existing buildings, accessibility improvements, and a small addition to the
community building and site improvements. Edgewater Isle Senior Housing is an
existing 92- unit complex composed of three buildings: two, 2-story residential
buildings and a central, single-story community building. Each residential building
includes 46 one bedroom units and laundry facilities. Two accessible and three
"semi-accessible" units are currently located on the first and second floor of one of
the buildings. Surface parking is provided on site. All buildings are equipped with
fire sprinkler and fire alarm systems. The residential buildings are two-story plus
attic wood frame (Type v-a) construction with 5" post tension slabs on grade
beams. The community building is one-story plus attic wood frame (Type v-b)
construction with 5" post tension slabs on grade beams. The typical exterior is
stucco with a combination roof predominantly of sloped, asphalt shingles and some
low-slope, bituthene roofing areas. Exterior building work includes: replacing all
roofing, windows and patio doors, replacing existing wood framed stucco balcony
railings with metal or slat railing, and painting existing stucco. Interior building work
includes: finish upgrades throughout all units and common areas, all bathroom
fixtures will be replaced and unit kitchens reconfigured with new cabinets,
appliances, lighting and finishes. The three 'semi-accessible units' will be converted
to fully accessible. Work at the community building includes extensive redesign of
the kitchen and bathroom facilities as well as an exam room addition and interior

NEW FREEMARK ABBEY STONE BUILDING
RENOVATION
Work consists of the renovation and seismic retrofit of the Freemark Abbey Stone
Building located at 3022 St. Helena Hwy, St. Helena, CA. The Stone Building has
two stories that comprise of approximately 21,000 sq. ft. of enclosed space and is a
Registered Historic Building. The Work includes renovations of exterior support and
public spaces that are immediately adjacent to the building. The scope of the
renovation includes seismic upgrades and structural upgrades including a new roof;
new MEP systems: interior improvements including new restaurant, bar, kitchen,
retail and support spaces; new winery and Cafe; accessibility upgrades, new
elevator, stairs and ramp; and exterior upgrades including a new restaurant dining
terrace.
Scope of Work includes hard and soft demolition, grading, paving, utilities,
landscape/irrigation, wood fencing, structure concrete and site concrete, soil nails
and shotcrete exterior walls at basement level, waterproofing/drainage mat at
shotcrete walls, re-pointing of masonry walls, structural steel columns and beams,
custom fabricated steel trusses, custom handrails, rough carpentry and siding, T&G
ceilings, finish carpentry and trim, casework, composition shingle roofing, doors,
frames and hardware, door restoration, window restoration, glass and glazing,
drywall, acoustical plaster, tile, flooring, painting, operable partitions, food service
equipment, elevators, fire suppression system, plumbing, HVAC and electrical.

NEW BAFFLE REPLACEMENT PROJECT (ONLINE

In general, the Work consists of the replacement of all, or part, of the existing baffle
wall attached to the existing CMA Small Boat Harbor Pier. The entirety of the Work
is anticipated to take place in multiple phases with each phase comprising one or
more wall sections. Each phase consists of a single mobilization and the demolition
and replacement of one, or more, existing 3/8 in. z-shaped sheet pile wall section(s)
with new ½ in. z-shaped steel PZ40 sheet pile, connected to each other by walers.
Each section consists of ten pairs (20 sheets). Replacement will consist of steel
sheet pile in alternating pairs of 50 ft. length and pairs of shorter, sediment window,
lengths. The basic Scope of Work includes one phase of work in 2014, addressing
a single section of baffle wall. Unit pricing is required for including additional
sections in a given phase and for additional phases.

EMERGENCY BACKUP GENERATORS FOR
STATIONS 42, 43 and 44 (ONLINE ONLY)
The Work generally consists of the installation of emergency backup generators
(City-provided) automatic transfer switches (City-provided), all natural gas piping,
electrical conduits, wires, testing of natural gas pipes and all other equipment,
materials, and labor for the complete installation at all three Fire Stations. All 3
stations must have a full test run of the units upon completion and training of the
firefighters at each station on the units. The City will be providing the generators
and automatic transfer switches which are located at the sites currently. The City
will be responsible for attending the building permits.
