April 2015 Dear clients, friends and neighbors: We are happy to share with you our “Snyder Donegan Real Estate Market Report” summarizing market activity as of April 1, 2015. As you can see on the first table below, the real estate markets in the Greater Woodstock, Vermont and Greater Hanover, New Hampshire areas continue to see stronger buying activity. For the 1st Quarter of 2015, forty-­‐eight (48) properties sold/closed across the two markets, and another fifty-­‐seven (57) were under contract as of April 1. Sales were evenly split between the two markets with twenty-­‐four (24) sales in each. The number of homes sold was up seventeen percent (17%) versus the first quarter of 2014, when forty-­‐one (41) homes sold/closed in the combined markets. The sharp difference in the two markets is in the number of homes for sale: There are only fifty-­‐four (54) residential properties available for sale in the Greater Hanover towns of Hanover, Norwich and Lyme, whereas there are two hundred eighty-­‐eight (288) residential properties listed for sale in the Greater Woodstock towns of Woodstock, Barnard, Bridgewater, Hartland, Pomfret, Reading and West Windsor. This is also true in the luxury home market, with forty (40) homes for sale priced over $1 million in the Greater Woodstock area versus only eleven (11) in the Greater Hanover area. Traditionally, sales of luxury homes is slower during the winter months of Jan-­‐Feb-­‐March, and this year is no exception. There was only one sale to close above $1 million during the first quarter in both markets (in Norwich, for $1,285,000), but four more are under contract, including Wyman Lane in Woodstock, which closed at the beginning of April for $3,050,000. Snyder Donegan was proud to have represented the buyer in the transaction for that special property. Prices continue to rise in the Greater Hanover area, as there is a relative shortage of homes compared to the number of buyers looking. “Bidding wars” have not been infrequent, and many homes sell very quickly after coming onto market. Prices have been flat in the Greater Woodstock area, as healthier buying activity has been matched by additional homes coming onto the market. Specifically, we have sold six (6) properties in the Hanover/Lyme/Norwich area in recent months, and have one more listing in Hanover (priced at $825,000) under agreement. To support our growth, we are pleased to announce that we have hired Andrew Holson, who will be supporting the partners in their efforts to market our many beautiful properties listed for sale, with digital marketing, and in assisting buyers. Andrew grew up in the area and during his teen years was well-­‐known for his skiing prowess. He turned professional at the young age of fourteen, and spent six years skiing freestyle in Utah. He developed and sold a video production business and a phone app business.
