CALIFORNIA DEPARTMENT OF CORRECTIONS – NAVISWORKS & TRIRIGA INTEGRATION The Navisworks to TRIRIGA facilities management software integration tool provides real-time detailed asset information and open work orders viewing in Navisworks. The asset information resides in TRIRIGA and is linked to the modeled assets viewed in Navisworks. With one click, technicians can select an asset in the BIM model to view or edit information in TRIRIGA, including maintenance histories and electronic O&M manuals. Additionally, open work orders can be accessed and the associated asset is automatically highlighted and zoomed to in Navisworks, enabling the technician to easily visualize exactly where an asset is located within the 3D building structure. This allows them to gather required tools and eliminate wasted time finding the assets to perform the necessary maintenance. CORPORATE CLIENT – NAVISWORKS DATA TRANSFER TOOL The Navisworks Transfer tool, functioning as a simple plugin, allows for one-way model based data output to the universal and portable format of a spreadsheet. The primary objective is data extraction from a variety of authoring software, compatible with the Client’s preferred FM system. The integration tool is tailored to extract the Client’s custom values and data requirements from Navisworks to an Excel spreadsheet, which is then utilized to quickly and accurately upload data to the Client’s FM system. A by-product of this approach is that the Owner is provided not only with a data set compatible for upload to most FM systems, but with a record model containing basic operational information, requiring no software costs to access using the Navisworks Freedom platform. 1-800-GILBANE www.gilbaneco.com/FacilitiesManagementServices Integrating Virtual Design and Construction with Facilities Management Services Integrating VIRTUAL DESIGN AND CONSTRUCTION with FACILITIES MANAGEMENT SERVICES EXPERTISE WITH AN ARRAY OF FACILITY TYPES MEDICAL FACILITIES SPORTS STADIUMS & ARENAS In order to provide our clients with valuable collaborative solutions and incorporate the various facility management systems, our Facilities Management Services (FMS) consultants leverage client Building Information Models (BIM) provided by members of the Virtual Design and Construction (VDC) team. This integrated solution can be a simple push of BIM data to the Facilities Management software, streamlined COBie data extraction, or a direct link between the original BIM model and the Facilities Management software. Optimal solutions are tailored to work with your preferred Facilities Management platform and your specific operational requirements. AIRPORTS managers, and facility managers. Gilbane is committed to developing a project specific workflow tailored to the building type, software, and data requirements of the owner. Gilbane’s VDC and FM consultants are part of the conversation to develop technology to minimize the cost and paperwork involved in building commissioning. Team members attend industry conventions and participate in software conferences in order to maximize the integration potential in various software systems like Revit, CADmep, Navisworks, Archibus, Maximo, TRIRIGA, AssetWorks, WebTMA, or other CAFM and CMMS platforms. MULTI-USE CAMPUSES HIGHER EDUCATION Flexible Approach – Software platforms vary greatly between the design team, construction Facilitating Execution Planning – Gilbane’s Consulting Services begin with the end product in mind; a functional FM system at building turnover. Experts from VDC and Facilities Management Services meet with project stakeholders prior to construction to define the scope of data turnover. The resulting Data Capture Plan defines the following: What facility data is required at turnover (space, mechanical, electrical, plumbing, fire, casework)? How will the data be transferred (from varying software platforms)? Will the client utilize the data in written form, visual form, or both? GEORGIA TECH MARCUS NANOTECHNOLOGY LAB FIT OUT – UTILIZING COBie Sometimes a high tech solution is not the most optimal for a specific project. As construction managers for the Marcus Nanotechnology Lab Fit Out, Gilbane’s VDC consultants facilitated collecting and formatting specific data in the COBie v2.26 matrix per the Georgia Tech BIM Requirements. Utilizing the AiM COBie import tool, Georgia Tech is able to load the excel data into their FM software, AiM, saving hours of manual entry. The image above illustrates how the data is translated and identified in a 3D perspective. The data import saved our client Georgia Tech, hours of manual data entry labor. SCHRIEBER FOODS – UTILIZING BIM TO PROVIDE THE COBie DATA Leveraging the Client’s Revit model, Gilbane VDC and FMS experts collaborated in the Revit COBie data extraction process. All modeled asset data was pulled from Revit and provided to the Trade Contractors in a COBie formatted matrix for additional data population per the BIM Execution Plan. The Contractors provided the COBie formatted data to the Gilbane FM consultants who verified, added to, and normalized the data in preparation for import to the client’s FM software. The team delivered the final COBie worksheets to the client and they were efficiently and accurately imported into the client’s preferred FM application (iOffice).
