Notice/Inviting Expressions of Interest to set up a Cafe/Restaurant and a
Boutique Guest House at the Sukh Mahal Complex, Bundi
The Department of Archaeology and Museums invites Expressions of Interest for
establishing a Cafe/Restaurant from reputed firms engaged in operating and managing
hotel and restaurant services and capable of serving multi-cuisine food of good and
hygienic quality at reasonable prices, with a focus on budget category tourists. The
proposed location for restaurant at ground floor is around 3199.43sq ft. and for
Boutique at first floor is around 1169.69sq ft. in area.
The prescribe bid document and term & conditions can be obtained from the
office during working hours upto dt. 01.06.2015 at 1.00 p.m. by paying Rs. 500/- in
cash. The license for running Cafe/Restaurant will be given for a period of five years
from the date of signing of agreement.
Interested firms having average annual turnover of more than 25 Lacs
approximately need only respond to the EOI in a sealed envelopes upto 2.30 p.m. of dt
03.06.2015 containing two separately sealed envelops marked "Technical Bid" and
"Financial Bid" respectively in the prescribed bid document to the Director, Archaeology
and Museums, Rajasthan Jaipur. The Technical Bid will be opened at 3.00 p.m. of dt.
03.06.2015
The Technical bid envelope should contain concept proposal with detailed C.V.
and earnest money of Rs. 0.40 Lacs (Forty Thousand Only) in form of D.D. in favour of
Director, Archaeology and Museums Department, Rajasthan Jaipur. Minimum licence
fee is fixed Rs. 25,000/- Per month. In the Financial bid the bidder should propose the
amount higher than the minimum licence fee as perscribed by the department. The
license fee shall be increased by 10% every year of the previous year. The bidders may
also be required to make a power point presentation for technical short listing at their
costs for which date will be intimated seperataly. The site can be seen on any working

ESSENTIAL REQUISITES
• The Firm should have an average annual turnover of more than Rs. 25 Lacs in the
last 3 years (as per the Audited Balance Sheet).
• The Firm should have a minimum fixed assests of Rs. 50.00 Lakh and
• The Firm should have at least 3 years experience of running hotel and restaurant.

Procedure of selection of cafe/restaurant and a Boutique Guest House at
the Sukh Mahal Complex, Bundi
1. Director, Archaeology & Museum Department, Ram Niwas Garden, Jaipur invites
offers from restaurateurs for setting up a multi-cuisine top of the line restaurant at
Sukh Mahal Complex, Bundi on the terms & conditions and site map listed at
Annexure.
2. The process of selection will be a two stage bidding process i.e. a technical bid and a
financial bid as per parts I and II enclosed with the bid document. The technical and
financial bids should be submitted in separate sealed envelopes marked "Technical
bid" and "Financial Bid" for the restaurant.
3. Earnest money deposit of Rs. 0.40 Lacs (Forty Thousand Only) for the restaurant site
is to be enclosed through Demand draft in the Name of "Director, Archaeology &
Museum Department" and payable at Jaipur, along with technical bid.
4. Financial Bids of only those firms found technically qualified after their
presentations/evaluation would be opened.
5. The last time/date for receipt of technical and financial bids is 3.00 PM on dt.
03.06.2015 Bid received after that time/date and/or incomplete bids are liable to be
rejected.
6. The Bidding parties would be requested to make a presentation before an
appropriate committee to assess their competence. The decision of the committee
will be final.
7. The Expression of interest (Advertisement published in news paper) is also part of this
tender document.

Terms and condition for running a Cafe/Restaurant and a Boutique Guest
House at Sukh Mahal Complex, Bundi
The bidder would be a firm of having rich experience in the hotel and restaurant
services sector and capable of serving multi cuisines dishes.
Responsibilities/Liabilities of the Licensee.

The entire cost of the staff engaged and the recurring cost shall be borne by the
licensee.
The entire cost of refurbishing of the new space will be borne by the licensee.
The licensee shall arrange all such crockery/glassware/cutlery/service equipment
as necessary for providing services of a high standard.
The electricity & water charges shall be borne by the licensee. The licensee will
deposit these charges on monthly basis alongwith license fee.
All taxes will be borne by the licensee himself.
All License will be the responsibility of Licensee.
Licence fee will be a feature of the agreement and offer indicated as per the
financial bid (Part II).
The payment of license fee will be done on monthly basis through by D.D. in
favour of Superintendent, Archaeology & Museum, Kota Circle.
License fee will be deposited before the 10th day of every month failing which
18% interest will be charged.
The licensee will place signboards, signage's, neon signs, Room tariff, price lists,
structures menu boards etc at his own cost only after due approval of Director,
Archaeology & Museum.
The licensee will not alter/deface any of the permanent structures, or part
thereof.
Timing of restaurant will be 8.00 a.m. to 11.00 P.M.
The rooms located in the Sukh Mahal Complex may be rented out to tourists for
staying purposes.
The Licensee will be responsible for maintenance of the rooms and open area
including garden located before the same.
2.0 Other responsibilities of the restaurant/indemnity

The licensee would be responsible for all-legal and administrative procedures and
compliances for the day-to-day operations of Food court.
The licencee shall indemnify Director of Archaeology and Museum department of
all the financial losses that it may incur by virtue or any legal
default/infringement.
The licensee shall ensure uninterrupted services at and from the licensed area
during the specified working hours.
The licensee will ensure compliance of all provisions of the Rajasthan
Monuments, Archaeological Sites and Antiquities Act, 1961 and Rules, 1968 made
there under.

3.0 Duration of the Agreement
3.1
The duration of the agreement shall be for a period of 5 (in words five) years
from the date of signing of the agreement. Thereafter, the agreement may be
renewed on terms and conditions mutually agreed upon between the parties for
another five years.
4.0 Termination of the Agreement

In case of any legal infringement, this agreement shall stand terminated with
immediate effect.
Violation of any of the terms of the agreement may result in termination of this
contract, after giving a reasonable opportunity to the licensee of being heard.
In case of any dispute or difference in regards to the operation of Boutique Guest
House and Restaurant either party shall have to give 3 months notice to
terminate the agreement.
5.0 Security Deposit

The licencee shall deposit a security amount equivalent to license fee of three
months in the form of FDR /Demand draft/Bank Guarantee drawn in favour of
Director, Archaeology & Museums Department, Jaipur. Earnest Money Deposit
may be adjusted against security deposit on request. No interest will be payable
on deposit at the time of refund.
In case of termination of service by the licensee prior to the stipulated notice
period, the security deposit will stand forfeited.
6.0 Resolution of Disputes
6.1
Any legal disputes arising out of the Agreement shall be subject to the jurisdiction
of the civil courts in Jaipur.

The Selection committee reserves the right to accept or reject any offer (bid)
without assigning any reason.
The licensee shall execute an agreement on non judicial stamp paper with Rs.
5,000/- in writing with Director, Archeology & Museum Department
incorporating the above terms & conditions, before taking possession of the
specified monuments.
In regard to any dispute arising out of these tender conditions, the decision of the
Director, Archeology & Museum Department shall be final.
I have read the above terms and conditions and after fully understanding them agree to
abide by term in case I am awarded the contract.
