THIS IS A SHORT NOTICE AUCTION.
April 4th we will be selling 137 acres of
farmland in Crawford County 1/2 mile east of
Kiron Iowa. We will hold the auction on the
farm at 10AM. Seller will complete survey
of the farm to remove the acreage from the
parcel. The acreage and pasture land is not
being offered for sale
SELLERS: Lloyd Baker Estate
LOCATION: The farm is located in Section
6 of Stockholm Township. The farm lies
immediately southeast of the intersection
of Crawford, Ida and Sac Counties in Iowa.
The farm has a CSR2 Rating of 82.4 and is
available to be farmed for 2015. Sellers will
give immediate occupancy upon becoming
the successful bidder and payment of the
10% earnest deposit. Hog manure was
applied to the farm last fall.
CLOSING: Closing will be held on April 29,
2015 at the office of the sellers attorney.
The abstract has been updated and buyer
will receive a copy of the abstract for opinion
immediately following the auction.
CONTRACT AND TITLE Immediately upon
conclusion of the auction the high bidder(s) will
enter into a real estate contract and deposit with
DreamDirt Farm and Ranch Real Estate LLC the
proper earnest deposit. The Seller(s) will provide
a current abstract at their own expense. Sale is
not contingent upon buyer financing, all bids are
cash bids.
This sale is subject to all easements, covenants,
leases and restrictions of record. Buyers must
do their due diligence prior to bidding. All
property is sold on an “As is – Where is” basis
with no warranties or guarantees, expressed or
implied, made by the Auctioneer or Seller. Seller
reserves the right to accept or reject any and all
bids. DreamDirt Farm and Ranch Real Estate
LLC and its representatives are agents of the
Seller. Winning bidder(s) acknowledges that they
are representing themselves in completing the
auction sales transaction. Any announcements
made auction day by the Auctioneer will take
precedence over any previous material or oral
statements. Bidding increments are at the sole

accept absentee or phone bids from bidders who
can not attend the auction. All decisions of the
Auctioneer are final.
