Pro Funds Mortgages is excited to release our registered fund exchange program, trading
as Pro-FEP ™ (Pro Funds Exchange Program). This program will enable investors to access
cash from their registered plans in order to invest in real estate or use the funds for other
investments. This program is RRSP, RESP, LIRA, RIF, LIF AND TFSA eligible.
Objective
To date, most registered funds cannot be used for non-arms length’s purposes, meaning
that investors cannot use their own registered funds through a self-directed mortgage
product and register a mortgage on their own property, or even a family member’s
property. With many years of knowledge and expertise in private lending, Pro Funds
Mortgages has uniquely crafted a registered funds exchange program that will now allow
investors to utilize registered funds for investment purposes.
The objective of this program is to assist our clients in realizing their wealth and lifestyle
goals by growing their real estate investment portfolios. In Pro-FEP ™ , two investors will
confidently be matched based on a comprehensive screening process which will
eﬀectively enable them to “exchange” or “swap” registered funds and therefore invest in
an arm’s length basis. The ability to exchange registered funds in this program will allow
investors to leverage additional funds so that they can take the next step in their real
estate focused endeavours.
Process
This unique registered fund exchange program will not only allow investors access to
registered funds to use for their own investment purposes, but it will also allow investors to
access their funds without actually removing the funds from their plan, and earn an interest
return in the plan for the length of the term in the program!
In Pro-FEP™, Pro Funds Mortgages will oﬀer investors a mortgage partner with whom they
will exchange registered funds. Each investor will oﬀer a property as security to the
partner for the registered funds. This process works as a regular mortgage investment and
will be facilitated by Pro Funds Mortgages.

Pro Funds Mortgages will manage a system of investors who are looking to participate in
the program. There will be a qualification process where each applicant is screened based
on their credit score, net worth and annual income in addition to a review of the purpose
of the loan, real estate being pledged as security, prior debt on the property, and the loan
to value (debt to equity ratio) of the property with the new requested mortgage plan in
place. Once Pro Funds Mortgages has screened each applicant, a process will commence
where two Pro-FEP™ partners will be matched based on similar financial standing and
mortgage request details. Please note, the loan amounts will have to be equal in size, and
the length of the term will be between 1-5 years. This will be negotiated between both
partners.
This exchange program will follow the regular mortgage investment protocol and
therefore each partner in the program is a lender will have the opportunity to review due
diligence materials and approve their Pro-FEP™ match.
If a lender does not approve of their selected partner, then Pro Funds Mortgages would
proceed to find an alternative match. Ultimately both lenders in the program must be
comfortable proceeding with the exchange as Pro Funds Mortgages cannot guarantee
these mortgages. Alternatively, a lender does have the option to find their own partner in
this program. Please note that if this case, the Pro-FEP™ partner cannot be related and
must be arm’s length. This is based on criteria mandated by the plans trust and Canada
Revenue Agency.
