A: Dogs are not allowed. Tenants of Building “A” are allowed up to 2 cats (domestic). No other animals are permitted. There is a $250.00 deposit and $25.00 per month pet fee. The initial deposit is fully refundable provided there are no pet-related damages. Q: How much is the security deposit? A: The security deposit is equal to one month’s rent. Q: Will I receive interest on my security deposit? A: Interest is not paid on security deposits. Q: When will my security deposit be returned? A: Security deposits will be returned within 21 days of the last day of your lease subject to the language in the lease. Please remember to provide a forwarding address to help facilitate the process. Q: Are any utilities included in the rent? A: Water and sewer fees are paid by the landlord. Gas and electric as well as cable, internet, phone, etc. are the responsibility of the resident. Q: How can I tell what utility costs might be? If you pay after the 5th, a late fee equal to 5% of your monthly rent will be incurred. Q: What if my rent check bounces? A: You will be charged an NSF fee in the amount of $35 as well as a late fee if applicable. This does not include any charges your bank may impose on you. If two checks fail to clear the bank in any lease period, we will no longer accept personal checks from you. Subsequent payments must be in the form of money order, cashier’s check, or certified check. Q: Do you offer short term leases? A: We prefer annual leases but will consider partial-term leases. Rental rates for partial-term leases may be higher than full-term leases. Q: Do you offer two-year leases? A: We are always happy to consider a two-year lease term for any of our residents. Q: What if I lose my keys? A: Any lost key requires an immediate lock change and a fee will be incurred for the labor and the replacement lock/keys. There is a fee for additional keys and fobs. Q: Is there insurance coverage in the event of fire, theft or natural causes? Does my lease provide coverage for my belongings? A: Residents or guest’s personal property and vehicles are not insured under the apartment lease agreement. We do require in our lease agreement that residents purchase renter’s insurance. It is generally less than $15.00 per month. Q: What if I need to break my lease? A: The Lodge at Walnut Grove does not offer a lease buyout. You may however sublet your apartment subject to our sublet policy. There is also an administrative fee of $150.00. Q: Can I use a grill on my balcony/patio? A: Open-flame (charcoal, wood, gas) grilling is prohibited on your balcony/patio by local fire ordinances. Grilling may be done at our ground level courtyard where two grills will be provided. Q: When will residents have access to the community room? A: The community room will be available to residents 24-hours per day and may be reserved by the resident for a deposit to be determined by the Landlord.
