na,sta6tA Lt 30 April 2015 To All Anastasia Dunes Residents: FINALLY, it seems Spring is here! The leaves...for the most part...have fallen and the accompanying tree droppings are almost history. Now it's time to turn our attention to sprucing up our yards. Notice that accompanying this letter is a copy of our Yard Standards. This is not something new as these have been in effect since November 1, 2011. Please take a few moments to read the standards. Hopefully, the overriding theme you see is that these are, by design, rather simple requests of each resident to keep their lawn in good repair. Doing so has a positive effect on not only on your landscape efforts but that of your adjacent neighbors and thus our entire community. We all have spent a lot of our resources to be here... let's continue to do our part to not only enhance our personal property value but that of the community's as well. Let's also look at just a couple of examples of the most frequent things we have to deal with. Lawns/Landscape: Seems that those of us who have grass constantly have to fight weeds such as the dreaded dollar weed. Yet, with treatment, these nuisances can be eradicated or at least well controlled. Another example: Mulch in beds. Perhaps nothing lifts the appearance of a landscape more than an application of mulch. Check your beds to see if they need to be refreshed and remember that there are two types of mulch approved... pine straw or pine bark. Pine bark can be purchased in either large of small sizes. Your choice. Now we all know yards and exterior home maintenance, such as mold and mildew problems, require time and attention. Some of us have more time to deal with this stuff than others. If time, or even interest, is a concern for you then there are any number of yard or maintenance services firms that roll through here daily that can do the job. Sincerely, Anastasia Dunes HOA Anastasia Dunes c/o Sovereign & Jacobs 461 A1A Beach Blvd. • St. Augustine, FL 32080 • (904) 461-5556 ANASTASIA DUNES - SUPPLEMENTAL DESIGN STANDARDS Yard Standards The Board of Directors of Anastasia Dunes Homeowners Association has approved the following standards related to the maintenance of Lots (yards) in Anastasia Dunes, the purpose of which is to establish standards which will further protect the property values in the community. These standards are to be adhered to by all residents homeowners, absentee homeowners, and owners who rent their property in Anastasia Dunes. GRASS: The simple standard for yard grass is that it be green; consistent in ground coverage without bare spots; mowed on a frequent basis; and, be relatively weed free. Grass is not to exceed 6 inches in height. YARD BEDS: Whatever the composition of yard bed...flowers, shrubs, trees...the bed components need to be alive; trimmed regularly as appropriate for the vegetation; dead contents removed on a timely basis; and properly mulched with approved mulches of pine bark or pine straw. Colored (red, black, etc.) and cypress mulches are not approved. Yards viewable to any surrounding Lot may not contain vegetable gardens. ARTIFICIAL PLANTS: Artificial plants such as plastic flowers, etc. are not allowed in the landscaping, either in container pots nor as in-ground plants. YARD ART: Decorative items and pots placed in a yard need to be consistent with the geographic area in which we live. YARD DEBRIS: Yard debris needs to be placed, bagged, or bundled according to the pickup requirements of St. Augustine Beach. Residents are responsible for contacting for yard-debris removal by calling 904-471-1119. Yards must be kept free of trash (i.e. newspapers, flyers, advertisement, etc.), and an over accumulation of yard ornamentation. BICYCLES. ETC.: All bicycles, toys, lawn care equipment, garbage cans, and other personal property should be stored in the garage or an approved outside screened area when not in use. EDGING: It is the homeowner's responsibility to edge along the sidewalk, driveway, planting beds, fencing and street curbing. ,IRRIGATION STAINS: Removal of iron stains on areas such as sidewalks that result from well irrigation are the responsibility of the irrigation system's home owner. Such removal should be on a consistent basis to avoid permanent staining. SCREEN PORCH AND POOL ENCLOSURES: Screens for these enclosures should be free of pollen, mildew, mold and rusts. Tears and rips to screens should receive immediate repair. FENCES: Fences must be kept in good repair and clean at all times. COVENANTS AND ARCHITECTURAL REVIEW BOARD DESIGN CODE: These standards are in addition to any and all design code standards currently in effect. These standards, as they relate to yards, cover such concerns as garbage can placement, vehicle and boat parking and other topics. From time to time these standards may be amended or altered by the Board of Directors. THESE STANDARDS HAVE BEEN DEVELOPED BY A COMMITTEE OF OWNERS AND APPROVED BY THE BOARD OF DIRECTORS ON NOVEMBER 1, 2011. THE SUCCESS OF OUR COMMUNITY COMES FROM ENHANCING THE COMMUNITY'S NATURAL FEATURES AND ESTABLISHING STANDARDS THAT WORK IN HARMONY WITH OUR BEAUTIFUL SETTING. EACH OWNER IS EXPECTED TO CONFORM AND ABIDE BY THE STANDARDS ESTABLISHED IN THE COMMUNITY AS MAY BE ADOPTED FROM TIME TO TIME BY THE BOARD. THE ASSOCIATION RESERVES THE RIGHT TO ENFORCE THESE STANDARDS IN ACCORDANCE WITH THE PROVISIONS AT ARTICLE 10.10 OF THE DECLARATION OF COVENANTS AND RESTRICTIONS.
