DIRECTIONS
From the town of Liskeard travel west on the A38 past the
village of Dobwalls at the roundabout take the exit signed
A390 Lostwithiel. Once on this road take the second left
turn towards Trevelmond. Follow this for 1.3 miles. The
entrance to the wood is on the right hand side with a
gravelled area in front of a farm gate, point A on the sale
plan. If you reach a ford you have passed the entrance to
the wood. OS 1:50,000 Map 201 Ref SX212633. Nearest

VIEWING
Viewing is possible without appointment at any time
during daylight hours so long as prospective purchasers are
in possession of a set of these sale particulars. Please be
aware of hazards within the woodland when viewing.
DESCRIPTION
Cliver Wood and its current coniferous crops were
originally established by the Duchy of Cornwall. It now
contains a mixture of mature and semi-mature conifers, the
vast majority of which are either western hemlock or
Douglas fir. These trees appear to have grown well on the
site and a new woodland owner may expect a tranche of
timber income in the next 5 to 10 years subject to felling
licence approval.
Around 5 hectares (12 acres) of Japanese larch has been
felled recently, due to a Health Plant Notice served
because of Phytophthora ramorum. These areas are
currently bare and it is understood there is no planting
liability. This offers the new owner the opportunity to
influence the future species direction of the woods. There
is an extensive and well-made network of tracks that have
been used for previously felling and clearing and will stand
any future works in good stead.
This is a very private and quiet woodland, the watercourses
which run along the boundaries only amplify this feel. The
wood is designated by the Forestry Commission as a
Plantation on an Ancient Woodland Site (PAWS) as shown
on the Forestry Commission’s Land Information Search
map. This designation indicates the land has been under
continuous tree cover since before 1600 AD but where the
former tree cover has been replaced, often with non-native
trees.

TAXATION
After two years ownership, commercially managed woods
qualify for 100% relief from Inheritance Tax. Timber sales
are free of all Income Tax and do not attract Capital Gains
Tax. In certain circumstances it is possible to roll-over Capital
Gains into the proportion of the purchase price attributable to
the value of the land.
SPORTING RIGHTS
The sporting rights are owned and included in the sale. They
are not let.
MINERAL RIGHTS
The mineral rights are owned and included in the sale except
as reserved by Statute.

RIGHTS OF WAY
The woodland is sold with the benefit of a right of way
from the county highway across adjoining farmland via the
route AB on the sale plan.

light, support, drainage, water, gas and electricity supplies
and any other easements.
WAYLEAVES
The woodland is sold subject to all existing wayleaves and
purchasers will be deemed to have satisfied themselves as
to the routes thereof.
