The Australian property industry faces a massive challenge in greening its portfolio. To transform existing buildings into energy efficient star rated performers often requires major works, both back of house and throughout the building’s occupied space. For many of these buildings it will be a half life refurbishment and a major re-lifing to reposition the building in the market. Importantly the majority of these projects will have to be carried out while the building is at least part occupied. This puts the building’s facility management team into a position of fundamental importance, managing the gap between the works contractors and the operational requirements of the tenants, and the compliance responsibilities of the owner. What Differentiates this Seminar? Seminar Approach There are a growing number of training seminars, conferences and workshops being given on the broad topic of sustainability, for participants within the built environment industry. What is the focus of this seminar and how is it different from the others? This seminar: This seminar will feature six highly experienced presenters who have been directly involved in a green retro-fit project. The seminar will go through the process followed to upgrade a building to green standards step-by-step. Each presenter will focus on one step of the process and will present a real case study to illustrate the issues faced at that stage of the process. There will be a site tour of The Greenhouse at the end of the seminar. 1. is designed specifically for facility managers and focuses on the role of facility management in achieving green buildings’ sustainability potential. 2. will be given by professionals with experience in retro-fitting existing buildings for high sustainable outcomes, as well as facility management professionals with experience operating green buildings. 3. will outline the step-by-step process to take a building from standard operations to achieving green performance targets. Setting the Scene The Property Issues Kick-Starting the Process Developing a Business Case Design, Installation, Commissioning and Tuning Tenant and Stakeholder Management and Communication Case Studies 200 Victoria Street is a six-storey office block located on the fringe of the Melbourne CBD. Originally built in the 1970s, the building is set to undergo a substantial refurbishment to reposition it as Premium grade boutique office accommodation. The ground floor will comprise retail space, with levels one to six providing high quality office space. The refurbished building will be designed to achieve 5 star ABGR and a 6 star Green Star rating. It will include large efficient floorplates and good natural light, as well as taking advantage of its positional advantages, such as the opportunity for high exposure signage and proximity to Queen Victoria market and Melbourne Central. 530 Collins Street is a 38 floor Premium grade office building ideally situated near Melbourne’s rapidly growing Dockland’s precinct, which has seen the city shift increasingly to the west end. The building was designed in the 1980s and completed in 1991, well before sustainability ratings were a consideration. The majority of the plant and equipment is original with some major items now approaching end of life. A strategic upgrade plan has been developed which will not only see the replacement of this hardware, it is also planned to achieve a significant increase in the NABERS Energy rating. 530 Collins Street rates well considering the age and complex nature of such a large office building, but in order to meet forecast future tenant and investor requirements, improved efficiencies are required. The requirement to upgrade equipment, while simultaneously improving energy and greenhouse performance has created the need for a different delivery mechanism to be used. Performance contracting was chosen to ensure that the contractor delivering the upgrade has a vested interest in the technical performance of the project. 40 Albert Road, South Melbourne is a 1,200m2 five-storey office building built in 1987, which was regenerated during 2004-05 to world leading environmental standards. Owned and headquartered by the Szencorp group, 40 Albert Road is probably Australia’s greenest building, having achieved the highest possible rating in Australia’s three largest green rating systems – Green Star, NABERS Energy and NABERS Water. It was the first office building to achieve the 6 star Green Star-Office Design V.1 rating. The emphasis of the project post-completion is on accountability for results, with state-of-the-art monitoring systems installed to ensure actual building performance lives up to expectations. Szencorp has continued its green leadership by taking steps to ensure that the lessons from the project are shared. Steps include running tours of the building features, establishing a building website, www.ourgreenoffice. com, and making building energy and water use monitoring data available online. The GreenHouse is home to the Green Building Council of Australia’s national office. The GBCA chose the office space for the quality of the floor plate, providing maximum access to daylight and views. It is also located right in the heart of the CBD, close to public transport. The 800m2 space has been developed as a sustainability showcase and to support GBCA’s rapidly expanding team and dynamic culture. The GreenHouse is located in a commercial office building originally constructed in the 1980s. Bligh Voller Neild (BVN) designed the fitout, Lincolne Scott provided engineering services and Schiavello delivered building works. A range of sustainable initiatives was included in the fitout. Most notably, a grey water treatment system was installed for toilet flushing, while light shelves manage radiant heat loads and a raised floor provides a displacement air system. Presenters Chair: Bryon Price, AG Coombs Group Bryon Price is an engineer with notable experience in energy efficient buildings. He is the Strategic Development Director for the A.G.Coombs Group of companies.A.G.Coombs is an industry leader in the specialist provision of building services and in upgrading and tuning existing buildings for improved carbon outcomes. Bryon is an elected member of the Facility Management Association of Australia’s Board of Directors with portfolio responsibility for Innovation and Best Practice. He also chairs FMA Australia’s Building Services Special Interest Group. Dylan O’Donnell, Colliers International Dylan O’Donnell is responsible for the Major Portfolios practice group of Colliers International’s Real Estate Management division. In this capacity, Dylan is responsible for delivery of property and facilities management and accounting services for national property portfolios on behalf of major clients. Key performance measures of Dylan’s role include service quality, innovation, cost effectiveness, efficiency, occupant comfort and safety, public accountability and the delivery of sustainable outcomes for portfolios under management. Dylan joined the Corporate Services division of Colliers International in 2002 with a background in retail property management and leasing. He has since worked in property markets throughout Australia on behalf of major clients including Commonwealth Bank of Australia, Colonial First State – Global Asset Management, Ergon Energy and Hatch Engineering. Bruce Precious, GPT Group Bruce is the Sustainability Manager-Office and Industrial/Business Parks for The GPT Group. Prior to joining GPT, Bruce was involved in the green building movement in his roles as National Sales Manager for ECS Australia and Associate Director– Energy Efficiency for the Sustainable Energy Development Authority (SEDA - NSW). While at SEDA, Bruce was involved in ground breaking programs such as Energy Smart Business, Energy Smart Government and the world’s first building greenhouse rating scheme (now NABERS Energy). Gavin Gilchrist, Big Switch Projects Gavin is the Managing Director of Big Switch Projects Pty Ltd, a company he formed in 2000 to help business deliver reduced energy use and carbon footprints through energy efficiency upgrades. Prior to this he was Program Manager for Energy Smart Business for the NSW Sustainable Energy Development Authority. He was also responsible for the design, launch and early implementation of the Australian Building Greenhouse Rating scheme, the world’s first scheme to directly benchmark office buildings for their greenhouse gas emissions per square metre per annum. Tony Dorotic, Szencorp Since joining the team at Energy Conservation Systems (part of the Szencorp group) in Victoria eight years ago as the Victorian State Manager, Tony has juggled many roles within Energy Conservation Systems, including Lighting Sales Manager, Marketing Manager and manager of the Szencorp green building in South Melbourne, Victoria. Recently appointed as National Sales and Marketing Manager, Tony will be ensuring that Energy Conservation Systems continues to deliver innovative energy efficiency solutions across the country. Tony’s solid trade background has seen him apply his knowledge to the area of energy conservation through effective lighting controls. He has worked on the design and project management of some of Australia’s largest sporting stadium lighting controls as well as landmark commercial buildings. At Energy Conservation Systems he has managed the design, delivery and monitoring of a vast number of projects reducing thousands of tonnes of harmful greenhouse gas emissions. Craig Roussac, Investa Property Group Craig has had group-wide responsibility for Investa’s sustainability, safety and environmental management platforms since joining the company in 2004. Investa is one of Australia’s largest commercial office building owners with AUD $9 billion assets under management. It also undertakes commercial, industrial and residential development. Investa was included in the Global 100 (G100) list of sustainable public corporations announced at the World Economic Forum in Davos in January 2007, and has received an array of awards and recognition in the field of corporate social responsibility, including the 2008 Banksia Award for “addressing climate change”. Craig is a member of the Property Council of Australia’s National Sustainability Roundtable, is chair of the PCA’s New South Wales Sustainable Development Committee and a member of the PCA’s NSW Division Council. He has degrees in commerce, construction management (honours, environmental design) and a graduate diploma in finance and investment. Robin Mellon, Green Building Council of Australia (GBCA) Robin is GBCA’s Green Star Executive Director, supervising the Green Star team in the development and operation of rating tools and the certification of Green Star projects. Robin joined the technical team as a Technical Manager and was then acting in the Executive Director role, before being formally appointed in May 2008. Robin is currently steering the production of rating tools for existing commercial office buildings, multi-unit residential, education, healthcare and industrial property. He teaches the Green Star Accredited Professional courses held around Australia, represents the GBCA on sustainability committees and regularly presents at conferences to encourage the industry towards better practice. He brings to the GBCA a broad knowledge of the international property market, a passion for sustainability and extensive experience of working in landscape management within Australia.
