This time, it will be cars instead of crabs. A partnership headed by Ferrigne Holdings paid $1.3 million for the property at 3105 Solomon’s Island Road in Annapolis. Ferrigne owns several dealerships around the area, though it won’t be using its newest acquisition for sales. Instead, zoned C-3, the tract can accommodate auxiliary services like auto detailing and the like. Lou Hyatt at Hyatt Commercial brokered the sale. …..The land for a new Goddard School in Ellicott City has transferred. Darnestown Development, LLC, headed by Ross Flax, paid $940,000 for just under an acre of B-1 zoned land at 5633 Waterloo Road, in Ellicott City. Flax is a Goddard School veteran who proposes a 9,600 square foot building at this particular location. Seller Capital One inherited the site when it bought Chevy Chase FSB some years back. It has, over the last year, gradually been selling off the properties that once were planned as bank branches. March 5, 2014 Jessup is Happening Flurry of Route 175 Deals on the Industrial Side Two just-completed sales and a coming land acquisition have suddenly made Jessup a happening place, industrially speaking. The three deals are these: Elite Spice bought the building it already occupied at 7751 Waterloo Road; a partnership headed by Concrete General Inc. bought eight acres at 7551 Old Jessup Road; and Transwestern is slated to buy approximately 20 acres on which it will build a new spec warehouse. All three deals are taking place off Route 175 close to Oceano Avenue, near Dorsey Run Road. Elite acquired 7751 Waterloo Road from a partnership headed by F.O. Day Company in Rockville. Elite had signed a long-term lease just a couple years ago at the 158,400 square foot building, but can tear that paper up if it wants; it’s the landlord now. In the second deal, Transwestern is slated to buy 20 acres, close to the Elite Spice building and also off Route 175. The company plans to get into the spec warehouse game with a 155,000 square foot building, as first reported by the Business Journal, and has been negotiating to bring Principal Financial Group in as an equity partner. Finally, as TRI M Properties, Concrete General paid $2 million for 7551 Old Jessup Road, where it will move its operations from Montgomery County. David Fritz and Bill Martien of NAI / KLNB repped the seller, while Patraic Weymouth of Waverly R/E. Group brought the buyer. Tom Whelan of Lee & Associates brokered the Elite Spice warehouse deal. Developer Looking to Expand SP Center Preparing to expand the property more than ten-fold, a Baltimore developer has enlarged its Severna Park retail center by over eight acres. Maryland Financial Investors paid approximately $500,000 for 8.23 acres at Magothy Bridge Road and Route 2, where it already owns the northwest corner. The new acreage is zoned residential, but can provide MFI with reforestation potential or a similar use. According to its website, MFI wants to redevelop the small strip center of today with a nearly 100,000 square foot inline center and two pad sites. It already has CVS lined up for a third pad site. Website: www.marylandnewsletters.com Howard / Arundel Report March 5, 2014 Greenfield Busy On Office Buys Hampshire Plans Riva Makeover Buying suburban office space isn’t in vogue in some quarters, but Greenfield Partners continues to add to its office holdings here The Connecticut-based firm bucked the trend again in settling on a huge portfolio of office properties at the end of January, this one sold by Liberty Property Trust. Locally, with its multibuilding purchases from Prologis and COPT, Greenfield has gone ‘long’ on the local office market like no other player. But Greenfield has further broken the mold by dipping its hand into residential. Greenfield is the developer behind the plan for 205 townhouses on the W.R. Grace property on Route 32. Greenfield’s newest acquisition gives it a pair of Annapolis buildings, and a foothold in that market, at 180 and 190 Admiral Cochrane Drive. It also picked up 251,000 square feet in six buildings at 6200 to 6250 Old Dobbin Road in Columbia, and another 265,000 feet at 9755 – 9820 Patuxent Woods Drive. Planning Board Decisions in HoCo The Board approved a site plan for additional age-restricted housing in ‘Waverly Woods. Another 112 units can be added to the Waverly Woods project, developed by an affiliate of Land Design & Development. The Board also backed the 195 single-family lots at the ‘Estates at Patapsco Park,’ located at Routes 99 and 29. Annapolis may get another shot of Class A office space, this from a Riva Road building for which a full makeover is planned. The Hampshire Companies unveiled its plan for redeveloping 2510 Riva Road in Annapolis into a LEED Certified Silver headquarters facility. It includes adding approximately 30,000 square feet to the presently 67,000 foot building, creating a 93,660 foot structure. Hampshire, based in Morristown, NJ, signed architect Kohn Pederson Fox up to design the remodel, which could start this year. Whether Hampshire goes ‘spec’ or waits for an anchor tenant remains to be seen. Re-use plans for 2510 Riva have been long-awaited in the local market, at least since Verizon exited the building in 2009. Verizon had sold the building and taken a leaseback before completely vacating. Hampshire believes the Riva building’s location just off 50 and 97, and opposite the Annapolis Towne Centre, make it a corporate headquarters location, and that’s where the marketing effort will start. MacKenzie Commercial Real Estate has the listing. Jessup Warehouse Land Coming to Market A couple of pieces of industrial ground – slated to be bisected by Dorsey Run Road – will go on the market, courtesy of the county. The County bought the Mears property in Jessup late last year, needing it for the completion of the new Dorsey Run. Zoned M-2, it will be severed by the new road, which should be under construction this year. Its sale will provide two opportunities: one to buy it and one to broker it. If a Resolution now before the County Council is approved, the county’s real estate office will advertise for a broker to do the marketing. According to the Resolution, its 22.5 acres along Lennox Road. The Resolution says that when considering bids for the purchase of the ground, it may ‘consider the relocation of existing businesses to promote Route 1 revitalization goals. The Resolution is 29-2014. Craftstar Nearing the End of ‘Riverwalk’ The final townhouse is for sale at Riverwalk. The Craftstar Homes job in Laurel has had a good run, in part because the local competition, some five builders strong when Riverwalk opened, melted away in close-outs. And the subdivision overlooks the Middle Patuxent River, coursing through the stream valley in back. What started as 52 units and six MIHU is down to the model. Craftstar opened for sales in the spring of 2012, when Williamsburg, Liberty, SK Homes, Miller and Smith and KB were all crossing swords in Emerson. But all things must pass and Emerson did too, leaving Craftmark to largely work the Laurel market alone. The builder posted 12 settlements in 2012, averaging $400,000 apiece, and in 2013, added another 27, bumped up to an average of $428,887. Craftstar had bought the lots in a bulk takedown from Elm Street Development, at $100,000 apiece, but had Elm Street finish them under a separate contract. 2 Howard / Arundel Report Village Getting County Help By buying two properties in Long Reach Village in Columbia, the county hopes to put a stop to increasing blight, and start the revitalization process. A resolution before the County Council identifies two properties of 7.57 and .133 acres in the Village slated for acquisition, but the same resolution suggests the county is ready to buy more. In short, the resolution declares the commercial part of the Village an Urban Renewal Project. Long Reach has had a difficult time competing with newer centers in Columbia, but its revitalization by the county seems sparked in part by the housing department’s acquisition last year of the Verona Apartments. Local residents questioned whether that meant they had to prepare for more affordable units in an already-suffering Village Center. The bigger piece the county wants to buy is most of the retail section, owned by America’s Realty, though the acquisition doesn’t include the former Safeway space and several other spaces. The building formerly leased to Safeway, and for a short time to Family Market, is slated to be occupied by Celebration Church. The county hasn’t yet decided how it would redevelop the properties once it gets hold of them, but will likely wait at least until April when a local market study commissioned by the Columbia Association and the county Economic Development Authority is finished. One idea is to relocate the Howard County Arts Council from Ellicott City into the center. March 5, 2014 AA Builders Split More Sales More settlements, higher prices, more subdivisions. 2013 in Anne Arundel was a year of improvement for homebuilders over 2012, as the number of homes settled over the year climbed from 813 in 2012 to 976 in 2013. Prices went in the same direction. Where the average single in 2012 closed at $508,394, the average was up to $543,142 in 2013, a 6.8 percent gain across the county. Towns enjoyed a bigger jump as average prices climbed from $320,287 to $365,353 year to year, a 14 percent gain. The average price of a condominium was also up, from $284,478 to $313,617, a bump of 10.2 percent. Singles-wise, the runaway settlement champ in 2013 was ‘Coldwater Reserve.’ The fact it has three builders – Ryland, D.R. Horton and Mandrin – didn’t hurt output, but the Severn subdivision easily bested all comers. Second place in settlements went to Lennar, at Tanyard Springs, and Lennar again at Highland Farm in Gambrills. There was no runaway among the townhouse communities. Lennar closed 57 at ‘Fieldstone’ to claim first place, but NVR was in hot pursuit, getting 55 at Creekside Village. It seems evidence that corporate America has woken up a bit in the leasing market, even if the ‘mom and pop’ smaller industrial companies haven’t. It appears that the sizable logistics users are finding that even in doubling their rent at a new building, the functional improvements in height and column spacing pay off in the long run. Companies that were paying mid-$3’s per foot are opting for space above $6 a foot, willingly. Will more follow? Several developers are lining up spec possibilities to test the theory, including Trammell Crow at the former Kopflex property in Severn, and Transwestern buying ground in Jessup for a new building. The Deal Sheet Network Building & Consulting LLC is headed to 6095 Marshalee Drive in Elkridge, at the Lyndwood Executive Center. Network signed a 20,211 square foot lease with the Newtower Trust Company Multi-Employer Property Trust. Jonathan Green of NAI KLNB and Dan Callahan of CBRE brokered the deal; March 5, 2014 New Home Closings Ellicott City Set the Pace in ‘13 Ellicott City got much of the new home business in 2013. And the most tenacious competition in single-family settlements there came down to NVR battling it out for local domination against um, NVR. Basically, NVR claimed spots One, Two and Three in closing single-family deals in Ellicott City. Its ‘Locust Chapel’ job on Landing Road led the way, with 31 closings. But it recorded another 19 at Mount Hebron Overlook, and scored 18 at ‘Autumn River,’ on College Avenue. Not until the Fourth spot does a builder without the letters NVR in its name – well, in a row at least – enter the picture. That would be Winchester, in closing 12 units in ‘Riverwood,’ off Homewood Road. In all, 118 new singles were settled in the zip codes 21042 and 21043 in 2013, or over one-fifth of the 502 single-family settlements recorded. Townhouse closings in Ellicott City were a more diverse affair. Bozzuto’s 35 closings, averaging, $475,225, set the pace, while Richmond American and NVR had 32 each at Rockland at Rogers and Ellicott Crossing. The company was sold to Rockwell Collins last year, which took over a master lease for the six-building, 343,790 square foot campus on Riva Road. At almost 28 acres and 11 years remaining on the lease, the new owner would await either a re-up by Arinc, or redevelopment potential down the road. CBRE is marketing the campus.
