ourselves in a location with a lot of people in close proximity and great access; it’s a slam dunk.”
Randy Gunlock, president of RG Properties, the commercial real estate firm developing Austin Landing, said it is fitting that the one of
the first restaurants to open at Austin Landing will be an independent.
“There is a great history of creativity and innovation in our city, and a long line of great independent restaurants we want reflected at
Austin Landing,” Gunlock said. “Independent restaurants offer a unique experience and reflect the soul of the region—a feeling we hope
to capture at Austin Landing.”
Amy Zahora, executive director of the Miami Valley Restaurant Association, said independent restaurants add to the spirit of the
community by offering something that patrons cannot find anywhere else.
“You cannot go to Chicago and experience the same thing you can here,” Zahora said. “The great thing about independent restaurants
is they all have their individual menus and environments, and it’s something that cannot be replicated. We have a lot here in the
community; each one is different, and it’s not like anything you can find anywhere else.”
The Dublin Pub will be in a 6,000 square-foot building. Tieber said The Dublin Pub is excited about the possibilities.
“Since the day we opened up, we’ve always had a focus on expansion and growth,” Tieber said. “We know that a lot of restaurants
make mistakes with expansions, but we’re doing this right. We knew with Austin Landing coming, it would be a perfect fit for a pub.
Firebirds Wood Fired Grill introduced a taste of Colorado to the Carolinas when it first opened its doors in
Charlotte, North Carolina in December of 2000. The restaurant is the creative concept of owner and restaurateur, Dennis Thompson, who regularly travels out west. He fell in love with the feel of the area as well as
the food. Drawing from those experiences, he developed Firebirds.
The exposed kitchen showcases a flurry of activity, while smoky aromas from the hardwood flames infuse
the restaurant. “Grilling over the open flame gives all of our food a tremendous flavor,” says Thompson.
“Our blend of bold seasonings, spices and sauces is designed to create an innovative style of American cuisine that makes each dish flavorful from beginning to end,” he adds. Guests can expect well seasoned steaks,
ice cold martinis and much more. Additional favorites include herb roasted prime rib, fresh seafood, hearty
pasta, awesome burgers and oversized salads.
The restaurant features an indoor stone fireplace where guests can kick back and relax fireside. Exposed
woods, bold colors and stacked stone columns make for a cozy, comfortable setting. Guests can sip cocktails
and enjoy appetizers in the Firebar, while upbeat music pulsing through the room gives off a cool, hip vibe.
The sum of all these details makes for one very dynamic dining experience.
The Broken Egg Cafe was hatched Thanksgiving week 1996 on Girod Street in Old Mandeville, Louisiana.
It took over two years to awaken a simplistic but strong Creole cottage that had been dormant for many
years.
The first “Egg” team opened the doors with remarkable success. Within two months over 1,400 eggs were
being broken per week. Great food, friendly outgoing service, a charming French country decor in an old
home setting and a menu breakfast, brunch and lunch lovers could not possibly resist.
After a year of existence, the birth of the catchy new name came innocently out of a conversation with a
customer. She asked the question “will you please open up “another broken egg” in New Orleans?” It simply rolled off her tongue so easily...a new name for all the following cafe’s to come. To date 39 restaurants
have been “hatched” with more currently in the incubator.
It was 1978 when two guys who had a great recipe for deep
dish pizza opened the first BJ’s in Santa Anne, California.
The pizza was an immediate hit and, as years went by, new
BJ’s restaurants were opened in beach cities along Southern
California’s coastline.
In 1996, with seven restaurants in operation from San Diego to Los Angeles, the first BJ’s Brewery began production
in a new restaurant in Brea, California. The introduction
of fine handcrafted beer was welcomed by guests and the
newly renamed BJ’s Restaurant and Brewery concept was
launched.
BJ’s has a passionate desire to provide extraordinary value
for their guests in a high-energy, fun, child-friendly environment, along with a sincere commitment to support the
communities in which they do business.
When Chipotle opened its first store in 1993, the idea was
simple; demonstrate that food served fast didn’t have to be
a “fast-food” experience. When Chipotle opened 20 years
ago there wasn’t an industry category to describe what they
were doing. Sixteen hundred restaurants later, Chipotle
competes in a category of dining now called “fast casual”,
the fastest growing segment of the restaurant industry,
where customers expect food quality that’s more in line
with full-service restaurants, coupled with the speed and
convenience of fast food.
Chipotle focus has always been on using higher-quality
ingredients and cooking techniques to make great food
accessible to all people at reasonable prices. Chipotle
believes that is not enough today. Now they want to know
the sources for all of their ingredients, so that the food is as
flavorful as possible.
The Panera Bread legacy began in 1981 as Au Bon Pain Co., Inc. founded by Louis Kane and
Ron Shaich, the company prospered along the east coast of the United States and internationally
throughout the 1980’s and 1990’s and became the dominant operator within the bakery-café category.
In May 1999, the company was renamed Panera Bread. Since then the company’s stock has grown
thirteen-fold and over $1 Billion in shareholder value has been created. Panera Bread was recognized as one of Business Week’s “100 Hot Growth Companies”. As reported by The Wall Street Journal’s Shareholder Scorecard in 2006, Panera Bread was named as the top performer in the restaurant category for the one, five and ten year returns to shareholders. As reported by The Wall Street
Journal, Panera Bread scored the highest level of customer loyalty among quick-casual restaurants,
according to research conducted by TNS Intersearch. It ranked #2 among Excellent Large Fast-Food
Chains and #1 Attractive/Inviting Restaurant in that category in the Sandleman & Associates 2012
Quick-Track Study.
The company’s mission is “a loaf of bread in every arm”. With a single goal of making great bread
available to consumers across America, Panera Bread freshly bakes more bread each day than any
bakery-café concept in the country.
