sumptuously furnished surroundings of converted historic 18th
century barns near York, the centre of historic and cultural Yorkshire.

Although the barns are a perfect retreat for couples and families, they are also particularly
suited to larger groups getting together to celebrate with group dining for up to 12 guests
in The Hay Barn. For those wanting the luxury of a hotel as well as space for larger
groups like wedding parties or family reunions, this is an ideal venue.
Luxurious zip-link John Lewis mattresses not only guarantee a good night sleep but also
offer the flexibility of either having a super-king or twin room. There are travel cots/
mattresses as well as highchairs on offer for the younger guests too. There is a welcome
basket for each barn and a complimentary grocery unpacking service to allow
you to relax and settle straight into your break.
All barns are devotedly restored and including hand-made country kitchens with
granite worktops, all en-suite bedrooms with luxury mattresses and individually designed
contemporary bathrooms, log stoves and under-floor heating. All offer the highest standard
of attention to detail, comfort, fittings, furnishings, art and design. Each barn has its own
private garden area with barbeque for dining al fresco.
Relax in the open countryside or stroll through the medieval streets of one of England’s
most ancient cities. The barns are located ten minutes from the York Designer Outlet where
a Park & Ride service operates into York city centre, or there is a public bus service which
runs hourly from the barns into the city, with a late night service operating on a weekend.
If using the car, York is a 20 minute journey and within easy reach of some of Yorkshire’s
best historic estates and attractions.
Weekend short breaks and mid-week breaks are offered all year round.
Weekly stays commence on either a Monday or Friday.
The Hay Barn - Sleeps 6
Oak framed galleried upper floor
The bedrooms in the Hay Barn are at ground level. There are 3 double luxury en-suite bedrooms,
two bedrooms have a 6ft king-size bed which can be converted to twin single beds if required
and each has a walk-in contemporary wet room.
The third bedroom has a king-size bed and en-suite with bath and overhead shower.
Each bedroom has a set of french doors which lead to a patio area for some al-fresco
breakfast dining.
The galleried staircase leads to the living area on the first floor. The first floor provides a view
over the open countryside and landscaped garden. The first floor of the Hay Barn features an
oak truss frame and is open plan incorporating a handmade country kitchen, large oak dining
table area and lounge area with a log fire stove and big comfy leather sofas. There is under
floor heating throughout the barn to ensure you remain snug all year round.
The large dining table seats 12 people to allow for communal dining when all 3 barns are
taken as a group booking.

The Dovecote - Sleeps 4
Three Storey 18th Century Barn
The Dovecote is a three storey property with two sumptuous en-suite bedrooms.
You enter the Dovecote in the entrance hall (with separate WC). The hall leads to the lounge
which has a log fire stove and there is under floor heating throughout the barn to ensure
you remain snug all year round.
The large beautiful hand-made country kitchen has its own private garden area accessed
via french doors. The first floor bedroom has a super king size 6’ bed which can be converted
to twin beds if required.
The en-suite contains a walk-in shower. We have preserved the dovecote nesting holes
and these are a feature in the staircase which leads to the second floor.
On the second floor you will find the second en-suite bedroom with a king-size bed.
The en-suite has a bath and overhead shower. This bedroom features a beamed queens
truss ceiling.

The Irishman’s Cottage - Sleeps 2
Single Storey 18th Century Barn
The Irishmans offers every luxury for a couple seeking a property offering that something a little special. It has been designed specifically to allow access to those guests in wheelchairs or with mobility issues.
A handmade country kitchen with oak beams and original dove nesting holes provide the feature
of the entrance to this barn. The kitchen/dining area leads onto a private rear patio garden area
where you can enjoy a glass of wine watching the sun setting. The lounge has a log fire stove
and there is under-floor heating throughout the barn - to ensure you remain snug all year round.
The luxurious bedroom has a super kingsize bed which can be converted to a twin if required.
The bedroom leads to the en-suite complete with a roll-in level shower wet room with demista
mirror.
Level Access throughout. There are a number of mobility aids available for use if required. These include a mobile shower chair, toilet raiser with arms, suction grab rails and mobile alarm
system. Please request these to be made available. Rated M3A by Quality in Tourism.

The Surroundings
Dining
You will have everything you need to cook up a gourmet meal in very well equipped
kitchens, however, there are a number of very good restaurants within 3 minutes drive which
offer takeaways also.
Alternatively, you may fancy a stroll along the riverbank to Cawood (which takes 25 minutes)
where you will find a 17th century pub on the riverside which serves food and real ale.
On a weekend, you can catch the late night bus home from York and experience the diverse
dining on offer there.
Cycling
There is a cycle path called ‘The Solar System’, part of the Sustrans route that can be joined
at a number of points, ie Naburn, Stillingfleet, Riccall. This is a planetary route on the old
railway line that brings you directly into York city centre.
Skipwith Common is within cycling distance (2 miles). It is a nationally important nature
reserve with over 500 acres of lowland heath and is one of the last remaining such areas
in the North of England. It was used during the 2nd World War as an ammunitions store
and runways for airplanes, and it is on these same runways you can cycle right through the
common and have lunch at Skipwith village before returning.
Walking
There are a number of walks, both locally and from the door. The riverbank across the road
provides an easy stroll of approx 25 mins along the riverbank to Cawood where there is a
pub with real ale and serving food each day (excl Mondays). There are a number of walks,
both locally and from the door. The riverbank walk mentioned above also incorporates the
‘Wolsey Walk’ – a route around Cawood including the gatehouse of Cawood Castle, once the
seat of Cardinal Wolsey.
Alternatively, you can walk through the back of the farm, around the field margins towards
Kelfield Wood, home to a number of wild deer which are frequently seen on the farm. There
is a large amount of environmental work undertaken on the farm, with over 7% of the land
devoted exclusively to the management of biodiversity and encouraging bird populations.
Over 80 species of birds have been identified on the farm, 10 of which are of significant
conservation concern and are on the RSPB BTO ‘red’ list.
Within 5 minutes by car you can explore either Skipwith Common or Bishops Wood, both
excellent woodland walks.
