The faq
Q: Do you accept pets?
A: Dogs are not allowed. Tenants of Building “A” are allowed up to 2 cats (domestic). No other animals are permitted.
There is a $250.00 deposit and $25.00 per month pet fee. The initial deposit is fully refundable provided there are no pet-related damages.
Q: How much is the security deposit?
A: The security deposit is equal to one month’s rent.
Q: Will I receive interest on my security deposit?
A: Interest is not paid on security deposits.
Q: When will my security deposit be returned?
A: Security deposits will be returned within 21 days of the last day of your lease subject to the language in the lease. Please remember to provide a forwarding
address to help facilitate the process.
Q: Are any utilities included in the rent?
A: Water and sewer fees are paid by the landlord. Gas and electric as well as cable, internet, phone, etc. are the responsibility of the resident.
Q: How can I tell what utility costs might be?
A: You can get estimated costs from the MG&E website or by calling them. 608-252-7000 www.mge.com
Q: When is the rent due and what if I am late?
A: Rent is due on the 1st of the month. If you pay after the 5th, a late fee equal to 5% of your monthly rent will be incurred.
Q: What if my rent check bounces?
A: You will be charged an NSF fee in the amount of $35 as well as a late fee if applicable. This does not include any charges your bank may impose on you.
If two checks fail to clear the bank in any lease period, we will no longer accept personal checks from you. Subsequent payments must be in the form of money order,
cashier’s check, or certified check.
Q: Do you offer short term leases?
A: We prefer annual leases but will consider partial-term leases. Rental rates for partial-term leases may be higher than full-term leases.
Q: Do you offer two-year leases?
A: We are always happy to consider a two-year lease term for any of our residents.
Q: What if I lose my keys?
A: Any lost key requires an immediate lock change and a fee will be incurred for the labor and the replacement lock/keys. There is a fee for additional keys and fobs.
Q: Is there insurance coverage in the event of fire, theft or natural causes? Does my lease provide coverage for my belongings?
A: Residents or guest’s personal property and vehicles are not insured under the apartment lease agreement. We do require in our lease agreement that residents
purchase renter’s insurance. It is generally less than $15.00 per month.
Q: What if I need to break my lease?
A: The Lodge at Walnut Grove does not offer a lease buyout. You may however sublet your apartment subject to our sublet policy. There is also an administrative fee
of $150.00.
Q: Can I use a grill on my balcony/patio?
A: Open-flame (charcoal, wood, gas) grilling is prohibited on your balcony/patio by local fire ordinances. Grilling may be done at our ground level courtyard where two
grills will be provided. You can purchase electric grills which may be used on your balcony/patio. www.grillsdirect.com
Q: When is the fitness center open?
A: The fitness center is open 24-hours per day, seven days per week.
Q: When will residents have access to the community room?
A: The community room will be available to residents 24-hours per day and may be reserved by the resident for a deposit to be determined by the Landlord. The
Landlord shall have the right to deny rental of said room. The resident is responsible for cleaning and for any damage caused by you or your guests.

Flad Development & Investment Corp. and Knothe & Bruce, Madison’s preeminent multi-family architects. The two four-story building exteriors are designed

timber columns and braces.

Where the Heck is Shorewood Hills?
If you’re in The Lodge at Walnut Grove, you’re standing in Shorewood Hills. The border between Shorewood Hills and Madison is University Avenue. True, you could
stand in both cities at once, but that would require that you play in traffic. We don’t recommend that.
Here’s the best part — residents of The Lodge at Walnut Grove are
residents of The Village of Shorewood Hills, which means they are offered
many benefits and amenities of this local community. Visit their site.

The Blackhawk Country Club: The club and its grounds are a valuable
recreational resource for both residents and for members of the Country Club.
Golf privileges are available to residents at the Country Club. Village residents
are entitled to play golf up to three times during any season upon paying onehalf of the customary green fees. Village residents are also entitled to use the
Restaurant and Bar in the clubhouse during the winter months.
Cross--country skiing is available throughout the winter.
Pool: Family, two-person, and single pool memberships are available to all Village residents at a modest annual fee. Residents over age 62 are admitted at reduced rates. Among
the activities provided at the pool each summer are swimming and diving instruction for all ages and abilities, water ballet, water aerobics, water basketball, masters swimming
and recreational and lap swimming.
Tennis Courts: Two tennis courts and a small practice court are located on the north end of the Shorewood Hills Elementary School grounds. There are also three courts located just
east of the pool and may be reserved by residents for a fee of $2.00.
Marina: The Shorewood Hills Marina is located just north of the sixteenth hole of the Blackhawk Country Club. Village residents may rent mooring buoys, boat storage space and
lockers. Dock space for boats slips is also available.
Boathouse: The Boathouse is located in McKenna Park and is used for indoor boat storage. There is a covered pavilion on top which is great for a picnic or sitting area with a
beautiful view of Lake Mendota.
Community Center: Available for social activities such as parties, celebrations and group meetings.
Recreational Programs: Canoe and Kayak Share Program for adults and winter sports such as ice skating and sledding.
Community Gardens: Residents are invited to grow vegetables and flowers in the beautiful setting of Post Farm Park.
Garden Club: This club maintains over 20 public gardens at traffic triangles throughout the Village.
Village Parks & Lands: Several parks in their natural state are available for a variety of recreational purposes.
Volunteer Opportunities: The Village would not be able to provide the array of programs available without the help of resident volunteers. There are many Boards, Committees,
and Recreation Programs that could use your time and talents.
