FEATURED PROPERTY
Last month the Scottish Government
announced the bandings and rates
due to be introduced in its new Land
and Buildings Transaction Tax (LBTT).
This progressive tax will replace the
current Stamp Duty Land Tax from
the 1st of April 2015. If you are
looking to buy or sell a property in
the coming months then the
transaction will have to conclude
before the 1st of April 2015 to avoid
the new tax rates.
Non-residential land or property
purchases of below £150,000 will
pay no tax with 3% being paid
between £150,000 and £350,000,
and 4.5% being paid thereafter. For
residential land or property you will
pay no tax on transactions below
£135,000, 2% between £135,000 and
£250,000, 10% between £250,000
and £1,000,000 and 12% thereafter.
While the tax is apparently to be
fiscally neutral it is noted that
residential properties over £325,000
will incur a higher tax bill than under
the current system. An increase in
activity from buyers and sellers of
high value property has been
anticipated in the coming months as
they try to beat the tax deadline.
